Q & A

Answers to commonly asked questions from the experts on Thumbtack.

Is it worth it to hire a roofer?

There are several reasons why it’s worth it to hire a professional roofer instead of attempting it yourself. The first is safety. Roofing is inherently dangerous, as a fall from a roof could seriously injure or kill you. Roofers have specialized equipment and training to help prevent accidents.

Next is experience. Roofers know how to spot problems (leaks, missing shingles, moss or mold growth, etc.)  in your roof that could potentially save you from costly repairs down the road.

And finally, roofers save you time by getting the job done quickly and with a high degree of quality.

How do I choose the best roofing contractor?

Choosing a roofer starts by reading reviews online. Compare customer ratings of roofing contractors and companies to identify pros with a good track record of craftsmanship and customer relations. Some reviews may also have photos of completed roofing jobs.

Many states require a license for someone to do roofing work, so make sure the companies you’re considered are licensed. Also, look for contractors and companies with several years of experience.

Before you make your final choice, contact several roofers near you to get free estimates and quotes. Ultimately, choose the roofer that will do high-quality work for a reasonable price.

What is the best roofing material?

The best roofing material for your home will depend on your budget and what you’re looking for. If you want a roof that has longevity, consider the following:

Asphalt Roof

Lasts 20 years

$5 per square foot

Metal Roof

Last 50 years

$10-$18 per square foot

Clay Roof

Last a lifetime

$15-$20 per square foot (for terracotta)

$20 per square foot (for Spanish clay tile)

Concrete Roof

Last a lifetime

$10 per square foot

Slate Roof

Last a lifetime

$10-$75 per square foot

Does homeowners insurance cover roof replacement?

Homeowners insurance generally covers roof replacement if the roof is damaged by a natural disaster or a sudden accident, according to Investopedia. However, insurance companies often won’t cover roof replacement costs if the roof is older than 20 years. Read your insurance policy to find out what types of roof repairs or damages are covered.

How long does a roof last?

A roof’s lifespan depends on two major factors: the material and how well the roof was installed. Assuming that the roof is installed properly, here’s how long different roofing materials should last:

  • Asphalt shingle roof: 20 years
  • Metal roof: 50 years
  • Slate roof: 100+ years (lifetime)
  • Clay roof: Lifetime
  • Concrete roof: Lifetime
  • Copper roof: Lifetime

How do you know when you need a new roof?

Some of the signs that indicate you need a new roof include cupping, warping and peeling asphalt shingles, as well as cracks on certain shingles. Other warning signs may include:

  • Leakage
  • Exposed nails
  • Missing granules
  • Droopy, sagging roof
  • Moss, mold or fungi growth

A metal roof may need to be replaced when it grows rusty and begins leaking. Tile roofs made of clay, slate or concrete need repairs when cracked. Cleaning and inspecting the roof regularly can help prevent major damage from occurring.

Contact the best roofers near you to inspect, repair or replace your roof.

Do you tip roofers?

It’s not customary or required to tip roofers. This doesn’t mean that you shouldn’t tip, but it is generally not expected. If you do decide to tip, you can give the tip to the foreman or distribute it yourself.

Another idea to show your appreciation is to surprise the crew with coffee, water, snacks, breakfast or lunch when they arrive at the worksite.

Does a roofer need to enter my home?

Generally, a roofer will likely not need to enter your home. The bulk of the work takes place on and around the edges of the roof, where roofing material meets either dormer walls or other structures. So, there is usually no need for person-to-person contact. However, there might be some cases where a roofer needs to enter your home, perhaps to inspect damage or access electrical outlets.

You can take care of any consultation calls using video chats, photos and emails, and payment should take place on virtual platforms. Put together a strategy with any local roofing professionals you contact.

What’s the best way to set up a consultation or an appointment with a roofer during the COVID-19 pandemic?

Because social distancing is important during the COVID-19 pandemic, it’s recommended that you message roofers after narrowing down your choices through an online search of local roofers near you.

Ask if the roofer is willing to conduct an assessment via video chat rather than a traditional site inspection. Additionally, strategize on what other steps you can collectively take to make sure you’re following guidelines on social distancing during this time, including conducting a virtual payment.

Can I use digital payments to pay for roof installation, replacement or repair?

Digital payment platforms are common among roofers, roof repair companies and other services. The COVID-19 pandemic will likely cause more service providers to adopt platforms like PayPal, Zelle, Google Pay, Square Cash, Venmo and others instead of cash or check to decrease the risk of transmission.

You can typically find out whether roofers accept digital payments on their online profiles, and you should confirm this information with them during a consultation call.

Royal Roofing is a great family business, quick and honest. It was great to have the person inspecting the roof and making the quote be the same person making the repair.

HIGHLY RECOMMENDED! We couldn’t be happier with the level of service and quality of work from Royal Roofing. We got a few prior estimates, and Royal Roofing won hands down — not only with transparency in pricing and scope of work, but with genuine kindness and an honest approach. I would trust Lewie and Royal Roofing with any job and can attest they put forth the effort to “make it right” — they respect their clients and respect what they do. Kind, responsive, honest and fair — OUTSTANDING COMPANY!

Hurricane Irma took its toll on roofs in our area. Contractors and materials are at premium. Gold Coast did a great job for us. Quality work and completed the shop expediously.

Stage 1 of our roofing problem has been completed. Stage 2 is pending. Steve Grillo, CEO of the company, was very professional and found the problem quickly. He sent a crew out the next day.

I worked with these guys by long distance and they repaired my roof. Payment was a little complicated for my liking, and I haven’t seen their work yet in person. But they did send lots of pics and I’m hoping they did a good job.

My damaged roof was inspected, but it took a while to get a quote from Gold Coast. It's a crazy post hurricane time and now I have gotten a quote and signed up. I will comment again when the job is done.

James was very quick to respond and very quick to fix a roof for a duplex I manage. Time was critical since the area was about to receive a ton of rain that weekend. Tenants were very pleased. No sign water after the repair. Very reasonable pricing as well.

Aerial Roofing responded quickly to my request. They came to the house took illustrative pictures, assessed the job, and provided a quick estimate of the work. The estimate was in line with other quotes, but the assessment felt much more thorough, and I was very comfortable that they were going to resolve the issue completely.

Lewie contacted me shortly after I requested service. My time was limited and he was accommodating and arrived the next day and gave me an estimate. The work was professionally completed as promised. The price was reasonable and what was quoted. Communication was ongoing. I would definitely recommend Royal Roofing.

Rick helped me deal with a simple roof repair for a homeowners inspection on the sale of my house. The repair had been bungled by a handyman and I had to have this repair done with just a few days until closing. Every roofer in Florida is busy during the rainy season so no one wanted to come out and do this small job. Despite also being extremely busy, Rick took the time to come out and perform the repair. He was extremely professional, responsive, punctual and his work quality was excellent. He did me a huge favor. I would recommend him highly to anyone who needs to have work done on their roof.

We had a challenging repair on an old commercial roof - cutting out and replacing a rusted central gutter and adjacent sheet metal. We're pretty sure it turned out to be a more cumbersome project than Alex had bargained for, and it needed several return visits to fix remaining issues, including months after full payment, but he remained 100% committed. Here's a contractor who does not bail out in the face of adversity. Nice, personable guy too! Thanks Alex.

Steve and Deborah Grillo are by far the best contractors I have ever worked with. Honest, responsive, quality driven and perfectionists! They went far beyond what was expected of them delivering a beautiful roof and house painting. I can’t express in words what they both mean to me as I now gained 2 friends. In a time after Hurricane Irma and literally no one could help us .. they came to Naples and treated us like we were their priority and like family. They do everything and they do it well!!! Do not hesitate to contact them....they are the best of the best!!!!

Met with the project manager(Paul) at my house last week. Right out of the box they wanted to submit all paperwork to my insurance company direct. After explaining that I was in the industry in Southwest Florida I requested an estimate to fix my roof. I had already had my insurance company onsite, the underwriters had also been there. I again reiterated that I was looking for someone to fix my roof. I had 6 estimates ranging from $43,000-$54,000. They sent an estimate for $67,300 with verbiage stating all additional supplements to be billed to my insurance company. Thru conversation I asked that he sent me a breakdown of Xactimate to see how they came about the $67,300. A text was sent that it would take 48 hours to get that. 1 week later I sent a request to get that. The response I got was I could use that number to maximize my insurance company. How is that possible. They wanted to handle all the paperwork with the insurance adjuster. Just wanted everyone to BEWARE of a business practice that I feel personally is not up front. When you bought that last car it listed all options, size of motor, accessories, for the price you paid. I didn't buy something that didn't specify what I was getting. Im waiting as you can clearly see all response from the owner making it sound as if no mistakes are ever an internal fault. I have several pictures, texts, and emails to support this claim. AGAIN beware of this company.

Working with Gold Coast Roofing and Concrete was one of the most difficult jobs with a contractor that I have ever been involved with. If it had not been for the conditions surrounding the hurricane damage and all local roofers backlogged for 2 months, I certainly would not have used this company. But since their estimate seemed legitimate and they could do the work in a few days, I braved doing business with a company with uncertain credentials and little history in Naples. The job was estimated to be done in 2-3 days , but was not completed for 2 weeks. During that 2 weeks, promises to have the job done the same day, the next day, or whenever were ignored several times. Eventually the job was completed and it appears that it was done well.
