I feel very fortunate that I ran across Steve Petersen and his Mountaintop Construction company when it was determined that I would need a new roof on my house as a result of the large May 8, 2017 hail storm in the Denver, Colo. metro areas. Steve got in touch with me almost immediately after he was referred to me by a referral company called Thumbtack. Steve gave me a more than fair quote on price to replace my roof and had no problems with my waiting a couple of months to have the roof done. Steve helped me all the way through the job, coming out to check out my roof and provide me with his estimate within 24 hrs. I am an 81 yr. old Senior and don't always understand everything and Steve was very patient and thorough in explaining everything so that I would understand it all. He checked my insurance adjuster's estimate and his estimate was within the insurance estimate. He ordered the materials for me and was here up early and monitored the roofing crew's work until the job was done. He relieved me of my anxiety and lack of knowledge on all that had to be done, type of material and how much etc. I could not be happier and feel very lucky and fortunate that I had a man like Steve helping me get the new roof done. If I ever need another roof or other work done that his company does, I will not hesitate to call him again and also will refer anyone I know who is looking for a contractor to call Steve and his company, I have no regrets and am sure anyone else would not have any regrets either. There are good companies, and medium companies and poor companies, Steve's Mountaintop Construction Company happens to be an Excellent and Outstanding company in my mind. One of the best of the best. I found Daniel to be professional. He handled any concerns I had throughout completion of the project. I would hire again.

Simply put, I consider Don with Zigler Building Systems an Excellent General Contractor and a man of integrity… “That will handle everything and get it done.” Period. Without wasting any extra time or money. I have also been in the construction industry for a great many years. I know the drill well and understand the process. Don has a passion for attention to detail and an excellent sense of high quality workmanship. My project was substantial covering many weeks. A basement re-construction project which required all aspects of construction. I spoke with Don about the overall plan and my thoughts and considerations, he then went to work. Handling any/all day to day decisions by himself, without the need to consult with me. This was perfect as I placed my complete trust in Don and he completely delivered. I felt completely comfortable with Don in our home. I HIGHLY recommend Zigler Building Systems for ANY construction project. Consider it handled!

I've had several remodels done at my home and have never met a more pleasant, PROFESSIONAL individual as Eric Schaefer, owner of A & E Remodeling. He did not give a quote and then charge us more (and more!); he and his crew were always on time; they did not start the job and then leave ... even for a few days; they completed the work within the time frame quoted; the work itself was impeccable, with an eye for detail; AND they cleaned up the job site every single day before they left! I've found this to be rare in the construction/remodeling field and it definitely didn't go unnoticed OR unappreciated! I plan to use them for future projects, as well as refer them any chance I get! Justin and his crew were very responsive with communication throughout the construction process. I had new flooring put in, which was recommended by another client of theirs, and they look amazing. They came out and inspected the work and noticed some areas that needed to be redone. This is the attention to detail that this company offers for its clients. I will definitely use them again.

We hired Jim to do a very big partial basement finish in Johnstown, CO of almost 1,000 SF. It included a recording studio, exercise room, hallway, half bath, and large entertainment room. Jim and crew member Glen did all work except electrical which Jim subcontracted out. Jim took care of pulling the construction permit and inspections. The job was started in Nov 2014 and finished the first week in Feb 2015 even with the off-time I requested during Thanksgiving and two weeks around Christmas. These guys were always on-time, every day, and diligent in adhering to their own elevated work ethic. It's something very refreshing to see. I've too often experienced the polar opposite when dealing with construction guys. Jim sticks to his words and promises. I never had to worry that he wouldn't. I never thought this fairly big project would actually have an element of fun to it, but Jim and Glen have the attitude that often made it that way. I think Jim's work speaks for itself. He takes care to do things right, and is skilled in virtually all aspects of home construction. There is no doubt I will be asking Jim back for future projects as they come up. Trust is a mighty thing, and I have plenty of it in Jim.

Shane and ALL his guys are truly the best! They are kind and very thorough, extremely detail oriented but also flexible, accommodating and trustworthy . We had a horrible experience with a contractor that did our job completely wrong and Burke construction and design inc came in and made us feel confident and fixed everything that was wrong and restored our faith in contractors. Contractors often get a bad reputation but Shane and his company are changing that reputation! Take a chance on them, it will be more than worth it!

Dan and his crew helped remove a potentially load bearing wall and various electrical upgrades in a pre-1900's home. He was able to start and complete the job within my semi-short timeframe (about one week's notice), was on time, clean, and the finished product was exactly what we hoped for!

    Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. In some states, contracting licenses are provided at a regional level. You can find links to specific databases on BRB Publications’ Occupational Licensing page. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. How much does a project manager charge per hour?

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. The construction project manager will be involved in the design phase and work with the architects and the building crew, facilitating a smoother overall process.

What is a contractor license number?

A contractor license number is proof that your contractor is operating their business legally, that they have the proper documentation required by your state or region, and that they are competent in their area of work (electrical, plumbing, construction, etc.). Licensed contractors should freely advertise their contractor license number. If not, you can request it before considering them for hire. You can also research your contractor using their license number. The database for your state will indicate the field they are licensed to work in; whether they are up to date on insurance, workers’ compensation and bonds; and whether they have any consumer complaints issued against them. If the licensed contractor you are hiring does not have employees, they are not required to carry workers’ compensation. Each state or region will have their own database for licenses, such as the State of Oregon Construction Contractors Board. For more, check out our tips for smart hiring on Thumbtack.
