Dan was great! He was super quick to respond beforehand. He let me know well before the appointment and gave an exact ETA, and he was a bit early! The quality of work was superb. He explained how to care for our new vacuum breaker and helped us understand our sprinkler system. He didn't seem rushed or in a hurry to do the job and leave. He took his time and answered all our questions. Plus he was great with our pets! Highly recommend.

After a bad experience with another contractor who failed to show for scheduled appointment Jacob performed the installation and removal of a water heater the same day I contacted him. He also did it for $400 less than what was quoted from the previous contractor, who was self described as the lowest price guaranteed. He was very courteous and professional and also helped me with another plumbing issue which was not part of the initial service call.

I needed a second opinion for a cracked heat exchange on my furnace. Tim came over and did an excellent job of explaining the issue and going over my options. We decided to replace the furnace for which he was able to do the next business day. He did an excellent job getting the install completed in a professional and clean manner. He even brought my water heater exhaust up to code, rewired my thermostat, and reworked additional sheet metal to ensure a sound installation. A few days later I noticed the thermostat was not communicating correctly to call for heat. Tim dropped by after 7pm to rewire it correctly. Hard to find someone more dedicated to his craft. Thanks Tim!

Dimitar was very professional. He was able to solve a "fit" problem in the water heater closet in my older home - new water heaters are larger than the old one. He finished the install quickly, checked all the safety features, insured I knew how to operate the new valves and pilot light and left everything clean. His pricing was very fair and I would absolutely hire him again and recommend his work.

I had Tom come to my house and he gave me an assessment of my furnace ( no gas, pilot light could not be lit ). We are not rich people and so I had hoped that it could be fixed. Unfortunately, the part that needed to be replaced was very expensive ( $400-$450 ). My furnace is very old ( over 25 years old ). Tom quoted a price for a new furnace and it was reasonable. It was an unexpected cost but it had to be done. I'm 60 years old and sometimes in these situations, you wonder if you are being taken advantage of. After talking it over with Tom, I felt very comfortable that it was something that needed to be done. We made an appointment for the next available day that he and I were able to handle ( within a week )and he came and installed the new furnace. Tom was very professional and did an outstanding job. He answered all my questions to my satisfaction. I had a question about a noise I was getting from my Rinai tankless water heater and he said he would take a look at it. I didn't know this but he also installs hot water heaters AND tankless water heaters! He had an idea what the problem might be and after checking the system, he fixed it. It doesn't make the noise anymore and my wife and I are so happy. Not only that but he was nice enough not to charge us. When you're on a budget, this type of service is a God send. Also, I asked him if he knew of a plumber because next to my furnace ( that was in my crawl space ) was a terrible leak in one of my pipes. He recommended Pipecraft Plumbing, a small Mom and Pop ( just like Tom's )operation. Jacob, the owner came to my house and gave me a free estimate. Many companies come to your house and charge you for just coming down, neither Tom or Jacob, charge you for coming down and assess the problem. I also had problems with flooding in my crawlspace during the rainy times. He said it was my sump pump. The bottom line is that I had him fix all the problems and feel much more comfortable now. And, I forgot to mention that I had Jacob to look at my kitchen faucet because there was low pressure and he fixed that at no extra charge. I am so satisfied with Tom's service and recommendation of Jacob that I needed to express myself in this review. It's hard to find trustworthy people but I think I have found two of them. I highly recommend them! Thank you Tom and Jacob.

Couldn't say enough good things about Simpson Home Services. My situation was that I had a water heater go out at a rental property. The pilot light wouldn't stay lit and after one of the bigger named company charged me $300 for parts in their attempt to fix, that company on their 3rd visit decided I needed to replace the water heater, where they conveniently had one in their truck outside ready to go, for the sweet price of $2400. After shopping the actual units at Home Depot / Lowes, I quickly saw that $2400 for a new Water Heater is legitimate robbery. Enter Charlie from Simpson Home Services. His price was fair (got about 6 Bids from Thumbtack) and he was very responsive. Here is where it gets better. Some might think Im crazy, or to trust worthy, but, with my current day job I was unable to get to Home Depot to purchase the water heater. Therefore my only option was to have Charlie from Simpson Home Services go to Home Depot, pull the unit and have Home Depot ring me and use my Home Depot Card and Social Number as a form of payment. At that point, it could have been real daylight Robbery. I had (and still haven't), ever met Charlie in person. My only communication had (still has!) been over phone, but he had great reviews on thumbtack already so I knew we would be ok. Once he completed the job, I paid him over the phone using my debit card. Sure enough, writing this today some weeks after Charlie did his work. My New Water heater is working perfectly and I couldn't say enough good things about Charlie from Simpson Home Services. His work is legit, he gets 10 Stars for Trustworthiness and honesty and I would definitely without a doubt hire him again. ***For anyone installing a water heater and questioning the whole permit situation. I did a lot of research and there seems to be mixed ideas about wether you have to pull a permit or don't have to. I have even been out looking at purchasing a new house here in Denver over the last few weeks and I asked my realtor about permits on replacement water heaters and even she had mixed ideas. So then I went to that iPhone / Android Neighborhood App that everyone is on and planted my question there, also mixed reviews about pulling permits. I think the general concensios is do it if you really want to. If your reselling your house, the buyer might ask to see a permit, but in todays market (sellers market still in 2018), it might not be questioned at that stage. Point being, my research showed 50/50 on who would and who wouldn't. Either way you go, you can still use Charlie and Simpson Home Services as I did. He completes the work, you then apply for the permit, they come inspect it and then your done. I wanted to share this as this is the route I took. I also trust Charlie and Simpson Home Services enough that if the inspector had found a problem, that Charlie would have made a Trip back to fix it for free*** Thanks again Charlie (still haven't met you!) And thank you Thumbtack for yet another sweet hookup to a quality Tradesman.

I needed to have a pipe repair inspected and an outside water bib repaired. I asked Jason to replace the pipe that was repaired, but he told me there was no need to replace the pipe. I appreciate his honesty because replacing the pipe as requested would have doubled the amount I paid for the water bib repair. Jason was always prompt and courteous with his communication. I will definitely be doing business with Jason in the future.

I had 2 issues that were beyond me, including a leak and an issue with cold water on the shower. The first was fixed very easily and at a reasonable price, and the other (due to being late in the day and the question of 'should we open up the wall') we stopped short of fixing but found out what it was and wasn't. There was very good diagnostics Dan and his assistant were both very courteous, and thorough. They explained what had to happen to make it work. They had good ideas, and were open to me not accepting a part that we'd attempted to use but later ruled out as the real issue. The price was reasonable for what was done. While I wish the problem I had could have been fixed 100% - the next steps were something I wasn't yet comfortable with. I will go back to Dan again if we decide to open up some walls to complete the fix on the shower issue.

technician was good. However, when moving the equipment after the cleaning was completed, sewage water dripped off the machine. I've had other companies use towels/paper towels to absorb the liquid as the cable is being pulled back into the unit

Had an issue with our water heater ended up being the gas valve and with the age of the heater it made more sense to replace the entire heater rather than the gas valve. Price, quality, and service were impeccable. Couldn’t be happier.

Sunday night at 9pm our W&D drain line starts overflowing and is leaking water even when sinks in kitchen are running. With 1 picture and an less than stellar explanation over the phone, Tyler diagnosed the problem and promised ( as long as nothing else was discovered) that he could fix it. Gave me 2 options, with two prices and explained both. Also said he would not charge a after hours fee...on a Sunday....at 9pm. Within 25 minutes Tyler showed up, snaked and jetted drains, and cleaned up and left all within 30 minutes o site. Also took care of another floor drain that needed work as well. Efficient, responsive, professional, very well priced, recommend his service to anyone and will be using again. Thank you Tyler!

I found tons of black particles in our hot water. I called Sys-co and they were here in two hours for a free diagnostic assessment. Turns out my flex hoses on the water heater had to be replaced. The plumber came early he next morning, took off his boots when walking on carpet, and replaced the hoses with reliable cooper pipes to solve the problem. In and out in under an hour, including clean up. Quality workmanship, too. Very polite and professional young man. I have a new favorite plumber! Thank you!

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

How long is a water heater supposed to last?

Your water heater is an essential part of your home, heating water for showers, dishwashing, laundry and more. On average, a traditional water heater will last 8-12 years. The general consensus is that it’s better to replace your water heater with a new one than to repair one that’s 10 years old or more. Older models are less energy-efficient and thus more costly to run than newer models with better technology. Here are some indicators of when it may be time to replace an old water heater instead of repairing it:

  • Leaks: If leaking is not caused by loose connections, the water may be seeping out through slight fractures in the metal of the tank that have formed over time.
  • Strange noises: Clanking, rumbling and other noises can mean that sediment has formed on the base of your tank, contributing to fissures leaks, and inefficiency.
  • Age: If it’s more than 10 years old, it’s probably time to replace.
  • Discolored or rusty water: Have a pro check it out; if the problem isn’t resolved by draining and cleaning, you’ll want to replace the heater.
  • Lack of hot water: Inconsistent heating and hot water supply that runs out too quickly likely means it’s time for a new unit.

When is it time to replace a water heater?

Although regular water heater maintenance and water heater repair may extend the life of your hot water heater, it won’t last forever. Most water heaters have a life expectancy of about 10 years. Many water heaters need to be replaced when they’re 8-12 years old — that’s when they start to show signs of fatal wear, such as leaking around the base of the tank. A water heater should be replaced when it fails to sufficiently heat water for the home; if your heater is operating erratically, check first for a blown fuse or a tripped breaker to make sure an electrical issue isn’t causing the problem. Another time to replace a water heater is when you want to upgrade to either a larger model or a more energy-efficient one.

Why is my hot water not working?

The most common complaint among homeowners is that their hot water isn’t working — and the water heater is generally the culprit. Typically, it isn’t making the water as hot as you’d like it to be. When the water isn’t hot enough — or isn’t hot at all — run through this troubleshooting checklist for basic water heater repair tasks:

  • Make sure the power is connected to the heater, then reset the thermostat.
  • If it’s a gas water heater, make sure the pilot light is lit.
  • Raise the temperature setting on the thermostat.

If these stops don’t lead to hot water, it’s time to either check the heating element in an electric water heater or the burner unit and gas control valve in a gas-powered heater. A water heater repair and maintenance company can handle these repair jobs. However, if your hot water heater is eight years or older, it may be time to replace the water heater instead of repairing it.

Who can fix a water heater?

When a water heater stops running effectively, it’s best to hire a water heater repair professional to troubleshoot the problem. Whether it’s a plumbing company that offers water heater repair services or a provider specializing in water heater repair and maintenance, most repair companies offer same-day service as well as weekend and after-hours emergency calls. Usually, water heater repair professionals are experts in both electric and gas systems, as well as tank and tankless heaters, and can repair any kind of unit.

Why is the water in my house not getting hot?

If the water in your house is not getting hot, it may be time for water heater repair. Nationally, the average water heater repair cost ranges between $120 and $200, although prices can range up to $400, depending on the problem and materials. Competent homeowners may also be able to try DIY fixes, whether they have a traditional gas or electric water heater or a tankless gas or electric heater. Troubleshooting the different issues that can arise with each of the styles requires some knowledge of how they operate and what red flags to look out for. For a natural gas water heater, the first step is to check whether the pilot light has gone out. It’s important to follow the manufacturer’s directions if you want to relight it yourself. If you smell gas, stop everything and call your gas company — the smell could signal a dangerous gas leak. If your household’s water is not getting hot enough, you can try increasing the temperature on the water heater’s front dial above the standard setting of 120 degrees; for safety, always turn off electricity to the unit before adjusting temperatures. If you keep running out of hot water, your household may simply need a higher-capacity water heater, so consider upgrading. Quick professional fixes include replacing the thermostat or heating elements and cleaning and repairing the thermocouple.
