Dimitar was prompt, courteous, and friendly. he started work immediately in a professional manner. The quote he gave us for the water heater installation was exact with no hidden charges. He even picked it up from Home Depot and took the old one away no extra charge. We would recommend him and his Euro Plumbing company over any other. Superb experience! We hired him to come back and fix our other leaky main pipe tomorrow! Thanks again Dimitar!

Couldn't say enough good things about Simpson Home Services. My situation was that I had a water heater go out at a rental property. The pilot light wouldn't stay lit and after one of the bigger named company charged me $300 for parts in their attempt to fix, that company on their 3rd visit decided I needed to replace the water heater, where they conveniently had one in their truck outside ready to go, for the sweet price of $2400. After shopping the actual units at Home Depot / Lowes, I quickly saw that $2400 for a new Water Heater is legitimate robbery. Enter Charlie from Simpson Home Services. His price was fair (got about 6 Bids from Thumbtack) and he was very responsive. Here is where it gets better. Some might think Im crazy, or to trust worthy, but, with my current day job I was unable to get to Home Depot to purchase the water heater. Therefore my only option was to have Charlie from Simpson Home Services go to Home Depot, pull the unit and have Home Depot ring me and use my Home Depot Card and Social Number as a form of payment. At that point, it could have been real daylight Robbery. I had (and still haven't), ever met Charlie in person. My only communication had (still has!) been over phone, but he had great reviews on thumbtack already so I knew we would be ok. Once he completed the job, I paid him over the phone using my debit card. Sure enough, writing this today some weeks after Charlie did his work. My New Water heater is working perfectly and I couldn't say enough good things about Charlie from Simpson Home Services. His work is legit, he gets 10 Stars for Trustworthiness and honesty and I would definitely without a doubt hire him again. ***For anyone installing a water heater and questioning the whole permit situation. I did a lot of research and there seems to be mixed ideas about wether you have to pull a permit or don't have to. I have even been out looking at purchasing a new house here in Denver over the last few weeks and I asked my realtor about permits on replacement water heaters and even she had mixed ideas. So then I went to that iPhone / Android Neighborhood App that everyone is on and planted my question there, also mixed reviews about pulling permits. I think the general concensios is do it if you really want to. If your reselling your house, the buyer might ask to see a permit, but in todays market (sellers market still in 2018), it might not be questioned at that stage. Point being, my research showed 50/50 on who would and who wouldn't. Either way you go, you can still use Charlie and Simpson Home Services as I did. He completes the work, you then apply for the permit, they come inspect it and then your done. I wanted to share this as this is the route I took. I also trust Charlie and Simpson Home Services enough that if the inspector had found a problem, that Charlie would have made a Trip back to fix it for free*** Thanks again Charlie (still haven't met you!) And thank you Thumbtack for yet another sweet hookup to a quality Tradesman.

Mike does honest work, period. I hired him based solely on his reviews, the dude does honest work at a fair value. More importantly he knows what he's doing when it comes to gas related projects. He will now be my go to contractor for plumbing and gas related needs. Thank you we now have a working cooktop and water heater.

This job was quite the headache! There seemed to be issue after issue with our tank-less water heater installation (sizing, vents, etc.). However, with all the headaches and stress, Johnathon did not leave us hanging and made the sure the job was done correctly and every problem was fixed. He put in a lot of extra time into our installation and was reasonable and honest. It’s been over a month and so far we have no issues with our tank-less hot water heater! Jonathon even called back a few weeks after the job was done to make sure everything was working. Bottom line, it was nice to know that even with all the issues, that we had hired a plumber that was going to make sure everything was working before he was done with the job.

Highly recommend! - Paul gave me a free estimate , explained my options then worked within MY budget without trying to give me the hard sell. He was extremely professional, experienced, and installed a new water heater within 3 hours! He even took the time to give me advice on yearly maintenance, something I've never done, nor knew about. Great guy, great family owned business and I have already referred them to 5 people today!

Joey and Chris are amazing! They gave me a really good which encompassed plumbing issues in two bathrooms plus the installation of a furnace and air conditioning. Every other HVAC and plumber that my husband and I tried to work with before where out of our budget. Not only did we get a really good deal from working with these guys; their quality of work is exceptional as well. I would highly recommend the Tipping Hat for your plumbing and HVAC needs.

Daniel and his team helped my wife and I transform a house built in 1906 into a modern masterpiece. They did an UNBELIEVABLE job at a very reasonable price. At first, I was a little hesitant to use them as one reviewer perviously gave them a wretched review, but I couldnt be happier with the end-results. They completely remodeled the basement, added 2 bathrooms, re-did another bathroom, dry walled multiple rooms, built an amazing egress window well, installed a water heater, sewer ejector pump, kitchenette, and laid tile/ flooring throughout the house. Separately, on a personal level Daniel and his crew are some of the nicest individuals you'll ever meet. IF YOU ARE EVER ON THE FENCE ABOUT USING DANIEL AND HIS CREW DONT BE....FEEL FREE TO CONTACT ME AT ANY TIME AND ID BE HAPPY TO SHOW OFF HIS WORK. This certainly wont be the last time we use him. Both gentlemen (one a "furnace guy" and the other a "plumber guy") responded to my Thumbtack work request almost immediately, arrived right on time, and efficiently fixed both the hot water heater and furnace within a matter of minutes. What I appreciated the most though was that they actually took the time to explain to me the reasons for the problems and advice for how I could keep both appliances in good shape!!

I am happy with the service and installation provided by HVAC Plus. One job turned into two and then into a few more. I will have Rich Philbrick's crew back out in the spring for additional work as well. Rich installed our main home furnace, a hot water heater, a Generac generator, a garage gas heater, and a secondary furnace in the upstairs. Needless to say, I've seen a lot of Rich this year. We felt his prices were fair, the installations were done properly and once on the schedule, the jobs were completed in a timely manner. We are happy with the Amana products recommended which have the stainless steel tubular heat exchanger. It's nice to know we won't have to worry about replacement for a long, long time. There were also service companies Rich subcontracted with; Jay's Electric for wiring the generator, heating, and air, and a crane company that moved the generator to the backyard. Both were very good companies to work with. This makes it easier getting through a project when you know those recommended are qualified and produce quality work. I appreciate that a lot. Thanks Rich and to your HVAC Plus crew.

Had an issue with our water heater ended up being the gas valve and with the age of the heater it made more sense to replace the entire heater rather than the gas valve. Price, quality, and service were impeccable. Couldn’t be happier.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

How long is a water heater supposed to last?

Your water heater is an essential part of your home, heating water for showers, dishwashing, laundry and more. On average, a traditional water heater will last 8-12 years. The general consensus is that it’s better to replace your water heater with a new one than to repair one that’s 10 years old or more. Older models are less energy-efficient and thus more costly to run than newer models with better technology. Here are some indicators of when it may be time to replace an old water heater instead of repairing it:

  • Leaks: If leaking is not caused by loose connections, the water may be seeping out through slight fractures in the metal of the tank that have formed over time.
  • Strange noises: Clanking, rumbling and other noises can mean that sediment has formed on the base of your tank, contributing to fissures leaks, and inefficiency.
  • Age: If it’s more than 10 years old, it’s probably time to replace.
  • Discolored or rusty water: Have a pro check it out; if the problem isn’t resolved by draining and cleaning, you’ll want to replace the heater.
  • Lack of hot water: Inconsistent heating and hot water supply that runs out too quickly likely means it’s time for a new unit.

How much does it cost to install a hot water heater?

You’ll know when it’s time to install a new water heater. Water heater installation costs average between $360 and $780 nationally, with rates increasing depending on the project. The total project cost will be higher when you include the cost of the heater itself. Select your new water heater based on the number of occupants in your home and the number of gallons of capacity you’ll need. Installation costs can vary based on the type of water heater you are removing and the type you are installing, any necessary repairs, regional cost of labor, and whether disposal of the old heater is included. Natural gas water heaters retail on average between $650 and $900 for standard models. Electric water heaters range between $300 and $700 for standard models. Tankless electric water heaters retail on average between $250 and $700 for standard models. Tankless gas water heaters retail on average between $200 and $1,300.

A company may charge approximately $1,000 to replace a 50-gallon tank-style electric water heater (not including any upgrades required by building codes). Replacing a gas-powered water heater might cost $1,100 (not including code upgrades). Some companies roll the disposal of an old heater into the overall cost of the new water heater installation. Other professionals charge an additional removal fee that can range from $35 to $150.

Why is the water in my house not getting hot?

If the water in your house is not getting hot, it may be time for water heater repair. Nationally, the average water heater repair cost ranges between $120 and $200, although prices can range up to $400, depending on the problem and materials. Competent homeowners may also be able to try DIY fixes, whether they have a traditional gas or electric water heater or a tankless gas or electric heater. Troubleshooting the different issues that can arise with each of the styles requires some knowledge of how they operate and what red flags to look out for. For a natural gas water heater, the first step is to check whether the pilot light has gone out. It’s important to follow the manufacturer’s directions if you want to relight it yourself. If you smell gas, stop everything and call your gas company — the smell could signal a dangerous gas leak. If your household’s water is not getting hot enough, you can try increasing the temperature on the water heater’s front dial above the standard setting of 120 degrees; for safety, always turn off electricity to the unit before adjusting temperatures. If you keep running out of hot water, your household may simply need a higher-capacity water heater, so consider upgrading. Quick professional fixes include replacing the thermostat or heating elements and cleaning and repairing the thermocouple.

How much does it cost to install a tankless hot water heater?

Tankless water heaters usually cost more to install than traditional tanks, because many homes need to be retrofitted to accommodate the new system. Tankless electric water heaters retail on average between $150 and $1,200, and tankless natural gas water heaters retail between $200 and $1,300 on average. The lower prices ($150-$250) are generally for point-of-use tankless heaters that can be installed to boost hot water in high-demand areas such as the bathroom or kitchen sink. Tankless water heaters designed to heat whole homes usually start under $300 at the low end and go up to $1,400 or more. Pricing for whole-home varies with the heater’s technology and features. Nationally, standard water heater installation costs average $360-$780, but tankless water heater installation costs may range from $400 to $1,000, depending on the work needed. Some perks of tankless water heaters are that they have nearly double the life expectancy of traditional water heaters and are generally more cost-efficient. Homeowners may be able to save $100 or more per year on their utility bills with an Energy Star approved tankless heater, depending on how much hot water they use.

How much does it cost to fix a hot water heater?

Nationally, the average water heater repair cost ranges between $120 and $200, although prices can range up to $400 or more. Water heater repair costs will depend on the type of water heater you have (tankless, electric, natural gas, etc.), the source of the problem, the cost for new parts, and labor rates in your area. Common water heater issues include problems with the thermocouple, thermostat, heating element and leaks. Most standard electric water heaters have two thermostats and two elements. One example for the cost to replace a bad thermostat is $185 for parts and labor. Replacing both the thermostat and the heating element could cost approximately $150-$200. The thermocouple is a safety device that senses when the pilot light is burning and signals the gas valve to close if the pilot light goes out. If your thermocouple is bad or corroded, the average cost to clean and repair it could be between $350 and $400. If your water heater has started to leak, it is usually more cost-effective to invest in a new water heater than to repair it, unless you’re covered by a warranty.
