Mr. Solis came and saw what my problems were. He found openings on my house where the rodents were coming in. He promptly seal the openings. Now, it's a wait and see time. He is very knowledgeable, friendly, easy to talk with. He will discuss what is the best option for your problem. Also, since he will be coming back in a couple of weeks to check the traps, I will have a list of household repairs that need a cost estimate. One person to take care of rodent, electrical, and handyman repair problems, makes life easier for me.

Matt was hired to replace an old broken hinge on a closet door. When the hinge was replaced and it was time to hang the door matt asked me for the pin for the top hinge. Turns out i lost it weeks earlier. Since the new hinge had a slightly different diameter pin matt had to replace the top hinge with a new one. He did this at no cost to me. I got two hinges replaced for the price of one!! Matt performed the entire job in about 15 minutes. He arrived on time and did an excellent job. I give Matt top marks for workmanship and people skills.

Gleo is one of the most honest handymen I've had the pleasure of hiring. He came to our home, checked out our AC and pointed out how the air filter was clogged and the mesh around the condenser outdoor was dirty. He replaced the filter on his own dime and also cleaned the mesh around the condenser to improve the airflow and it fixed the problem. He recommended that I check the filter and the area around the condenser frequently and do my own preventative maintenance so that I don't have to spend money on a professional in the future at the cost of his own future business. I am glad I hired Gleo and whole heartedly recommend him for any handyman projects. I'll be hiring him definitely for my next project.

I hired Gusanito to install porcelain tiles in my bathroom. He was very prompt--being the first contractor to contact me on thumbtack--and quickly responded to my text messages whenever I had a question. He takes his time and is very detailed in his work. He is also willing to help you with other problems. For example, in addition to installing the tiles, I also wanted to change my sink faucet and shower handles. He agreed to do the extra work at a reasonable price. The tile installation went smoothly, however, we ran into plumbing issues which he couldn't solve. I'm giving him four stars because I hired him on thumbtack for tile installation services, not plumbing. Nonetheless, he agreed to bring his cousin (who is an experienced plumber) over the next day to change my sink faucet at no extra cost. The total work took about two full days to complete, but I'm sure it would have been less if we didn't run into the plumbing issues. So I recommend him but make sure you talk with him thoroughly about what you want to accomplish.

Excellent job A+. The body of the house is done in a flat paint named "Covered in Platinum", the accent color is blue "China Clay", and the trim is semi-gloss "white". We called to schedule an appointment with the painter via phone. He mentioned that they work with Dunn-Edwards paint. We went online and then to the Hayward paint store. At the store, the woman sat down and discussed the paint color wheel with me. She pointed out that yellows and reds fade, paints with hints of green will become very green, and pink tones come out bright pink. We got paint samples and the painter put up a few colors as part of the price. Painter representative Nicole came to the home a few days after we scheduled the painting. She collected the deposit via check. She also did a walkthrough of the property to take photos of the exterior areas that needed repairs. Vents: The attic vents needed extreme repair as we had 15 birds that got into the vents. The painter was able to get the bird nests out with no harm to the birds. He was able to replace all of the vent covers. Painter: 1. Free quote given. (Deposit due) 2. Friday: Collect deposit, take photos 3. Monday: Power wash 4. Tuesday: Holiday 5. Wednesday: Repairs 6. Thursday: Body of the house and accent color 7. Friday: trim, doors, touch up (Remaining balance due) Painter did the work during business hours. The neighbors have already complimented the colors and quality of the job. The painter is well-trained as a third generation painter. You can tell in the skill and ability that he cares about his job and the end product. He included repairs in the price and treated the job with dignity and respect. The final outcome is amazing. His quote was competitive with other painters but a few hundred less because he includes the repairs in the bid. Other painters were trying to nickel and dime us by negotiating every repair. He was the best for the job after 5 bids. He is a person of his word, he kept to the schedule, and included all the bells and whistles. I recommend him to anyone who wants to get the job done right.

Jasper did an excellent job of designing and building my computer desk and storage unit. On our first meeting he was able to translate the description of what I wanted into a drawing with measurements. On his next visit he confirmed the measurements and proposed workarounds for dealing with challenges such as the room's molding as well as taking a paint sample to match the color of the unit with the room. The results were better than I expected. The unit truly looks built-in with molding around the top that matches the molding in the room. Though it's a floor to ceiling unit, it does not feel overbearing due to the design, color and seamless attachment to walls and ceiling. He was easy to work with when making adjustments in order to accommodate placement of my computer equipment. When I specified what I wanted, I got exactly that. Jason is an extremely competent woodworker and very fast executor. I would highly recommend him.

Brian did a office remodeling for me including demolition of a whole room, removing many built-in cabinets, rewiring, and finishing new walls. He mostly worked alone, but his work was meticulous. Brian is one of very very few contractors whom I can actually trust. (I have built a 8,000 s.f. house among other building projects, so I have experience with many contractors.) Brian will do what he promised, at the price he promised, within the time frame he promised. Highly recommended for all remodeling work. Thank you, Brian, for a job well done.

I did a full home remodel with Rudy. He is an awesome contractor to work with. He has a team that is well skilled and hardworking. I have very good attention to detail, some would call me a perfectionist. Rudy worked with me to get the remodel quality that I wanted without going over my budget. I have never been able to communicate via e-mail but he always answers my phone call. My suggestion is to just call him and talk to him directly on getting a quote and any issues that come up during the remodel. Rudy even went out of his way to build my kitchen cabinets and closets because I purchased them from IKEA, for the original agreed upon price. I don't like the cheap cabinets from the Chinese stores. It comes fully assembled but I'm not impressed with the quality. In summary, I would hire Rudy and his team at CaMex again for any remodel work I need.

Rick and his associates did a great job is remodeling my Bathroom and Kitchen. In addition to the big tasks, Rick's team did a bunch of smaller but tedious tasks too around the house with no extra cost. We hired Lifetime Remodeling in the summer of 2017 to do a first floor addition to our home in Millbrae. The project involved adding 400 square feet to our house, which included expanding the living room and adding a new bedroom and a new bathroom. It was wonderful working with Sam and his team at every step of the way. Their bid was very competitive compared to the many others I got, and the estimated time for completion (about four months) was much shorter than most of the other quotes. Lifetime's responsive customer service and attention to detail made our lives so much easier. Here are just a few examples of things they did to minimize our stress. When strong winds blew the construction fence over during off hours, they came out here quickly to get it back up and weigh it down with sandbags. When it came time to block off the parts of the house being demolished, they helped us move furniture and cover it carefully so that it would not get damaged or dirty during construction. When they needed to move the wiring for our internet access, they made sure to reconnect it promptly. The temporary wall they built was very sturdy and effective at blocking out dust, so we had no problem continuing to live in the house throughout the construction. Sam also closely inspected all the work and often caught adjustments to be made that I did not notice. For example, even though the interior painting looked fine to me, Sam decided that he wanted another coat. When we did point out other things that needed adjusting, such as leveling out certain fixtures, the team promptly fixed them. When I asked for a different design for our recessed lighting at the last minute, even after some of them had already been installed, Sam accommodated the request. Sam checked in with me often, so I always felt well informed about the next steps coming up and what I needed to plan for. This was awesome because I learned that it can be agonizing to pick out tiles, hardwood, hardware, etc. for a project like this, especially for someone like me doing it for the first time. It was also helpful to have Sam's recommendations for suppliers for the finishes and fixtures. We were really impressed that Lifetime finished the project pretty much right on schedule and with absolutely no cost overruns. To make this happen, most days, Lifetime had a team of two to four workers here by 8 a.m., and they worked steadily for the entire day. They also often worked on weekends. After Lifetime finished the addition to the house, we ended up also hiring them to do landscaping for our front yard and replacing our concrete driveway with paver stones. They also did a great job on this, and we are so happy with and amazed by how our house looks now. Remodeling inevitably involves many hard decisions and a lot of time, energy, and money invested by the homeowner! The last thing you need is a contractor who adds unnecessary stress, yet it seemed like everyone I talked to had horror stories about their contractors. We are so grateful that Sam and Lifetime made it a wonderful experience for us.

Why should you hire a contractor?

Hiring a general contractor is a good idea for many remodeling projects. Home renovation contractors have a broad range of skills to manage, coordinate and complete a project. They should help make sure your project comes in on time and within your budget as they hire and supervise all the necessary subcontractors, including electricians and plumbers. They also handle procuring all the materials required for your job. Some homeowners look to save money by acting as their own contractor, but an experienced home renovation contractor is worth the cost. They should know local building codes, be able to pull all necessary permits, and work with inspectors to make sure the construction meets local codes. Also, because they get professional discounts, they can typically buy materials at a better price than you can; better prices on materials and labor save you money, and make up for at least a percentage of the cost of the contractor.

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone.
