We do not partner with real estate agents on purpose. Our only client is the buyer, so nobody in your transaction has leverage over our findings.
Here is what that looks like in practice:
· One inspection per day. When your inspection begins, your inspector has nothing else on the schedule, no other client waiting, and no reason to rush. Most companies run two, three, or four inspections a day.
· 3–5 hours on site. The industry norm is 60–90 minutes. In 90 minutes an inspector physically cannot test every outlet, open every window, run water at every fixture, inspect the attic, evaluate the panels, and document what they find. We have never finished an honest inspection in 90 minutes.
· Roughly 70 issues documented per report. That is not alarm — that is what thorough looks like. Every finding gets what the problem is, how serious it is, your options, and a priority.
· Real tools on every job, not as upsells: thermal imaging camera, moisture meters, a Testo combustion analyzer on every furnace, 4K drone roof documentation by FAA Part 107 pilots, HD sewer scope, chimney scan, gas detector, and black light.
· Same-day reports. We write off-site after the inspection, away from the distractions of the property, so nothing is rushed or documented with divided attention.
· An included 1.5-hour report review. Every client gets a one-on-one session with one of our inspectors. We share our screen, walk the findings, explain what is urgent versus cosmetic, and help you get real repair numbers.
