I had some pretty horrible looking engineered hardwoods that were at the end of their lifetime, the wood was too thin in some damaged areas to be sanded and my budget was limited, he suggested a deep cleaning with a coat of polyurethane to spruce them up, the floors look so good, it will be quite some time before I replace the floors. Hire him he’s upfront about what he can realistically do, and he’s a problem solver!
