By far the best plumber I've ever hired. Joel is very professional, courteous, prompt and most of all experienced. He did excellent work installing a new water heater and shower in our home. His pricing was better than the competition yet still provided superior service. I HIGHLY recommend Joel.

Called for emergency water heater service. Pilot light would not come on. Scheduled a time range for the same day, but they were actually early. Unfortunately, it was more than just the pilot light. The WH was leaking water. Replacement was beyond my repair limit for this leased house, so I had to kick it back to the owner. The owner would handle it on his own. But, ProServ had a great phone and dispatch service to get the plumber here earlier than expected on such short notice. The plumber saw the real problem as soon as he walked up to the WH. All around good experience.

Dino's was great. They were able to accommodate my schedule and sent someone out on a Saturday to give me an estimate. A week later, I called to schedule my water heater installation, and they were able to confirm for the next day. Tru, the installer, was quick and efficient during the installation process, and explained everything to me before he left. I highly recommend their services!

Michael saved the day for me while I was out of the country. He replaced our leaky water heater and did a professional job and on top of all that, he went way beyond the call of duty by picking up a new water heater that I had ordered online. He was extremely helpful and responds quickly. I will definitely use Professional Home Services for all my home repair needs.

Submitted a request for plumbing services and got 6 replies almost immediately. Liked that a lot. Didn't like that responders did not read my detailed request via my Thumbtack post. Set up quotation visits and 5/6 showed up. Those that don't, make it easy for requestors to reject and fortunately, I did not rate that non-responder (if you don't do what you said you would AND you don't call when you miss your appointment, you don't deserve another chance or call back). Work entailed changing corroded valve to water heater, (3) shower cartridges, 2 toilet components, (1) new bathroom sink drain/stopper assembly, and re-caulking of master bath floor pan. About 1-1.5 years ago, used Thumbtack to do similar repairs and selected Sears. Deal was I buy parts and Sears installs. Upside was cost (as compared with using a licensed contractor) but downside was Sears did only what I asked them to do, even if they were aware that it was the shower on/off cartridges vs. what I thought were the outside on/off assembly. They replaced a leaking faucet but since I did not get the sink/stopper assembly, it was left and found to be leaking. The hall shower continued to leak from the on/off valve. This time, I used a licensed contractor and while price points were more than double from Sears, Super Maintenance Bros. exhibited quality and timely work completed efficiently. I am completely satisfied with Mr. Sanchez' work and know I can call him locally now for any plumbing work we need. My other option was to wait for a retired friend who was a master plumber but after almost 2 years of his excuses (it was all about him, not my repairs), I moved on and glad I did. When you hire a licensed contractor, it's all about ME as a customer and Rick met every one of my expectations. Thanks, Rick!

The job that I asked Robert to do was a small job of replacing a faucet. I don't know much about pluming so I goggled all the parts that make up a faucet replacement from the water lines to the faucet itself and went out and got it all so that I was prepared for him when he arrived. Robert arrived and asked a few questions as to what I wanted in the completed job, he was courteous and pointed out an issue that I was not aware of concerning how badly my sink was sealed to the counter top. He had a few questions in-between, but nothing that disturbed my work at home business. About 40 or so minutes later he stated that he was done, the faucet was installed, parts that were not needed were there for me to take back and the sink was sealed to the counter top. I fully expected the final price to be higher than what was quoted, but in fact it was 33% lower. I have met an honest man, and I will call him again with any issues I may have for my home repair issues. What Could Have Been Better: Nothing - Excellent work sir! Thanks Chris

Shawn came out to service my Water Heater. The best part was that he explained to me the current status of the unit, when I should think of future repairs and replacements, and without using plumbing lingo. Tools and repairs are not one of my skill sets. Before he left he even walked around to inspect the whole houses plumbing, which he told me looked good. When I have future plumbing needs I plan to call Shawn at Priority Services.

We needed someone to help us to remove the old range hood and to install a new one. We were lucky to find Alex. His rate is reasonable, and he did a good job. We liked his work performance, so we hired him again to change the garbage disposal, to fix a electric outlet, to remove the old water softener, and other maintenance jobs in the kitchen. We will keep his ph. number handy as we are not handy people.

I have used Silver Fox twice (August 2012 and January 2013). They have always kept me updated as to arrival times, promptly returned phone calls, and most importantly listened to me and my concerns. When I've needed repairs, they have been efficient when others were not. When I've not needed repairs, they've been honest and have not charged me even though I certainly expected them to for their time and thorough inspection. I trust them. It can be difficult to find a trustworthy plumber or heating/AC company. I have been greatly taken advantage of by other companies in the past. Silver Fox truly is the exception. They are honest, thorough, professional, and competent. I expect to need a new AC system as well as a hot water heater in the future and I will definitely be contacting Silver Fox for that as well as any future plumbing concerns.

Tal responded very quickly, within minutes of my post at 11 pm. He was at the house by 7 am and repaired the hot water leak in the wall pipe leak in an hour. I had 2 other bids one for $550 and one over $1000. One guy said they'd have to move the water heater. Tal did not need to move it and completed the repair professionally and to code for just $265!!! What a blessing and easy to work with.

    Q & A

Answers to commonly asked questions from the experts on Thumbtack.

How long is a water heater supposed to last?

Your water heater is an essential part of your home, heating water for showers, dishwashing, laundry and more. On average, a traditional water heater will last 8-12 years. The general consensus is that it’s better to replace your water heater with a new one than to repair one that’s 10 years old or more. Older models are less energy-efficient and thus more costly to run than newer models with better technology. Here are some indicators of when it may be time to replace an old water heater instead of repairing it:

    • Leaks: If leaking is not caused by loose connections, the water may be seeping out through slight fractures in the metal of the tank that have formed over time.
    • Strange noises: Clanking, rumbling and other noises can mean that sediment has formed on the base of your tank, contributing to fissures leaks, and inefficiency.
    • Age: If it’s more than 10 years old, it’s probably time to replace.
    • Discolored or rusty water: Have a pro check it out; if the problem isn’t resolved by draining and cleaning, you’ll want to replace the heater.
    • Lack of hot water: Inconsistent heating and hot water supply that runs out too quickly likely means it’s time for a new unit.

How much does it cost to install a hot water heater?

You’ll know when it’s time to install a new water heater. Water heater installation costs average between $360 and $780 nationally, with rates increasing depending on the project. The total project cost will be higher when you include the cost of the heater itself. Select your new water heater based on the number of occupants in your home and the number of gallons of capacity you’ll need. Installation costs can vary based on the type of water heater you are removing and the type you are installing, any necessary repairs, regional cost of labor, and whether disposal of the old heater is included. Natural gas water heaters retail on average between $650 and $900 for standard models. Electric water heaters range between $300 and $700 for standard models. Tankless electric water heaters retail on average between $250 and $700 for standard models. Tankless gas water heaters retail on average between $200 and $1,300.

A company may charge approximately $1,000 to replace a 50-gallon tank-style electric water heater (not including any upgrades required by building codes). Replacing a gas-powered water heater might cost $1,100 (not including code upgrades). Some companies roll the disposal of an old heater into the overall cost of the new water heater installation. Other professionals charge an additional removal fee that can range from $35 to $150.

Why is the water in my house not getting hot?

If the water in your house is not getting hot, it may be time for water heater repair. Nationally, the average water heater repair cost ranges between $120 and $200, although prices can range up to $400, depending on the problem and materials. Competent homeowners may also be able to try DIY fixes, whether they have a traditional gas or electric water heater or a tankless gas or electric heater. Troubleshooting the different issues that can arise with each of the styles requires some knowledge of how they operate and what red flags to look out for. For a natural gas water heater, the first step is to check whether the pilot light has gone out. It’s important to follow the manufacturer’s directions if you want to relight it yourself. If you smell gas, stop everything and call your gas company — the smell could signal a dangerous gas leak. If your household’s water is not getting hot enough, you can try increasing the temperature on the water heater’s front dial above the standard setting of 120 degrees; for safety, always turn off electricity to the unit before adjusting temperatures. If you keep running out of hot water, your household may simply need a higher-capacity water heater, so consider upgrading. Quick professional fixes include replacing the thermostat or heating elements and cleaning and repairing the thermocouple.

How much does it cost to install a tankless hot water heater?

Tankless water heaters usually cost more to install than traditional tanks, because many homes need to be retrofitted to accommodate the new system. Tankless electric water heaters retail on average between $150 and $1,200, and tankless natural gas water heaters retail between $200 and $1,300 on average. The lower prices ($150-$250) are generally for point-of-use tankless heaters that can be installed to boost hot water in high-demand areas such as the bathroom or kitchen sink. Tankless water heaters designed to heat whole homes usually start under $300 at the low end and go up to $1,400 or more. Pricing for whole-home varies with the heater’s technology and features. Nationally, standard water heater installation costs average $360-$780, but tankless water heater installation costs may range from $400 to $1,000, depending on the work needed. Some perks of tankless water heaters are that they have nearly double the life expectancy of traditional water heaters and are generally more cost-efficient. Homeowners may be able to save $100 or more per year on their utility bills with an Energy Star approved tankless heater, depending on how much hot water they use.

How much does it cost to fix a hot water heater?

Nationally, the average water heater repair cost ranges between $120 and $200, although prices can range up to $400 or more. Water heater repair costs will depend on the type of water heater you have (tankless, electric, natural gas, etc.), the source of the problem, the cost for new parts, and labor rates in your area. Common water heater issues include problems with the thermocouple, thermostat, heating element and leaks. Most standard electric water heaters have two thermostats and two elements. One example for the cost to replace a bad thermostat is $185 for parts and labor. Replacing both the thermostat and the heating element could cost approximately $150-$200. The thermocouple is a safety device that senses when the pilot light is burning and signals the gas valve to close if the pilot light goes out. If your thermocouple is bad or corroded, the average cost to clean and repair it could be between $350 and $400. If your water heater has started to leak, it is usually more cost-effective to invest in a new water heater than to repair it, unless you’re covered by a warranty.
