Q & A

Answers to commonly asked questions from the experts on Thumbtack.

Is it worth it to hire a roofer?

There are several reasons why it’s worth it to hire a professional roofer instead of attempting it yourself. The first is safety. Roofing is inherently dangerous, as a fall from a roof could seriously injure or kill you. Roofers have specialized equipment and training to help prevent accidents.

Next is experience. Roofers know how to spot problems (leaks, missing shingles, moss or mold growth, etc.)  in your roof that could potentially save you from costly repairs down the road.

And finally, roofers save you time by getting the job done quickly and with a high degree of quality.

What is the best roofing material?

The best roofing material for your home will depend on your budget and what you’re looking for. If you want a roof that has longevity, consider the following:

Asphalt Roof

Lasts 20 years

$5 per square foot

Metal Roof

Last 50 years

$10-$18 per square foot

Clay Roof

Last a lifetime

$15-$20 per square foot (for terracotta)

$20 per square foot (for Spanish clay tile)

Concrete Roof

Last a lifetime

$10 per square foot

Slate Roof

Last a lifetime

$10-$75 per square foot

Does homeowners insurance cover roof replacement?

Homeowners insurance generally covers roof replacement if the roof is damaged by a natural disaster or a sudden accident, according to Investopedia. However, insurance companies often won’t cover roof replacement costs if the roof is older than 20 years. Read your insurance policy to find out what types of roof repairs or damages are covered.

How do I choose the best roofing contractor?

Choosing a roofer starts by reading reviews online. Compare customer ratings of roofing contractors and companies to identify pros with a good track record of craftsmanship and customer relations. Some reviews may also have photos of completed roofing jobs.

Many states require a license for someone to do roofing work, so make sure the companies you’re considered are licensed. Also, look for contractors and companies with several years of experience.

Before you make your final choice, contact several roofers near you to get free estimates and quotes. Ultimately, choose the roofer that will do high-quality work for a reasonable price.

How long does a roof last?

A roof’s lifespan depends on two major factors: the material and how well the roof was installed. Assuming that the roof is installed properly, here’s how long different roofing materials should last:

  • Asphalt shingle roof: 20 years
  • Metal roof: 50 years
  • Slate roof: 100+ years (lifetime)
  • Clay roof: Lifetime
  • Concrete roof: Lifetime
  • Copper roof: Lifetime

Contact the best roofers near you to get free estimates and start planning your roofing project today.

How do you know when you need a new roof?

Some of the signs that indicate you need a new roof include cupping, warping and peeling asphalt shingles, as well as cracks on certain shingles. Other warning signs may include:

  • Leakage
  • Exposed nails
  • Missing granules
  • Droopy, sagging roof
  • Moss, mold or fungi growth

A metal roof may need to be replaced when it grows rusty and begins leaking. Tile roofs made of clay, slate or concrete need repairs when cracked. Cleaning and inspecting the roof regularly can help prevent major damage from occurring.

Contact the best roofers near you to inspect, repair or replace your roof.

Do you tip roofers?

It’s not customary or required to tip roofers. This doesn’t mean that you shouldn’t tip, but it is generally not expected. If you do decide to tip, you can give the tip to the foreman or distribute it yourself.

Another idea to show your appreciation is to surprise the crew with coffee, water, snacks, breakfast or lunch when they arrive at the worksite.

Does a roofer need to enter my home?

Generally, a roofer will likely not need to enter your home. The bulk of the work takes place on and around the edges of the roof, where roofing material meets either dormer walls or other structures. So, there is usually no need for person-to-person contact. However, there might be some cases where a roofer needs to enter your home, perhaps to inspect damage or access electrical outlets.

You can take care of any consultation calls using video chats, photos and emails, and payment should take place on virtual platforms. Put together a strategy with any local roofing professionals you contact.

How can I find out if a roofer is considered an essential COVID-19 service provider?

To find out whether a roofer is an essential service provider during the COVID-19 pandemic, start by visiting your state or city’s government website. Local governments are providing up-to-date information for residents during this time.

A national guideline is available on CISA’s website, Identifying Critical Infrastructure During COVID-19. This page addresses 16 different categories of essential infrastructure sectors, but note that not all jurisdictions follow CISA’s definitions of critical infrastructure.

What’s the best way to set up a consultation or an appointment with a roofer during the COVID-19 pandemic?

Because social distancing is important during the COVID-19 pandemic, it’s recommended that you message roofers after narrowing down your choices through an online search of local roofers near you.

Ask if the roofer is willing to conduct an assessment via video chat rather than a traditional site inspection. Additionally, strategize on what other steps you can collectively take to make sure you’re following guidelines on social distancing during this time, including conducting a virtual payment.

I was able to get a quick estimate for some needed roofing repairs. Pro Built Roofing took pictures of the damage, thoroughly explained the issues, and were able to come back in just a couple of days to make the repairs. Overall, it was an easy process and we are happy with the repairs. We will use them again for future roofing work.

Valentine did excellent work for a fair price and was very professional. He responded quickly to my request and was able to complete the roof repair the next day. He did a very thorough inspection of the roof and the attic and was able to locate exactly where the roof was leaking. After making the repairs he tested his work with the garden hose to make sure it was fixed. He also followed up with an email and sent pictures of his work. I would highly recommend hiring Valentine for any of your roofing needs.

We just replaced our roof using Artisan. From start to finish it was an outstanding, easy experience! The quote was quick, the estimate was reasonable, and the job was thorough. The workers showed up early in the morning and by the end of the day, we had a beautiful new roof. Abel's team has been with him for many years and it shows. Overall, I would highly recommend Artisan for any of your roofing needs!

Called 5 roofers and ACC was able to work with me on payment and come out within a week. Contract was clear and they took the time to answer all my questions as I was trying to determine the level of quality as compared to the other roofers. Solid quality and were done in literally 4 hours. I have roofed many different roofs and was impressed with the quality of work. I would give ACC a call first as if you are looking for a new roof!

CAUTION. Ivan Villa-Perez is an ostensibly nice guy, very tenacious, and hungry for business. He provided me the most competitive quote and followed up suggestions of roofing materials, colors, etc, which compelled me to give him the business. However, this came at a cost you should consider. First, Ivan and his company, Villa Roofing, is NOT insured, so he cannot be held responsible for any damages and could come after you for any injuries on your property. I had him sign a liability waiver. Second, Ivan does not have the capital to purchase and handle the materials, thus working with him requires you to purchase and manage the material procurement, delivery, and dumpster. You pay him just for labor. This is certainly more headache for the homeowner and requires you to be part of the project. Third, while Villa roofing installs a nice looking roof (shingles), they consistently tried to cut corners in preparing the decking prior to installing shingles. If I had not been on the job, closely monitoring them, and walking the roof multiple times, they would have installed shingles over rotten wood and soft decking, which is obviously very bad. Ivan and his brother tried to get me to let it go at one point, saying the rain is coming and they need to finish—clearly, they want to get in and out without any extra work, so if you have anything other than a perfect roof scenario, good luck. I also had to micro-manage the cleanup after the job was completed—if I hadn’t, I would had had lots of nails and old roofing material left on my new roof and clogging my gutters. Fourth, Ivan was constantly upcharging during the job after we had agreed to pricing. Examples for me were rotten/soft wood replacement and removing the old roof in one area where there was more than one layer of underlayment that required more time to remove. Again, if you don’t have a perfect roof scenario, be prepared to pay much more than what Ivan quotes you from the beginning. Fifth, I caught Ivan in a lie around materials, which was clearly a means of trying to secure more payment for the job. So, this brings into question anything Ivan may say or commit. Finally, Ivan quoted a separate roofing repair prior to my roof replacement at a competitive price. After completing the roof replacement, he tripled the roof repair quote, saying that it was his brother’s price—in actuality, it’s obvious he only quoted the repair to get the large job and then went back on his word when the large job was finished. Again, dishonest. So, in the end, I’m not sure I ended up with a better deal than my next best quote.

Mr. Reyes provided more information to me about my roof than two prior roofing companies. It allowed us to make an informed decision about what needed to be done and plan for future work (with his company). So full of gratitude for the service provided, outcome and price. Many thanks, Mr. Reyes & company!

We are very happy with Abel and the whole experience. We had a small outbuilding re- roofed. They did a great job in a short amount of time! They did a superb job on cleaning up-my husband was very impressed-they left no sign of having been here at all. When my house needs a new roof I won't hesitate to call Abel again.

I've had a great experience with Shelley and her team. We had Five Star come out and work on a section of our home's roof, as well as replace the roof for a shed that needed a lot of work. Both times, the team was on time, professional, and accommodated special requests (like copper trim). Very satisfied with their work, great experience, wouldn't hesitate to recommend them to others.

I hired Probuiltco.llc for a full roof replacement and was left extremely satisfied with not only their professionalism but also with their ability to keep me up to date on the status of the repairs. Stan & Bill both came out to walk the property with the insurance adjuster and were able to point out things that I had missed from the roof related water damage. They were without a doubt instrumental in helping me get the insurance claim processed. Work was completed in a timely manner and without any problems. I was so please with how my roof turned out that I hired them again for some siding replacement work and helping me get the exterior of my NC house up to date.

I ended up deciding to replace the whole roof, and went with this vendor because of their friendliness, high level of expertise, and professionalism. I loved how clean and accurate their neatly emailed estimate was, and how it detailed the scope of the work better than all other roofers who responded to the full roof job. It's just nice to see all the special situations mentioned in writing, it gave me a much better feeling about the vendor. I also liked that they were one of the only guys willing to come out and do a small repair job for me. What happens if a tree falls on my house? I know who to call for my roofing needs.
