Keith did an outstanding job wiring my garage, removing unnecessary wiring through out my basement and installing a switch on my vanity. He is very professional. I hired Kosterna Construction to do various drywall projects, including building the framing and insulating the walls. They also put in support beams where needed, built a sub floor for tile in the kitchen, installed an exterior door with frame, built frames/molding around windows, evened out a sloping floor/ ceiling. I was able to buy my own materials and paid them for the labor. They are very experienced in all new construction and remodeling. Very nice, reliable, easy to work with. I thought they did great work for a fair price and plan on hiring them for future projects! attached are some photos

These guys were great. Three brothers. Super professional, polite, on time, fast, helpful, and inexpensive. I appreciated that they offered to pay for any materials they underestimated -- so no surprises. We made bad color choices and they spent extra time to go to the paint store every day for us. Call these guys as one of your final choices. You will already like them when you talk to them on the phone. We gave their number to our realtor friends to recommend to their clients.

Bruce and his crew were great to work with during our basement remodel. We shared our vision and he helped us to make it happen within our budget. He was upfront and honest about the costs that were incurred along the way and gave us lots of options/directions to go at different price points so we could make an informed decision. During the construction process, the crew worked diligently to get the work done. They sent daily updates with photos about what was accomplished each day and were always available to answer questions. Whenever we would call, text, or email, we heard back in a reasonable amount of time with the details we needed. At one point, we shared a concern about something and Bruce made sure that it was remedied to our liking without hesitation. It was so evident that he takes great pride in his work and looks to ensure his customers are 100% satisfied. Since moving to the area we have worked with several local "handymen" and Genesis may have just earned the title of our new "go to guy!" Thank you!!!

All of the above for Eric and his team at Exterior Construction Services. We had a small job but Eric and team were willing to help us and the workmanship was incredible. The tuckpointing looks beautiful and finishes off the outside of the house. The team arrived on time and were very professional and they cleaned up as if they were never here. I have worked with John on about 5 different remodels. He is one of the few contractors who comes in at budget and on time. I know well enough that things can go wrong in construction and one of my favorite qualities about dealing with John and NCH Contractors is they don't try and sugar coat anything, so i know exactly what is going on with my and where we are at in the process. Recently, I had Design Developers & Rehub INC remodel my kitchen and two of my bathrooms, and change the flooring throughout the house and I couldn't have asked for a better experience with a company. The price that he came up with was very good compared to other prices, and I didn’t have to scale back the work I wanted either. Overall, he was very honest and fair. We used Andronic Construction for a marble tile backsplash installation and a complete redo of our bathroom shower including demo and reinstall of all the underlying materials including walls and concrete. From the very beginning, the communication, responsiveness, and transparency was above and beyond anyone else we’ve worked with. The work itself way exceeded our expectations. Our backsplash and shower are a work of art! They achieved perfect angles, clean lines, and exact precision which takes not only a high level of skill, but also a meticulous attention to detail. Brian and Jose are extremely trustworthy and punctual. We were given a stepwise schedule of what they would be doing each day so we knew how the job was coming along. For any materials we needed to buy, Brian provided detailed itemized lists to make it easy. They kept the work area clean and protected the rest of our home/floors very well. The price was very fair and at the end we received a spreadsheet of costs as well as itemized receipts. They were respectful, kind, and truly a pleasure to work with. We trust them for any construction/remodeling work and highly recommend them to friends and family. We hope to use their skill again in the future.

My husband and I felt unsure about going into the remodeling project for the first time and this company walked us through and made us feel really comfortable. Robert was a pleasure to work with. He was very organized, responsive, and professional. His workers were on time, pleasant, and very patient with both our kids and dog throughout our reno. We added two bathrooms, updated another bath, refinished our flooring, installed new windows throughout, removed an existing wall to open up the floor plan, updated the majority of light fixtures, installed a new front door, painted throughout the home, wallpapered, new inner doors and hardware throughout, removed A LOT of wood paneling, and did tile work in the kitchen. Throughout all of this - Robert and his crew were great. Only minor issues came up - one being a stain color for a door that I didn't like and the other was that the flooring wasn't drying as quickly as to be expected. We would definitely use iRenovate again.

We needed a very basic basement remodel, a smaller job than that normally done by Chicago Ironman Builders. But they did the job and did it well. Jamie helped us decide what we needed and what we didn't need, and also helped us decide what items we could pay for ourselves and what he would purchase for us. We would use Chicago Ironman again.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

Why should you hire a contractor?

Hiring a general contractor is a good idea for many remodeling projects. Home renovation contractors have a broad range of skills to manage, coordinate and complete a project. They should help make sure your project comes in on time and within your budget as they hire and supervise all the necessary subcontractors, including electricians and plumbers. They also handle procuring all the materials required for your job. Some homeowners look to save money by acting as their own contractor, but an experienced home renovation contractor is worth the cost. They should know local building codes, be able to pull all necessary permits, and work with inspectors to make sure the construction meets local codes. Also, because they get professional discounts, they can typically buy materials at a better price than you can; better prices on materials and labor save you money, and make up for at least a percentage of the cost of the contractor.

When should you hire a contractor?

A few home remodeling projects can be done by an ambitious DIY-minded homeowner or local handyman, but many are best completed by a professional home renovation contractor. You should hire a contractor when you’re planning a large project that takes time, machinery or large tools, and several workers; a kitchen remodel, new bathroom or home addition will be most successful with a licensed, expert contractor at the helm. It’s particularly important to have a professional contractor on board for construction, electrical, plumbing and HVAC projects that require inspections to meet local building codes. How much will it cost to remodel my house?

The cost to remodel a home is highly variable — size and scope of the project, quality of materials, and the number of subcontractors required to complete the job all affect the total cost. The average national cost of a home renovation project is $13,500. The national average per-square-foot cost of a remodel ranges from $25 to $100. Nationally, kitchen and bathroom remodels are the most popular types of projects, in part because they typically have the highest return on investment when the home is sold. The national average cost of a major kitchen remodel ranges from $25,000 to $62,000, while the average bathroom remodel tends to cost $6,000 to $18,000. In addition to materials and labor costs, many remodeling project costs include permit fees, which, average $900 or more, depending on your location.

Do I need a contractor for a kitchen remodel?

A kitchen remodel is one of the most important investments you can make in your home, and it’s critical to get the details right; that’s where a home renovation contractor comes in. A minor remodel usually includes new cabinet faces and hardware, replacement appliances, and paint, while an extensive job may enlarge the kitchen’s square footage, install new cabinets or an island, change the layout, and lay new tile or hardwood floors.
