We had a long list of things to be done before listing our home for sale. Jenrii with Ordonez Home Improvement did an excellent job tackling every project. Jenrii enclosed the landing where we had removed a handicap ramp - this was not an easy repair and required good carpentry skills. He also installed new closet wood bi-fold doors in a basement bedroom. Again, not an easy task as they had to be “fitted” to the closet. His troubleshooting skills were evident here. He replaced two old light switches, four electric outlets, and a bathroom vanity light fixture. These were only a few of the things he did. Jenrii is very professional, polite, thorough, and responsive. He texted us each morning on the days he worked to let us know what time to expect him. He works quickly and does excellent work for extremely reasonable rates. I would not HESITATE to recommend him for small jobs to larger remodeling projects. I was a commercial real estate project manager for 15 yrs, building shopping centers and office buildings - so I can definitively say that Jenrri knows what he is doing and does it very, very well.

We absolutely loved working with José and his team to tile our basement floor with ceramic wood-looking tile, expose a brick wall, and install new toilet and a wall-mounted sink. He works FAST and within budget. Extra things we needed done were added at very reasonable extra expense ($40-60 to repair an unexpected drywall hole behind a mirror). His team does beautiful work, and José made sure every bit of trash or demo material was taken away. They also went above and beyond to make things look nice. For example, I don't think they charged me extra when they plastered around our baseboards and it looks soooo much better! They also patched a little hole left by a past electrician's job. They took extra good care of our space as if it was their own home. We also like that he respected our desire to further finish our space ourselves ( we are ok with doing our own painting). I can't say enough good things. We will definitely hire José and Brandon Contracting for our next job.

Paul was great to work with. We had originally bid this project August 2017, but opted not to do anything until just a few weeks ago. I reached back out to Paul who responded quickly, provided an updated (FAIR!) quote and had his team on site promptly to address the woodwork, painting and repair work. We had rotted wood replaced in multiple spots, all of the exterior trim painted, as well as our faux shutters. The team worked efficiently, quietly and so extremely respectful of our property. Bushes were covered, items moved as needed - After we completed the project we quickly talked to Paul about something we would like done to our basement wall/stairs, and am expecting a quote shortly on that.

Mr. Ralph worked alone. Had to help him with getting items out of the basement. But for the price, it was well worth the extra effort. He was quick to respond and very friendly. Also, he worked on a Sunday for us. We would hire him again if need be.

After we moved into our newly renovated home, we found out we had a HUGE leak in our basement. The leak was causing mold on the entire basement and dry walls. Our contractor hired someone to do the waterproofing during the renovation however we quickly realized we had to call a professional. We found MJ HOMES SERVICES & FLOOD RESTORATION on the internet. We called about 5 different companies and had MJ HOME SERVICES be the only ones that showed up on time (the same day we called). Their quote was affordable than the other quotes however it was worth every dime. MJ HOMES employees were extremely knowledgeable. They immediately found the issue and started working within 2 days. The work was both internal and external. Workers showed up at 8am and left at 7pm. They were quiet and worked clean. In addition, they had to dig in our basement and replace drywall. We didn't even feel we had construction in the house. The basement is dry and we are extremely happy.

We actually decided not to use American's service for this time around, but I want to give them a good review for their time and effort in explaining contracting to us as first-timers remodeling a basement. Mike and Richard were very knowledgeable and accommodating. I really like Mike's vision of what he could do with the basements, the options he provided, and his suggestions. It was a tough choice and while someone else fit us better in the end, I still recommend their service and may use them myself one day. I know this wont be my last project!

My husband and I are very pleased with the basement remodel that North Patuxent completed for us. The leader of the crew Dean made sure that I was always happy and well informed during the entire project. It took a little over 2 weeks to complete. Rick and Lenny were the other crew members. I had a handful of additions and several creative/custom items. The remodel included wet bar install, flooring, backsplash, bathroom remodel, painting, drywall work, granite work, minor plumbing. This crew can do it all and they cleaned up well behind themselves when it was all done. We are already thinking about other projects in the house they can complete for us!

Had a leak in our basement and no idea where it was coming from. Shut off our main water and placed a called to Raul with Nanos. Raul showed up same day, found a source of the leak--bad hose in our kitchen faucet; replaced the hose; cured the wood that had been affected; replaced the damaged ceiling tiles and with in 2 hours this was an issue no more. Pricing was reasonable. Repair was good and quick. Raul followed up to confirm that the we had not had any further issues. Raul is now part of our "Numbers to call" list for any house needs!

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco.
