Kristi was the stager for our home. Initially, I was sort of skeptical about the need for this. I was really nervous about how much time and work it would take and I also thought I would have to spend a lot of money to make my home ready for showing. Kristi was wonderful! She put me at ease immediately. She went through each room and very quickly told me what I needed to do to make my home look attractive and organized. Her recommendations were simple and affordable. She gave the kids tips for their rooms which helped motivate them to help out. I strongly encourage sellers to have a stager. I believe this truly helped sell my home quickly. Kristi is very skilled and personable, I strongly recommend her for the job!

Colbi helped me choose colors for some rooms I want to paint, allowed me to “bounce” ideas off her that I had and gave me a direction when I had been “stuck”. I’m excited to move forward with my decorating plans so that our home can be our haven!

Holly has a imagine and idea for everything. I had some ideas and wasn't sure how to make them happen while keeping my love for neutral colors. Holly spiced it up a bit while also keeping my clean desired look. She has a plethora of design ideas in her head, I'm happy to grab some of those in conversation. I encouraged my neighbors to contact holly as they prepare to move into their new home.

Being a Realtor for 23 years, Alicai Panyard is one of the most talented designers and stagers I have ever worked with. She makes a home look like candy for the eye. I had a listing that had been on the market for almost a year. It had been fully renovated. Alicia said, "Let me stage it for you". So she staged the property with the Sellers consent and it sold in less than two weeks. I have had several houses staged by Alicia and most all sold the next day after putting them on the market. One home sold while she was staging it. Alicia has more talent in her little finger than most people have in there whole body. She is worth her weight in gold. She can work with your furniture or bring in furniture pieces. I have this poem that describes Alicia to a T. "You'll find in every profession In city, in state and in shop, Just as in strawberry boxes, The best always get to the top."

I had Rustopia revamp my family room space. A great job was done on assessing what I wanted out of the room and reimagining things that I already had in my house. We set a budget and stuck to it. Had a lot of fun the day we put everything together! Changes were made even in the final stages and Rustopia remained flexible and open to trying things a different way. Most importantly, my family loves the new space! Thank you!

I LOVE Lindsay Trabing Designs!!!!! Lindsay has created the most amazing and beautiful home for me and my husband, perfectly reflecting our style....only so much better than we could have done on our own! Lindsay designed every room in our house, turning it into a home that is gorgeous, comfortable, and functional. No detail was too small or overlooked. Lindsay helped with the large pieces of furniture, window treatments, throw pillows and every accessory needed to make each room perfect. We could not be happier with the work that Lindsay did in our home. Not only is Lindsay an extremely talented designer, she is warm, funny and an absolute joy to work with!!

        Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What does it mean to stage a home?

Home staging is the real estate strategy of decorating your home to be as marketable as possible to your target demographic. Home staging is done by interior decorators and other design pros hired by the homeowner or realtor, prior to putting a house on the market. Think of it as setting the stage for potential buyers to fall more easily in love with their future homes — and to spend top dollar to get them. It’s likely to be worth the investment: The Real Estate Staging Association reports that staged homes spend 90 percent less time on the market than those that are not staged. Home stagers can also be hired even if you’re not going anywhere. Stagers can consult on new layouts for your current home, much like an interior decorator.

Home staging can take place while you still occupy the house you plan to sell, or when the home is vacant. For an occupied home, the home stager will clear out clutter, rearrange furniture, and bring in decor and furniture as needed to create the perfect environment. Usually an occupied home has far too much of the current owner’s personality stamped on it, which makes it hard for prospective buyers to envision themselves living there. A home stager should neutralize and beautify the space. In vacant homes, a home stager will bring in furniture and decor so that potential buyers don’t walk into an empty house, which can be equally hard to imagine living in as a cluttered, occupied home.

How much does it cost to stage a home for sale?

Nationally, the price for home staging ranges between $750 and $1,500. The price varies based on how many rooms in the house need staging, whether furniture and decor are needed or the stager can work with the client’s belongings, whether the home is occupied or vacant, and the sale price of the home. Occupied homes typically cost less to stage as they are already furnished, and can require less time and resources than staging an empty house. The main tasks when staging an occupied home are rearranging and decluttering. Staging an empty house can be more expensive as furniture and decor need to be trucked in, requiring transportation, physical labor and potential rental fees. Here are some examples of average home staging costs:

        • 2-hour consultation: $200, includes DIY tips and guidance.
        • 1- to 2-hour consultation and design session: $250, including written report.
          • Additional design consulting: $65 per hour.
        • 8 hours of staging an occupied home: $800.
          • Hands-on staging involving moving furniture, hanging and moving art, and decluttering.
        • Starting price for staging a vacant home could be $2,200.
        • A home stager may charge 1 percent of the home’s selling price.
