Sean's initial offer was $9000 which was the second lowest among 8 different quotes I obtained. The lowest was $8500. He explained the work clearly and we had a quick, painless negotiation about small details. I learned that with Sean, it's easiest to say exactly what you want and get a quick answer instead of holding back and feeling gutted. The initial estimate was a 2-day job. One day into the job, we learned that the scope of the work was different from what we all initially thought and I was presented with a new quote. We split the different between $9000 and the new quote to arrive at a number that I thought was fair. The issue was that we discovered an extra layer on the existing roof which made disposal more costly. The final job took 2 full days and a few hours spread over 2 more days to complete due to weather and unforeseen consequences. Total was 4 days. They kept the workplace neat, clean and safe throughout. The work is done by a different company but Sean makes sure that everything is done right. This is consistent with advertising and I was not expecting anything else. I actually double checked a few items concerning the installation I was unsure about with the shingle manufacturer and Sean was happy to provide all the details needed for me to check and made no fuss about it. I appreciated that a lot. Someone from Storm Works is also on the ground to observe and make sure everything goes right. There were a couple of hiccups that are natural for the work that was done but everything was resolved satisfactorily and I would not hesitate to use Sean again. After the final payment is made, the only items I am missing are the warranty which Sean will provide. GAF explained that the registration process takes a few days. The other item I am still missing is the permit but that will be emailed to me by Sean. If there is no further update to this review, I have obtained these two documents and I am happy with the entire job.

Extremely satisfied with the new roof. Looking at the companies reviews and dealing with Ray made it a no-brainer to hire them, and couldn't be happier I did.

Mario was very responsive and professional. He replaced the flashing around my chimney as the roof occasionally leaked in that area when the wind and rain was strong. We have asphalt shingles on one side of chimney and membrane roof on the other side. He made suggestions to avoid our problem and then followed through with repair. He was a pleasure to work with and provided a professional job. Started early afternoon and stayed to finish the project until 8:00 PM. His company is new, but he has been working in roofing repair for many years with his father. I do not hesitate to recommend his company.

We worked with Steve and Joe for an asphalt roof, soffit ventilation, and a roof repair on a sun room from a fallen tree. Steve was great to work with and he was the most communicative of the 10 or so roofing estimates we inquired about. I asked many technical questions as I am an engineer and very detail oriented by nature. They did everything they said they would do and did a quality job. Steve stuck out from the beginning as he called our town building department to find our local codes to find out what was legal as other conractrors were saying that you could put a metal roof over 2 layers of asphalt roof. The roof and sunroom repair was done over 2 days and they cleaned up the yard pretty well. Steve was always easy to get a hold of and really had awesome customer service. They are not the cheapest gig in town but you can trust them and they do quality work. I would hire again. Feel free to get in touch if you have any questions about my experience

The roof had 3 layers of old shingles that had to be removed. All debris was cleaned up quickly with no damage to yard and landscaping. Roof was covered with new architectural shingles with great attention paid to preventing any leaks in critical areas like the 4 dormers that are on the hip roof. Installation included ridge vents, ice/dam underlayment, some chiminey repointing and removal of dumpster. In view of all the recent damage to other homes this past winter due to ice damage, my roof did not leak at all. The workers were professional, unintrusive and conscientous. They finished the job very timely and never stopped working. A call back from the company was received after the first heavy rainstorm to assure everything was ok, it was great and I thought this was very considerate. I would recommend Vellox Roofing to anyone who is thinking of getting a new roof for their home.

Our condo association engaged Lydon Exteriors for the replacement of a rubber roof (approximately 1,050 sq ft.). Their service was reasonably priced and they completed the project in a timely manner. The team is friendly, punctual and hardworking. Patrick and his team demonstrated extensive knowledge and experience relating to home exteriors and roofs. I would re-hire this company in a heartbeat if needed and fully recommend their service for clients looking for great quality in a timely manner.

My initial contact with Northeast Construction was great, they sent a very professional response and sent out some one (Ian?) the next day to make the repairs to walls and touch it up. Brandon also came out to check on the job and also provided a estimate on some bathroom work we would like to do. After speaking with him we could tell he has extensive experience and knows what he is talking about. We had no idea we couldn't install Sheetrock of any type in a shower behind tile, we had numerous contractors say that was perfectly fine and the norm, after researching its is not the norm. We look forward to working with them on our bathroom job and future projects.

I recently used Master Jerry Construction to replace gutters, fix some roof issues associated with gutters. Brian explained the project to us up front and what it would entail to complete from timing to costs to what might be found under the old gutters. I recommend Master Jerry Construction.

We've used Budget Exteriors for several exterior projects-clapboard and trim out 5 roof dormers, replace exterior cedar shingles. The house is a very large, tall structure, slate roof with minimal access to upper floors. Very challenging to work on. On every job Lou was easy to work with, professional, and came prepared to show us options for materials as well as design considerations. Most recently we had all the wood porch railings replaced and presumed we'd use pressure treated or composite lumber. Again Lou showed us a PVC line that accents the decks very nicely, is stylish and had a variety of color choices. Once again, he came through with choices that made the job outstanding. Lastly, I want to credit the Budget Exterior work crews. Depending on the job, we've seen a mix of four different crews, each of which have been courteous, professional, diligent and considerate of the property. I would highly recommend Budget Exteriors for any roofing or exterior contract work.

I had such a great experience with Eric and David - very quick at getting back to me about some ice dam damage. When they got up to my roof, they invited me up to check out other problematic areas that I wasn't aware of. They were very accommodating with the additional repairs, and were timely, clean, and prompt. At the very end, I received a receipt with itemized billing, and photos attached to demonstrate the work that they did. So thrilled with the result!

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a standing seam metal roof?

A standing seam metal roof may be a strong, durable, safe choice when you’re considering metal roofing installation options. A standing seam refers to the raised seam where the sheet metal roofing panels join. Traditionally, shingles and roof panels lie flush to the roof, making them more prone to rust or penetration by water at their seams. In a standing seam metal roof, the raised (or standing) seams run vertically from the roof ridge to the eaves, with no horizontal seams. In addition, the fasteners joining the metal panels together are concealed, providing even fewer opportunities for water or moisture to build up. The cost to install a standing seam metal roof will depend on the type of metal you select, the size of your roof, and the cost of roofing labor in your region. Materials will play a major role in your metal roofing installation costs. If you select standard galvanized steel, the cost per square (100 square feet) might be in the $150-$300 range, while a high-end choice such as copper or zinc could be between $1,000 and $1,500 per square. Here is one example of cost:

  • Standing seam metal roof: $300 per square to start, including materials and labor.
    • A 30-square roof could cost $9,000 or more.

Can a metal roof be installed over shingles?

Metal roofs are durable, environmentally friendly, safe and budget-friendly. If you’re considering an update, metal roofing installation doesn’t have to mean completely removing your old roof. In many cases, metal roofing can be installed over your existing shingles. Research building codes in your state, as many require that after two roofs have been installed, all roofing materials must be completely removed before a third roof can be put on. This protects your home’s structural integrity and your family’s safety. Carefully read contractor reviews and choose someone with extensive experience with metal roofing installation. One concern when installing metal over shingles is that over time, condensation can build on the shingles and cause the metal to rust. This will lead to rust around the panels, making them more likely to come loose in a storm. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000. The wide price range represents different roof sizes, different types of metal, and the cost of labor in different parts of the country — and can also include the cost of removing an old shingle roof prior to installing the metal. As a line item, the average cost of removing an old roof to prepare for installing a new roof, plus adding new roof decking, costs on average about $45-$75 per square (the pro roofer’s term for 100 square feet), depending on the pitch of the roof. Always make sure you have a clearly written contract and a warranty on both the labor and the metal.

How much does it cost for a metal roof?

Metal roofing installation is an attractive option thanks to metal’s long lifespan, hardiness and fire-retardant properties. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000.There are different types of metal roofs, each with their own installation needs and materials costs. Roof size also affects your metal roofing installation costs, as do regional labor rates. Roof size is measured in squares; one square equals 100 square feet. Here are some examples of the average cost for a metal roof:

  • Standard metal roof: $120-$150 per square to start, including materials and labor
    • A 30-square roof (a 3,000-square-foot roof) could cost between $3,600 and $4,500 for a typical three-bedroom home.
  • Snap-Loc metal roof: $200-$225 per square to start, including materials and labor.
    • A 30-square roof could cost $6,000-$6,750.
  • Standing seam metal roof: $300 per square to start, including materials and labor.
    • A 30-square roof could cost $9,000 or more.
  • Tuff-Rib metal roof: $250-$350 per square to start, including materials and labor.
    • A 30-square roof could cost $7,500-$10,500.
  • Mid-range metal roof package, including all accessories: $300-$500 per square.
    • A 30-square roof could cost $9,000-$15,000.
  • High-end metal roof package — such as zinc or copper — and all accessories: $1,000-$1,500 per square.
    • A 30-square roof could cost $30,000-$45,000.
