Flat Roof Repair We are so happy to have hired Steve and his crew to replace the flat roof on our townhouse. Not only are flat roofs much more expensive to replace but much harder in terms of skill level and the knowledge required to properly replace. Steve not only gave us a great price, but worked on the our roof himself. He has over 40 years of roofing experience, he spent a good 40 minutes inspecting our roof, gave us our options and his recommendations based on pictures he took during his roofing inspection/investigation. When it comes to any roof types, Caliber Roofing will get the job done properly no questions asked, but if you have a flat roof specifically, I can recommend no one else just because of the level of experience and knowledge and piece of mind you get knowing that Steve and his crew bring to the job. They are impeccably clean, super organized, highly skilled, informative, very efficient, and most importantly very honest about what needs what! They work very hard and they truly care about the customer and the quality of they work they provide. If you want to see pictures of the job Caliber Roofing did for us or have any questions regarding the crew, just email salahbin@me.com.

Contacted SJS to install laminate floors in my main living room. He did a really good job. I also added other projects along the way such as a ceiling fan, light fixture, small furniture assembly, and I even called last minute for a electric dryer install & he was able to accommodate me short notice.. I will more than likely hire SJS again for some future projects

We obtained three quotes to replace our 70yo slate roof with dimensional shingles. We also wanted to replace our gutters. Booth Brothers' quote was thorough, professional, and reasonably priced by comparison both to another small roofing business and a large home improvement store. The team completed the work within a week of hire, and the roof and gutters look great. It has been several weeks (and lots of rain) and we've had no issues. While they did accidentally break a neighbor's basement window and tear a window screen during the process, they fixed both after the job was done. We are very satisfied with our experience and will call Booth Brothers again.

Very nice to work with. My home which is a huge three story is difficult to work on. I think franks is great with roofing, not so much with gutters. Hey, the gutters are on and work, that's better than what I had before. I think they need longer ladders and more of them. I will use them again.

C&T Improvements did a great job on replacing the roof on my house. They were the lowest quote by far and they replaced the entire roof for less than some companies were charging to only replace damaged areas of plywood and install new shingles. The workers were there on Friday morning and were finished by mid day on Saturday. Tony was very informative and honest and I would recommend calling him first and save yourself the hassle.

Alex, the project manager and business owner was very easy to work with. Four Seasons is the best roofing company to deal with. I have gotten many estimates from Phil Dibello, Park Heights Roofing, E&A Roofing, Allied Remodeling and a few others. Not only was the price was right but the quality of work and timing the roof would get done was amazing. They got my roof done in one day on the hottest day of summer and his work guys were polite and efficient. Four Seasons did not force me into getting the contract and did not have sales men come over to try to sell me or pressure me into an expensive roof. Four Seasons, also removed trash from my backyard out of courtesy and with no charge. The second day that Four Seasons were out at the house to put gutters, he called me to let me know what was being done each day and the second day he called I asked him if and how much it would be to remove a satellite dish we did not need on the roof, he said no charge at all. These guys work from their heart and they go out of the way to make the customer feel comfortable. Four Seasons Roofing does other work as well. I will hire them on future projects. They are professional, courteous, offer financing and are cheaper than everyone else. One last thing, when they needed to replace rotted wood, most companies would lie and say that you need to replace would this company will send pictures to the customer showing them the rotted wood that was removed. I am just so impressed with Four Seasons Roofing. If I could give him a million stars I would, they deserve it. They can get you any brand shingles you want. Use them.

Jim with KPM sent Andrew Cannon to repair my roof within hours of contacting him. Andrew replaced several shingles and caulked my roof...but that turned out not to be the single issue causing leaking in my garage. A rainstorm a few days later uncovered another source of the problem. Andrew came back out the next day and found a large gap running between the house and my siding above the roof he had repaired. Rain water was getting in this gap and running under the shingles and into my garage ceiling. Andrew went the extra mile to find the problem and fix it. We have had no issues since and will call Andrew and KPM again for our home improvement/repair projects. Thank you KPM!

William was great to work with. He arrived on time and provided a detailed assessment of the problem. I had a split roof rafter, and I was worried that an upcoming snowstorm would cause that roof section to collapse under the weight of snow. William recommended an inexpensive, temporary fix to buy time through the winter. In the spring I'll hire William for the permanent repair. William is very knowledgeable about roofing and construction, and he was a pleasure to work with. I definitely would recommend hiring him.

The new roof looks great! The installation went very smoothly. Carlos showed up on time and everything got finished in the time frame I had requested. I also had a window replaced by Prestige and I'm very satisfied with the results! The new window is a huge improvement and keeps the heat in. Feels great to have a better looking window and no more draft in the cold months!

Bottom line: Our roof looks great. It took a bit of work to get there... but thankfully the crew was willing to put in the time and effort to make it right. We don't like having to be roof inspectors when we hire a professional roof installer, but it is what it is. Workers were respectful and kind. However, they were a bit messy.... we picked up a bunch of nails, shingle pieces, plastic wrappers, etc.... BHS was not the cheapest or the most expensive. He was right down the middle. Mr. Cox was responsive to all our concerns and replied or called in a timely manner. Will post pictures soon.

Peter and his team did an outstanding job replacing the roof and chimney on our new home. This house had four layers of old shingles, with the first layer being original to the house when it was built in the 1940s! They worked quickly and neatly, we did not find a single nail or scrap on the lawn when the roof was completed. Not only did Chesapeake Builders do a great cost effective job, they did so under incredibly complicated circumstances. We were purchasing this home that needed the roof, chimney and back staircase replaced. All these items had to be fixed before closing and Peter was able to do so without any problems. Peter’s professionalism never faltered in dealing with endless requests from various real estate actors, and he got us a brand new roof and chimney in under a week’s time. He never pressured us once into making more repairs than we requested, and trust me the house needs work. Peter has done some incredibly sophisticated work on other homes in the DC area and I highly recommend this company for home repairs.

The folks at Integrity Roofing went well beyond with the quality craftsmanship. We were given an itemized contract at the beginning, and we were sent 100 pictures from start to finish! We learned the proper procedure for a Roof install. And now we have a LIFETIME WARRANTY! This is the quality you receive when hiring a company where the actual owner is present during the install. Which is very rare. Thanks a million folks at Integrity! The Dunninghams

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a standing seam metal roof?

A standing seam metal roof may be a strong, durable, safe choice when you’re considering metal roofing installation options. A standing seam refers to the raised seam where the sheet metal roofing panels join. Traditionally, shingles and roof panels lie flush to the roof, making them more prone to rust or penetration by water at their seams. In a standing seam metal roof, the raised (or standing) seams run vertically from the roof ridge to the eaves, with no horizontal seams. In addition, the fasteners joining the metal panels together are concealed, providing even fewer opportunities for water or moisture to build up. The cost to install a standing seam metal roof will depend on the type of metal you select, the size of your roof, and the cost of roofing labor in your region. Materials will play a major role in your metal roofing installation costs. If you select standard galvanized steel, the cost per square (100 square feet) might be in the $150-$300 range, while a high-end choice such as copper or zinc could be between $1,000 and $1,500 per square. Here is one example of cost:

  • Standing seam metal roof: $300 per square to start, including materials and labor.
    • A 30-square roof could cost $9,000 or more.

Can a metal roof be installed over shingles?

Metal roofs are durable, environmentally friendly, safe and budget-friendly. If you’re considering an update, metal roofing installation doesn’t have to mean completely removing your old roof. In many cases, metal roofing can be installed over your existing shingles. Research building codes in your state, as many require that after two roofs have been installed, all roofing materials must be completely removed before a third roof can be put on. This protects your home’s structural integrity and your family’s safety. Carefully read contractor reviews and choose someone with extensive experience with metal roofing installation. One concern when installing metal over shingles is that over time, condensation can build on the shingles and cause the metal to rust. This will lead to rust around the panels, making them more likely to come loose in a storm. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000. The wide price range represents different roof sizes, different types of metal, and the cost of labor in different parts of the country — and can also include the cost of removing an old shingle roof prior to installing the metal. As a line item, the average cost of removing an old roof to prepare for installing a new roof, plus adding new roof decking, costs on average about $45-$75 per square (the pro roofer’s term for 100 square feet), depending on the pitch of the roof. Always make sure you have a clearly written contract and a warranty on both the labor and the metal.

How much does it cost for a metal roof?

Metal roofing installation is an attractive option thanks to metal’s long lifespan, hardiness and fire-retardant properties. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000.There are different types of metal roofs, each with their own installation needs and materials costs. Roof size also affects your metal roofing installation costs, as do regional labor rates. Roof size is measured in squares; one square equals 100 square feet. Here are some examples of the average cost for a metal roof:

  • Standard metal roof: $120-$150 per square to start, including materials and labor
    • A 30-square roof (a 3,000-square-foot roof) could cost between $3,600 and $4,500 for a typical three-bedroom home.
  • Snap-Loc metal roof: $200-$225 per square to start, including materials and labor.
    • A 30-square roof could cost $6,000-$6,750.
  • Standing seam metal roof: $300 per square to start, including materials and labor.
    • A 30-square roof could cost $9,000 or more.
  • Tuff-Rib metal roof: $250-$350 per square to start, including materials and labor.
    • A 30-square roof could cost $7,500-$10,500.
  • Mid-range metal roof package, including all accessories: $300-$500 per square.
    • A 30-square roof could cost $9,000-$15,000.
  • High-end metal roof package — such as zinc or copper — and all accessories: $1,000-$1,500 per square.
    • A 30-square roof could cost $30,000-$45,000.
