I didn't actually get to go through w the extermination, bc the inspector said he couldn't find anything BUT this team was AMAZING to work with. INCREDIBLY responsive, very kind, and very helpful. Bed bugs are a pain in the butt and super stressful, and Bugged Out really treated me like a human and made my concerns feel heard. I would highly recommend!

I was amazed with all the problems he found in a home that was just remodeled . I guess there is a reason why he holds the title of "Master Inspector" . I tagged along for the inspection and I was glad I did because I learned a lot from him about how a home operates . I really don't think other inspectors are as thorough as he is. He inspected every room in the home very carefully which irritated my agent and the seller. When I was looking for an inspector online I was searching for the most qualified inspector not the cheapest inspector. Overall my potential home was in great condition , my primary concern was the structure and foundation which turned out to be good. So I have to say that Zack will be working for me and my family in the future if we ever need to purchase another home.

The home inspection was unbelievably thorough. I had a home inspection before and it was just 2 pages with check boxes. Mill River Inspections was a 46 page report with photos and recommendations. Mill River was also moderately priced in comparison to the other inspectors. Would highly recommend Mill River.

I have bought multiple homes and hired different home inspectors to get the job done. KJ by far is the best one I came across and I will surely be using his services going forward. His price is very reasonable as well and send you the report in timely fashion.

Needed a last minute home inspection. A friend recommended Square One Professional Home Inspectors, I called them right up and he was able to coordinate an appointment to my schedule. The inspection lasted over an hour and they sent me the report the next day. Exactly what i needed. Very professional.

My cousin recommended Mark when we were purchasing our first home. He ended up completed a home inspection for two houses for us. He was very insightful and thorough with both inspections. He found three things within our now home that would have been a burden on us but because he pointed them out the previous owner agreed to fix them. I would definitely recommend him.

When we were looking for an inspector for our first house most of the places we called were not available for over a week or didn't even reply to our calls or emails. DenCia responded right away. All within one weekend we had our inspection appointment and our report. We were very happy that the inspector found the issues he did, we were able to get some money off for repairs and now we're happy in our new house! Thank you!

We live in Trumbull Connecticut and were very concerned our home had mold as the result of an improper dishwasher installation by SEARS. The dishwasher leaked for 2 years until we saw the damage. We contacted Powers Environmental and were able to promptly schedule an inspection. Rob was our inspector, he was professional, detailed, and caring. Rob was very informative throughout the process. We also appreciate that Rob wore shoe protectors without us requesting. He took samples in multiple areas of our home to allow for a thorough test. The inspection report we received was detailed and easy to understand. I would definitely recommend Powers-Environmental.

Jim did a home inspection for us that convinced us not to buy the house we were looking at. The seller's real estate agent pressured him to change his report but he stood his ground and we were impressed by his integrity. When we needed a rush inspection on another house Jim couldn't be there but he referred another inspector who did a good job as well, and we went on to purchase the house. We were happy with the service and the referral. I recommend him.

I have never found an inspector as detailed oriented as Brian Sweig. His knowledge was crucial during the purchase of my home. Brian's expertise saved me thousands of dollars on what could have been a money pit. I would recommend Brian to anyone looking to purchase a new home, preparing to sell their home or trying to figure out underlying issues in their current home.

Don is very fast in response and keep his promise. He did a thorough job in the inspection, explain all our questions as well as what he was doing in each step. He also produced the report the same day (couple of hours after inspection) which is very critical to time sensitive buyers. The thermostat he uses and the warranty are both something we only see from him. In one word, u get what u paid. He is awesome!

I am a Realtor and have attended many home inspections. I decided to have one on my own home with thoughts of selling at some point. I wanted to have a heads up on any issues that the house could have so I can resolve them before going to market. I engaged Tom Dilworth of Pioneer Home Inspections. Tom was right on time, very respectful and courteous. He was thorough and took his time going over the property. He took meticulous notes and photographs at the inspection. After his assessment, we walked around the property and he showed me everything he flagged, and at times, talked to me about a possible remedy. He was patient and explained everything very well. I never felt rushed or that any question I had was insignificant to him. After attending so many home inspections in my profession, I thought I knew everything there was to know about my house, however Tom pointed out several things I had overlooked or simply wasn't aware of. The next day I received a detailed written report with photos via email. Now I have learned the things I need to do for my home pre listing which I know will help the selling process be smoother. I will not hesitate to recommend Tom and Pioneer Home Inspections to my own clients in the future.

      Q & A

Answers to commonly asked questions from the experts on Thumbtack.

      What is a home inspection?

A home inspection is a visual inspection performed by a trained professional to determine the condition of a home’s main elements. The inspection usually takes several hours, during which the professional takes multiple photos and notes, tracking information for a final report. After the inspection, the pro will create a printed report, complete with photos and detailed information, summarizing the condition of the house. A home inspection is often used by potential home buyers prior to purchase to determine if there are larger issues (such as dry rot or a faulty foundation) that are not immediately visible to the untrained eye but that would cost a lot of money to resolve. Home inspections are also used by real estate agents and home sellers to address any concerns before putting a home on the market. Longtime homeowners can also schedule a home inspection to get a snapshot of their current home condition and identify any issues that need to be addressed. A home inspection is not a legal document that can be used for divorce or estate settlements, nor can it be used to secure loans or mortgages.

How do you find a good home inspector?

A home inspection should tell you the true condition of a home. A competent home inspector closely inspects your home’s structure and foundation, looks for termites and signs of problems like mold, checks the wiring to ensure it’s in good condition, and investigates the HVAC system, among other items. To find a good home inspector, first research whether home inspection is licensed in your area; not all states require licensure.

If there is no regulatory body that licenses home inspection in your state, there are other ways to make sure you are hiring a trustworthy professional. Carefully look into the person’s reviews and ask for references. Ask if they are committed to continuing education, and whether they are active members in any reputable home inspector organizations. Some organizations that recognize and/or certify home inspectors are the American Society of Home Inspectors, National Association of Certified Home Inspectors, and American Home Inspectors Training. Don’t be shy about asking to see credentials and licensing.

What should be included in a home inspection?

A complete home inspection involves a visual investigation of all major elements that make up your home. A home inspection is a vital part of buying or selling a home to ensure you’re not accidentally buying a termite-infested home or one with major structural defects. Paying for an inspection before purchasing a home can save you a lot of money in the long run. The national average home inspection cost is $310, with prices ranging higher or lower based on your location and the square footage of your home. After performing a walk-through inspection, the pro should provide you a printed report — complete with photos and recommendations — detailing what’s in good condition, what would benefit from minor repairs, and what needs immediate attention. Home inspection pros know how to spot trouble areas, but they’re not licensed contractors, electricians or plumbers, so they may suggest you hire a licensed pro to address specific problems. Here are the main components that a home inspection covers:

      • Home structure
        • Foundation, grading and drainage, roof covering, roof structure, interior and exterior attic walls, ceilings and floors, interior and exterior doors, windows, stairways, fireplace and chimney, porches, balconies, decks, attached carports, and crawl space.
      • Electrical
        • HVAC system, heating equipment, cooling equipment, ductwork and vents, fixtures and switches, branch circuits, receptacles, service entrance and panels.
      • Plumbing
        • Water heater and equipment, drains, waste systems, vents, and plumbing fixtures.
      • Appliances
        • Garage door openers, garbage disposal, dishwasher, exhaust range, range hood, bathroom exhaust fans, cooktop, oven and microwave.

How much does it cost to get a house appraised and inspected?

Home appraisals and home inspections both assess your home and provide a report summarizing the condition or value of your home based on key measurements. Unlike a home inspection for the sale of a property, a home appraisal is used for loan applications, property value assessment for sales or settlements (divorce, estate, etc.), and taxes and insurance. If you’re having your home appraised for lending purposes, you’ll likely need a state-certified appraiser, so be sure to your research their credentials. Nationally, the average cost for a home appraisal is $340.

If you’re buying or selling a home, having a professional home inspection can be an invaluable tool for price-setting and negotiation, as well as learning what repairs are necessary. The national average home inspection cost is $310, ranging higher or lower depending on the inspection company, your location and the size of your home. Other factors that can affect cost are additional inspection services and pathogen testing. Here are some examples of average home inspection costs in various parts of the country:

      • Home inspection in New York City: $425 or more.
      • Condo inspection in New York City: $200 or more.
      • Home inspection in Central Texas: $250 for homes up to 2,000 square feet.
        • $275 for homes from 3,001-4,000 square feet.
        • $300 for homes from 4,001-5,000 square feet.
        • $325 for homes 5,001 square feet and up, plus 10 cents per additional square foot.
      • Home inspection in Los Angeles: $199-$299 or more.

How long does it take to do a home inspection?

On average, you can expect a standard home inspection to take two to three hours. Your house size can affect inspection length, as can requesting additional services such as sprinkler system inspections, outbuilding inspections, radon testing, crawl space inspections, or pool house inspections. During the home inspection, the professional will be taking photos and looking in and around all parts of your home. The inspector will then compile a report that may be more than 20 pages. You should receive this report back within a few days to a week. The report should detail everything from minor imperfections and maintenance recommendations to major defects that need to be resolved as soon as possible, like structural failures or a leak in the basement. Your report should include photos and clearly outlined information about all major elements inspected, as well as recommendations for next steps.

Hire skilled professionals for absolutely everything.
