I wanted to remodel my row house and spoke to Ed about remodeling the kitchen first. He gave me lot of options to choose from. The options are very high end and i wanted something in a budget, he gave me options within my budget and it's been 2 days since they started working. There planning and workmanship is excellent. I will recommend this contractor for remodeling kitchen. I've proposed him to Remodel my entire house and also to build a deck as well. Had to pay a retainer to EBRR for the drawings and permits, but I'm happy with the services I'm getting.

Tim was amazing, traffic was horrible so he called me 40 mins out to let me know he could be a bit late. I knew he was telling the truth because my movers called to say the same thing. When he got to my place he had all the tools needed and jumped right in. He also played the most amazing music, so it helped things go by more quickly. He hung my large mirror, several pictures, and helped my boyfriend assemble the furniture. Also, his prices for the service couldn't be beat. What I loved most is that he didn't sit around he worked straight through. I'm going to hire him again in a few weeks to hang a few other things. Can't way enough about how amazing it all was. I hired Nico to install 12 vinyl exterior shudders. 4 shudders needed mollys to anchor them into the brick. Luckily, Nico had them in his van. He secured the shudders much better than the builder ever did. He takes pride in his work and projects confidence and precision know how. He arrived exactly on time and went right to work. He even cleaned up and took the old waste with him when finished. I will hire him again without hesitation and highly recommend him for superior workmanship. Also... his rates are negotiable.

I hired Nilto to "finish" a room in my basement which we were turning into a gym. He framed half of a wall, hung drywall on two of the walls and the ceiling, installed an outlet, built a small custom railing, painted the drywall, and installed rubber flooring. Nilto took time to discuss the project and make recommendations based on his expertise. He even came back to our house to discuss the project with my wife and ensure she was comfortable with the plan. The project took a few days longer than expected (mostly due to uncontrollable things like drying plaster...etc) but was still finished in a reasonable timeframe. I had to point out a number of things that needed to be fixed (small things like some screws were sticking out, a few anchors in our concrete walls needed to be removed, the baseboards were a bit crooked), but Nilto took care of them quickly and send pictures to me throughout the project to be sure I was happy prior to returning home from work for the day. Overall, the price was excellent and at that price, I am very happy with the work Nilto did.

JJ Contracting has been working on a number of projects in my neighborhood, including the house closest to mine. I felt it was a positive recommendation that they had so many jobs in this community that I hired them for several household projects that had been accumulating in my own home. These include replacing a garden fence post that had rotted out and was no longer stable, repairing a garden gate that was sagging so badly it could not be opened, and repairing a whole in the ceiling that had been cut a year ago to find a water leak. In each case, I was extremely pleased by the quality of their work, their professionalism, and their work ethic. They even take on small tasks along the way without charge. In fact, I am working with them now on designing a custom pedestal for my laundry room for a new washer and dryer which have nothing ready made available. We were very impressed by our experience with Cesar. He was prompt with sending written estimates for each item on our list. It was helpful and appreciated to have that detailed information in writing. He and his crew worked diligently every day to tackle the grueling task of renovating all of the ceiling spaces in our townhouse. The builder had opted for an ugly, gloppy stomp texture ceiling. Cesar and his guys did a phenomenal job of producing smooth ceilings by scraping, applying coats of mud, sanding, and cleaning up the resulting dust. They also worked hard to install window trim, crown molding, and new hardwood flooring. Our new home is beautifully transformed and we're grateful that everything went so well. At every step, Cesar was reliable, responsive, and there were no problems or surprises. We'll be sure to contact him right away for future projects.

Eagle Home improvements did a fantastic job repairing a pipe that burst due to faulty labor from my home builder. Jamie and his team did a great job on our 12 foot, three panel balcony door. The issue with the door was that it would not slide open as a result of a bad "quick fix" job that the previous owner tried. They had the patience and skill to fully assess the problem and get the door back working again for us. Jamie and his team saved us over $4000 that we were quoted from several companies to replace the custom door. We will be working with them again in the future.

Highly recommend! Jenrri and his team did new drywall on my kitchen ceiling and you can not even see where the old ceiling starts in the dining room/living room and merges with the new ceiling in the kitchen. There were a number of really tricky things to deal with including a lot of unlevel areas, different ceiling thicknesses to match up to, and Jenrri even found the perfect custom shade of white paint to match the old ceiling area which saved me from having to repaint everything. His team works quickly and they took care to limit the sanding dust from getting all over my house. I'm very happy with the end result. Thank you!

They showed up on time to replace a series of irregularly-shaped broken tiles. As the broken towels were removed the job expanded as other tiles were not holding in place due to poor craftsmanship on the part of the previous installers. . Due to this, the labor cost had to increase. The price increase was reasonable and the length of the job on a Saturday was also reasonable.

Why should you hire a contractor?

Hiring a general contractor is a good idea for many remodeling projects. Home renovation contractors have a broad range of skills to manage, coordinate and complete a project. They should help make sure your project comes in on time and within your budget as they hire and supervise all the necessary subcontractors, including electricians and plumbers. They also handle procuring all the materials required for your job. Some homeowners look to save money by acting as their own contractor, but an experienced home renovation contractor is worth the cost. They should know local building codes, be able to pull all necessary permits, and work with inspectors to make sure the construction meets local codes. Also, because they get professional discounts, they can typically buy materials at a better price than you can; better prices on materials and labor save you money, and make up for at least a percentage of the cost of the contractor.

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.  

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone.
