I'm a residential remodeler in Johnson County, in business here for over 20 years. I'm completely happy with the work Jose did for me. I'm very picky about the details and I couldn't find anything wrong! The spackling and the texture work were flawless. He is now my go to sub for quality work.

As most here can attest finding a trustworthy, professional and reasonably priced contractor is a coin flip sometimes. Found Rojas Contracting via this website and all of their reviews were outstanding so I decided to get a quote from them. Their quote amongst the lowest so we decided to go with them. For the entire two week job of building a privacy fence around a 1/2 acre yard they were completely professional, attentive to detail and changes that we wanted to make and even decided to redo a couple of small areas that they were not satisfied with and we had not even noticed. They cleaned up very well after the job was complete and we plan on using them for future remodeling and construction jobs as well. Cannot think of anything that was even partially negative with the experience and we would highly recommend them to anyone that has a construction or remodeling need.

A carpenter from Supreme Contracting replaced the crown molding on the exterior of my house. This is an architectural detail on an old home and I had trouble finding someone to do this. I spoke with Mark on the phone and he sent someone that day to take a look at it and we made an agreement that same day. On the scheduled day, his carpenter came out and had the job done before I got home from work. It was done very well and looks wonderful. I would absolutely hire this company again for future jobs!

I reached out to 4 roofing companies to give me a quote. Aaron from Legacy Roof Company was my last roofing company that provided a bid. Aaron was very personal and knew what he was talking about. I instantly knew that this was the company that I was going to do business with. Aaron always keep me up to date when the delivery was going to happen and the time. Always kept me informed on what was going on as the roof was being completed. The crew had the roofing completed in 1 and a half days and did a wonderful job. Aaron came over and checked the roof and also painted the window frames that they replaced. Legacy Roofing saved me $5000 from what I was quoted from other companies. I definitely recommend this company.

We had an excellent experience with Noble Roofing. We were selling our home and our roof needed to be replaced. David came out on a Sunday to answer our call. He wrote up a bid that beat the competition, and was able to do so because he cuts out the sales portion. Both David and his crew did an excellent job, were very courteous, and completed the work quickly. I would highly recommend them for your roofing needs.

Luna roofing and its owner Armin Luna did three projects for me. A difficult roof tear down and replacement, a nasty soffit tear down with vinyl replacement and a fair amount of rotted wood replacement. Decking and 1x4 in. Slats on the roof and all new facia. Wrapped the facia with metal and put new 6in. Gutters and downspouts. I give them right at 5 stars because it was done in a professional and timely manner. Clean up to date was nominal yet Mr. Luna assured me it would be resolved. He has done all he promised so far. I'm am satisfied.

These guys are awesome. I had new roofs on my house and garage, new gutters and siding. I'm extremely happy with the finished product. Some of the work was insurance covered and some was additional work I needed. They happened to have the lowest price but they did top notch work. They worked with me in a way that made me comfortable being the first time I've used them. They took the time to look at what all needed done and explained everything they were planning. They kept me informed of all the aspects of the work. All the workers were super nice and they did a great job of cleaning up during and after the job was finished. These guys will definitely get more business from me.

Work hasn't started yet but Alan gave us so many financing options. Not only are we able to complete the roofing & gutters but also cover the $2500 insurance deductible and purchase 8 new windows & 2 entry doors with affordable payments! Other companies came in with similar pricing & warranties but no one could help with our high deductible!

First of all, DJ roofing is the best!! Great Experience!! I had six roofing companies come out and give me bids. A few of the them were telling me it will cost extra if they would have to replace decking. So i asked, can't you tell if i need re-decking before you tear the shingles off. Some of them said no and Dan is the only one that went into the attic. He told me a few pieces need to be replace but it wouldn't cost anything extra. Dan was a great guy to work with, he did everything he said was!! He came out when the project started and was there at the end of the project. His crew was great. After everything was done, we climb on the roof and he showed me everything. All my questions i had, he answered them and then showed me to make sure i understood. With all the bids i had, DJ Roofing had the best price and warranty. The biggest thing for me was the warranty. My roof looks great. i wish i could show a picture!! I'm sure it will be on there website. I would Recommend DJ Roofing!!!

I had a driveway renovation/expansion project. Arrow has financing options, so once we got money figured out they came in and did the whole project in 2 days. Project went well, crew was great, driveway looks good. Only issue I had was that they didn't backfill the dirt to the driveway. I didn't realize they would haul all the dirt away, now I gotta find/buy some. Other than that, would recommend these guys.

From start to finish the process was handled by Roofing 101 with integrity and great communication!! Showed us our out of pocket costs and walked us trough the insurance process before we even filed the claim. My wife and I really felt like they wanted to earn the right to do business with us instead of asking us to sign a piece of paper within 5 mins of meeting with us like the other 3 contractors that knocked at our door!! And then to top it off with a wonderful job and backed it all up!!

    Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a standing seam metal roof?

A standing seam metal roof may be a strong, durable, safe choice when you’re considering metal roofing installation options. A standing seam refers to the raised seam where the sheet metal roofing panels join. Traditionally, shingles and roof panels lie flush to the roof, making them more prone to rust or penetration by water at their seams. In a standing seam metal roof, the raised (or standing) seams run vertically from the roof ridge to the eaves, with no horizontal seams. In addition, the fasteners joining the metal panels together are concealed, providing even fewer opportunities for water or moisture to build up. The cost to install a standing seam metal roof will depend on the type of metal you select, the size of your roof, and the cost of roofing labor in your region. Materials will play a major role in your metal roofing installation costs. If you select standard galvanized steel, the cost per square (100 square feet) might be in the $150-$300 range, while a high-end choice such as copper or zinc could be between $1,000 and $1,500 per square. Here is one example of cost:

    • Standing seam metal roof: $300 per square to start, including materials and labor.
      • A 30-square roof could cost $9,000 or more.

Can a metal roof be installed over shingles?

Metal roofs are durable, environmentally friendly, safe and budget-friendly. If you’re considering an update, metal roofing installation doesn’t have to mean completely removing your old roof. In many cases, metal roofing can be installed over your existing shingles. Research building codes in your state, as many require that after two roofs have been installed, all roofing materials must be completely removed before a third roof can be put on. This protects your home’s structural integrity and your family’s safety. Carefully read contractor reviews and choose someone with extensive experience with metal roofing installation. One concern when installing metal over shingles is that over time, condensation can build on the shingles and cause the metal to rust. This will lead to rust around the panels, making them more likely to come loose in a storm. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000. The wide price range represents different roof sizes, different types of metal, and the cost of labor in different parts of the country — and can also include the cost of removing an old shingle roof prior to installing the metal. As a line item, the average cost of removing an old roof to prepare for installing a new roof, plus adding new roof decking, costs on average about $45-$75 per square (the pro roofer’s term for 100 square feet), depending on the pitch of the roof. Always make sure you have a clearly written contract and a warranty on both the labor and the metal.

How much does it cost for a metal roof?

Metal roofing installation is an attractive option thanks to metal’s long lifespan, hardiness and fire-retardant properties. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000.There are different types of metal roofs, each with their own installation needs and materials costs. Roof size also affects your metal roofing installation costs, as do regional labor rates. Roof size is measured in squares; one square equals 100 square feet. Here are some examples of the average cost for a metal roof:

    • Standard metal roof: $120-$150 per square to start, including materials and labor
      • A 30-square roof (a 3,000-square-foot roof) could cost between $3,600 and $4,500 for a typical three-bedroom home.
    • Snap-Loc metal roof: $200-$225 per square to start, including materials and labor.
      • A 30-square roof could cost $6,000-$6,750.
    • Standing seam metal roof: $300 per square to start, including materials and labor.
      • A 30-square roof could cost $9,000 or more.
    • Tuff-Rib metal roof: $250-$350 per square to start, including materials and labor.
      • A 30-square roof could cost $7,500-$10,500.
    • Mid-range metal roof package, including all accessories: $300-$500 per square.
      • A 30-square roof could cost $9,000-$15,000.
    • High-end metal roof package — such as zinc or copper — and all accessories: $1,000-$1,500 per square.
      • A 30-square roof could cost $30,000-$45,000.
