I hired Jose on a Friday afternoon to demolish my courtyard after we had flooding after a big rainstorm and faulty exterior drainage at our 30-year-old large custom home. He had a crew of five men here the following Saturday morning working by 8 AM. They did everything he promised quickly and efficiently on time and on budget. I highly recommend him.

Contemporary Design Builders did home remodeling for me a year ago. It was a 15-year old house and the space was not so well designed. I bought it for flipping. The remodeling crew in Contemporary Design Builders removed the walls and created more space in the living room. Then they installed a new kitchen, the new wooden floor, and repainted the wall. It was a huge amount of work. Luckily the project manager made sure everything was under control and I didn't get unexpected trouble. I sold the house with a higher price than the amount I paid and the remodeling fees. I really wanna thank Contemporary Design Builders for helping me remodel the house. I made the right choice.

Robert replied very quickly and had Brandon over to quote the work I wanted done within a day. Brandon installed a new wall outlet, ran coax cable to two new locations, installed panels for them and then mounted my TV. He was even able to build a new custom pantry door that we were also looking to get done. Overall Brandon was professional and very experienced. The work was high quality and done quickly. I will definitely hire them again and would 100% recommend.

Jaime came out quickly and provided a reasonable bid for a short stretch of fence. I wasn’t sure what color to do for the fence, as the rest of our yard fence is either brick/ rock or iron. Jaime identified a stained gate and suggested that we stain the fence to match - great idea! He created a cedar fence to fill gaps where we couldn’t finish the brick wall. The fence was completed in a day, which was awesome because my dogs had been locked in for a couple of weeks while the brick wall was being built. Jaime was on time, communicated well, listened to my requests, and completed the work on time. He left the site neater than when he began. Jaime has extensive experience in concrete work. Definitely call him if you have a concrete job, as well. The last two days, Jaime has been working on my neighbor’s gate! They were so impressed with him they hired him on the spot when they say the work he did for me.

Cheryl really transformed our 4 bed 2 bath Mira Mesa 1979 track dark home into something quite honestly... fabulous! We wanted to add a family room and a small in law suite (-kitchen), and she took that idea and with the architect (Hi Wally!) they came with plans that was really transformative. We ended up doing a complete home remodel, and our family room turned into an open kitchen/family room. The space is so fluid, the rooms really flow quite gracefully. Our home is now a modern 5 bed 3 bath fabulous home with lots of transom windows/french doors that allow the natural light to illuminate the entire place. The sub contractors she brought on were primarily wonderful! Shout out to Nacho (Plumber), Jeff (Concrete), Jesus (Painter), Framer Guy (didn't get his name, but was just as amazing), and Keith (HVAC) are the ones to come to mind but honestly, everyone was really great. I think this really does go to show that Cheryl knows what she is doing, and brings the best to do the job! If there were any kinks she always answered the phone and was quick to get a solution going. They were working hard 6 and sometimes 7 days a week. We started thinking of doing the remodel back in October of 2017, and interviewed lots of General Contractors (10 to be exact), we decided to go with Cheryl January 2018-- Wally (architect) came out to our home and started to do the plans, we received the city's approval of our plans and started construction on March 27 2018, and we passed the city's final inspection July 17, 2018. There are things that need to be done here and there, and suggested for a month to pass by to see if anything else needs to added to the punch list for minor fixes. It was a big project, and a scary leap of faith to take, to trust someone to get the job done well. I am so happy we took that leap with Cheryl. She was always available to take phone calls and you can tell she was truly emotionally invested in the project. I will say that our project was so big that there were bumps in the road along the way, but I believe the open communication is key. Be mindful and aware of what budget you have in mind as well. There were two change orders to the original contract (not bad at all considering how big the project was), just make sure to add the contractors fee to them both so there are no surprises. Be clear with what you want, and she will give it to you.

This is my strong recommendation for Coggins Construction. Patrick of Coggins Construction is a local licensed contractor professional with over four decades of experience under his belt. We spent a lot of time talking with him discussing options and both he and his wife visited our home on the weekend. We hired Patrick to demo the front living room, demo the entryway, remove skylights, and reframe everything the original as built state. Patrick and his team have a passion for construction and it shows on the job. We had a strict timeline to meet. They showed up on time, worked hard, and cleaned up well after each day. Also they were very kind to my family, even my hyper Chihuahua! I had a few scope changes throughout and Patrick was able to accommodate my requests with great price and no impact to schedule. Thank you Coggins Construction for transforming our house into a home!

Having actually myself worked through Thumbtack and know personally that it is a great service. Being able to negotiate your own price is always a plus. Having looked through Craigslist and found few options we turned to TT and found a solution. Lance came to our rescue and performed like the true professional that he is. Even though he runs an upscale kitchen design and remodel store in Delmar, he has found time in his busy schedule to more than adequately fulfill his clients need. After having met with Lance and explained that we were on a time table that was closing rapidly he was able to alleviate my fears instantly. Within a short period of time and with minimal out of pocket expense our prints were approved and the city off our A--!

I am a recent homeowner in Escondido, Ca and I looked on thumbtack for a contractor and that's when I first found Luke Carr Construction which was an excellent choice. My old house built in the 1920s needed to be completely remodelled, there were holes and cracks in the lath and plaster which other constractors were leary of working with lath and plaster. Luke fixed all the walls, rewired all the electrical in my house, including new ceiling fans and can lights as well as new deco switches and outlets throughout that I purchased from Home Depot. He also painted the entire 4 bedroom house each room with a different colour I selected. He refinished the original hardwood floor in the house as well as the old chipped and base floor moulding, which came out superb! He opened walls and doorways to expose more of the kitchen and bedrooms, he created matching arch ways to match the ceiling. At first I was nervous because I've never done this before but in the end it looked even better than I could visualize and it created a more open atmosphere, I've received lots of compliments from family and friends about the unique arch ways. He also gave me advice on landscaping and didn't charge me to replant some of my trees that were put in too deep (took two hours), and gave me advice on the exterior which is the next phase of my home. He is an excellent painter, clean and neat, matches existing texture perfectly the other contractor said he would try but couldn't guantee it would match. He also did additional electrical work in the bathroom and advised me to add extra outlets in the living room that I didn't think I needed but really have helped me bring the house up to code. Overall Luke is a trustworthy guy and is very respectful of my choices, he gets the work done, he doesn't have a lot of the modern technology like 3D imaging and I don't believe he has a website but his dedication and old school ways worked beautifully for me and my job. He prides himself on his family life, I met his grandchildren on two different occasions and they were sweet. I'm looking forward to having him back for Phase 2! I've recommend him to two of my friends, one of which used him and she was very satisfied. Patricia

Like all projects, there will be overrun and surprises a long the way. Plan ahead and make sure you detail out what you want to do. Down to even measuring for the most successful project and cost savings on materials. Bill is a honest hard working man and is in high demand. He works around the clock on multiple projects so scheduling was probably the most difficult part of the project. But Bill is responsive and adds value to our project. We ran into a few issues that Bill was able to work through. Even after having paid Bill fully, he still came back to fix issues/flaws we've found without complaint. My only recommendation to those looking to hire Bill is to make sure to know what you want (design, materials etc), write it down, and walk through it with them first. They aren't mind readers. Follow up is key. Also make sure you have enough time for your project because surprises always cause delay! Usually projects are one and done and the contractors just walk off. With Bill, we developed a relationship and understanding. Would I hire Bill again? I already have. Bill is honest, hardworking and responsive.

Mr. Heuslein company was hired by Mountain Health Community Services INC to renovate two of Mountain Health primary health care clinics in San Diego, and in Escondido city. I had a pleasure of working with Mr. Heuslein company on the renovation of our two primary health care clinics in 2014. The renovation consist of the following: Demolition, Framing and drywall and concrete footing. Electrical & lighting, plumbing, heating &cooling, Painting, T-Grid ceiling , roofing, handicap parking stripping, MEP, flooring, IT etc... Throughout the course of the renovation. Mr. Heuslein was a consummate professional. He was accurate in his initial assessment of the scale and cost of our projects. He was absolutely clear in his record keeping and construction timelines. He chose and managed the sub-contractors appropriately. The jobs was done with care and precision. He demonstrated that he is an efficient contractor and make sure all change orders are communicated thoroughly and cost effectively. Mr. Heuslein took special care to prevent unforeseen extra cost to the projects and keep us in within budget. While major renovation is inherently stressful, Mr. Heuslein services as a general contract were invaluable, and I am extremely pleased with the final result. I would like to give Mr. Heuslein top marks in the following areas: Quality of work: s consistently top notch. They were conscientious about following project specifications and the work product rarely needed improvement or revision. Quality of Crew: professional, reliable, courteous, and respectful to the clinics staff and respectful of clinic property and business during renovation and goo work habit with strong emphasis on getting the job done right than doing it fast. Project Management and Coordination: Mr. Heuslein company is knowledgeable about all aspects of our projects and was able to plan, coordinate and manage the activities in different work crew effectively. They are familiar with medical building codes and dealing with city hall also facilitated a smooth and hassle free process when it came to building permits and inspection. Mountain Health Community Services is currently planning on building a new 24,000 square feet in campo area and his company is on our hiring list for our new medical health center.a

I highly recommend Gerald and Design Build CA for a truly professional and high quality experience. I interviewed 4-5 architects in an effort to begin concept design for our dream home on the island of Ambergris Caye, Belize. While none of the local architects had really completed a project similar to the style we were looking for, I met Gerald personally and he was very accommodating, responsive and truly listened what we were trying to capture in our 2nd home. He was not only up to the challenge, but truly excited about the possibility of doing something unique and different. In addition, I could just tell he was real deal and trustworthy. Our experience was a very smooth and he met all our requests without complaint and went beyond on some details as if he was building it to live in himself. I appreciated that personal investment as he had to put in quite a bit of time making it all come together at a fair price. We asked for a very unique blend of styles and he nailed it. We also had unique requirements including hurricane considerations, security, caretaker quarters, pier style construction and CC&R's on a very small odd shaped beachfront lot that had to maximize water views. He delivered on all. We are on to the next phase with finding a builder on the island and we plan on having Gerald be involved in the next phase of the project. He will be one of the first invites once completed to enjoy his creation!

Kyle and his team did an amazing job building an enclosed patio and patio cover. He was extremely thorough and detailed to ensure that the project was completed exactly how we envisioned it and exceeded our expectations. He also helped identify contractors for specialty parts of the project such as roofing and stucco that met his expectations and ours. I would use him again for any project in the future! KSH is by far the best general contractor I have had at my home and would recommend them to anyone that is looking for an excellent contractor.

    After purchasing our home in summer 2012, we've been doing a complete reno of the place on and off. We have had 4 different contractor companies work on flooring, painting, kitchen, small bathroom, and, finally, the master bathroom. The last project was done by Remcon Design. Honestly, I've been so disappointed with the previous jobs that the contractors have done on our place that I was very weary and not expecting much from the "new people." However, they sure proved me wrong! Staying in touch and communication with Tarja and Rene were outstanding! All of the concerns were addressed promptly and without any delay. I am very much of an OCD person when it comes down to cleanliness, and they did their best to try and accommodate my pet peeve. The job was done professionally, in a timely manner. Clean site afterwords and pleasant people to deal with! Thank you, Remcon Design, Roy, Tarja, Rene, and others for the wonderful job you did! I shall definitely use your services in the future!

    We Love our front porch that Richard did in the front yard gave us space that we have always wanted for those warm summer evenings. We also had Richard build a backyard patio cover that our cat loves during those rainy days and gives us the shade we need for bbq in the back.     How do architects work?

    Architects may work for an architecture or engineering firm, they may work for a government organization, they can work for a construction company, or they may be self-employed (freelance). The U.S. Bureau of Labor Statistics explains that architects spend a large amount of their working time in the home or company office: meeting with clients; creating reports and architectural drawings; and working with other architects and engineers. When not in an office, an architect is often at the construction site either as part of the development of plans or to ensure building progress is following the blueprint.

    When a client interacts with an architect, it is typically to have them design drawings for the construction of a house or a building. If you are a client who has hired a large architecture firm, there may be a team of people working on your design. But if you are working with a freelance architect or a smaller firm, one person (or a small group) will take your concept and translate it into an architectural blueprint that a builder can use to construct a house. The plans will lay out everything from the depth of the foundation to the materials to use to the type of metal to be used in the reinforcement. Once the plans have been created and handed off to the builder, the architect may remain on the project — depending on budget — and oversee progress.

    How do architects charge for their services?

    According to the U.S. Department of Labor, the median salary of an architect in 2016 was $76,930. This range included architects with every type of company as well as self-employed architects. Depending on the architect and whether they’re with a firm or independent, they may charge per hour or by the square foot, or they may charge a percentage of the total budget for a construction project. An hourly rate is typically used for smaller projects such as providing consultation, helping clients hone their concept before the design process begins, or drafting documents and plans. If an architect is working on an hourly basis on a larger project, there will usually be an agreed-upon cap on the number of hours they will work. For larger projects, such as new construction or total overhaul remodels, architects may charge a percentage of the total construction costs. The architect will usually set the percentage you will pay after the total cost of construction has been accounted for. Percentages can range within a firm depending on the extent of the services they’re providing. For example, a lower percentage of the total construction costs may include drafting and minimal consultation and guidance along the way, while a higher percentage could include on-site project management services with every detail attended to. Architects may also charge by the square footage of the project. The rate per square foot can vary depending on the individual’s training, the services they are providing, the complexity of the project, and other factors — such as obtaining permits. The national average cost to hire an architect is between $1,690 and $2,500.
