I had a twenty year old roof which was at the legal limit for shingle layers. They removed three layers of roofing and shingles then laid plywood and shingles. I’ll say up front: Things went so well with the guys doing my work, I called Giron the day they finished to let them know I would love to work with Giron Construction & specifically Lima, Solid, and Jorge in the future. Everything went perfect from the beginning. I went on thumbtack.com and entered a request for a bid. Giron Construction was one of several contractors to respond and when they came for a free estimate, they were prompt and extremely friendly. After reviewing the proposals, I had a question regarding their bid & they did not hesitate to send someone out to review / answer. They were not the cheapest, nor the most expensive, but out of the four proposals I received, they were the only one to provide user friendly details and examples of the materials they would use. After signing and paying my deposit, they actually made it to my place a week early, This is when things went from good to amazing. As I own rental property and have done multiple home projects, I’ve dealt with home construction companies multiple times. Some are good and some make me do it myself the next time. Jorge (the head worker) was extremely friendly and clear from the beginning. During the project I had several questions and he did not hesitate to climb down from the roof and answer my questions. He even worked with me to modify the trim I wanted to handle the gutters on this old house. As we are in Portland, after the first day of their work on a clear day, it started raining that night. Next thing I knew, at 930PM, Jorge, Lima, & Solid showed up in their truck and got up on the roof to double check it wasn’t leaking. I was amazed at how friendly they were coming back so late. With the continuation of the project, they cleaned up every day. I’m in the inner city so with houses 10 ft from mine, this was critical; last thing I needed was a renter walking into a pile of nails. Once they finished the project, they did a final walk around to be certain they cleaned everything up and made certain I was happy before they left. Without paying a ridiculous price, I could not have asked for better service. Giron Construction is lucky to have these employees and I am very happy to have found them. This is one company I will keep in my record books for future use.

Roof Tech completed a full overhaul of my roof. Some new plywood was needed, installed new flashing and vents, and new 3-D arch shingles. Outstanding experience from the bid process through installation and clean up, and it didn't break the bank. I primarily worked with Jamie, and he is the consummate professional. He pointed out issues that three other contractors failed to recognize and never tried to oversell anything. Installation process was fast (less than two full days) and of high quality, and the installation crew was great. Very friendly group. Jamie also oversaw a very thorough cleanup. I would highly recommend Roof Tech Specialties! Curt M. Northeast Portland

Bruce came out to my house to do a roofing estimate recently. He spend a couple hours in total, examining my roof and attic and explaining the roofing products at Dabella. He was very knowledgeable and personable. In the end, after exploring a deal that could work for me and my family, I signed up for a new roof. I feel confident that the warranty, which is exceptional, will protect my financial investment for many years to come. I believe the product and the service will be good on the installment side, as well. Dabella had good reviews, as far as I have delved into checking them out and the roofing shingles they use are of a high quality.

The team finished my roof yesterday, as quoted, and the quality of work was evident from the roof job itself to the broom swept area below. Everything was left in pristine condition. They were professional from the beginning to the end with an inspection that showed us the true value we received in hiring them. I can't thank Villaurigui Roofing enough for the excellent job! I'm so happy!

Tony and his crew did an excellent job during tear off and when installing the new shingles. He communicated well with me when sheets of plywood needed to be replaced and was very responsive to any changes that I requested. In a couple of instances he really went the extra mile. I am very happy with the job they did and my roof looks great. He is competitive and does excellent work. I highly recommend Tony (AAK Roofing) to anyone.

We are so pleased with our Koala-T Exteriors experience! A rep showed up at our door offering free roof inspections & estimates. It just so happened that we were in dire need for a new roof so I took him up on the free apt. I was impressed that the apt was same day. The rep who came to our house, Jarrett Rheaume, was very professional and friendly. He went over all the details and answered all our questions. Jarrett made the whole process easy and comfortable. We were blown away by the fact that our roof could be finished within the next week! And to top it all off, we are impressed by the 50 Year/lifetime warranty, which is transferable to new owners if we ever decide to sell. It was also a pleasure speaking with Dustin (owner) over the phone regarding our questions about financing. The group of guys who completed our new roof were respectful of our home and made sure to clean up all materials. They finished our roof in 2.5 days and it looks amazing! Also, we now have more roof vents which will make a huge difference in keeping our house the right temp. No more stressing about the roof for many years to come. Thank you Koala-T Exteriors team for a great experience, a quality roof, and your professionalism.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a standing seam metal roof?

A standing seam metal roof may be a strong, durable, safe choice when you’re considering metal roofing installation options. A standing seam refers to the raised seam where the sheet metal roofing panels join. Traditionally, shingles and roof panels lie flush to the roof, making them more prone to rust or penetration by water at their seams. In a standing seam metal roof, the raised (or standing) seams run vertically from the roof ridge to the eaves, with no horizontal seams. In addition, the fasteners joining the metal panels together are concealed, providing even fewer opportunities for water or moisture to build up. The cost to install a standing seam metal roof will depend on the type of metal you select, the size of your roof, and the cost of roofing labor in your region. Materials will play a major role in your metal roofing installation costs. If you select standard galvanized steel, the cost per square (100 square feet) might be in the $150-$300 range, while a high-end choice such as copper or zinc could be between $1,000 and $1,500 per square. Here is one example of cost:

  • Standing seam metal roof: $300 per square to start, including materials and labor.
    • A 30-square roof could cost $9,000 or more.

Can a metal roof be installed over shingles?

Metal roofs are durable, environmentally friendly, safe and budget-friendly. If you’re considering an update, metal roofing installation doesn’t have to mean completely removing your old roof. In many cases, metal roofing can be installed over your existing shingles. Research building codes in your state, as many require that after two roofs have been installed, all roofing materials must be completely removed before a third roof can be put on. This protects your home’s structural integrity and your family’s safety. Carefully read contractor reviews and choose someone with extensive experience with metal roofing installation. One concern when installing metal over shingles is that over time, condensation can build on the shingles and cause the metal to rust. This will lead to rust around the panels, making them more likely to come loose in a storm. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000. The wide price range represents different roof sizes, different types of metal, and the cost of labor in different parts of the country — and can also include the cost of removing an old shingle roof prior to installing the metal. As a line item, the average cost of removing an old roof to prepare for installing a new roof, plus adding new roof decking, costs on average about $45-$75 per square (the pro roofer’s term for 100 square feet), depending on the pitch of the roof. Always make sure you have a clearly written contract and a warranty on both the labor and the metal.

How much does it cost for a metal roof?

Metal roofing installation is an attractive option thanks to metal’s long lifespan, hardiness and fire-retardant properties. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000.There are different types of metal roofs, each with their own installation needs and materials costs. Roof size also affects your metal roofing installation costs, as do regional labor rates. Roof size is measured in squares; one square equals 100 square feet. Here are some examples of the average cost for a metal roof:

  • Standard metal roof: $120-$150 per square to start, including materials and labor
    • A 30-square roof (a 3,000-square-foot roof) could cost between $3,600 and $4,500 for a typical three-bedroom home.
  • Snap-Loc metal roof: $200-$225 per square to start, including materials and labor.
    • A 30-square roof could cost $6,000-$6,750.
  • Standing seam metal roof: $300 per square to start, including materials and labor.
    • A 30-square roof could cost $9,000 or more.
  • Tuff-Rib metal roof: $250-$350 per square to start, including materials and labor.
    • A 30-square roof could cost $7,500-$10,500.
  • Mid-range metal roof package, including all accessories: $300-$500 per square.
    • A 30-square roof could cost $9,000-$15,000.
  • High-end metal roof package — such as zinc or copper — and all accessories: $1,000-$1,500 per square.
    • A 30-square roof could cost $30,000-$45,000.
