Christine, Thank you so much for staging our home in Ft. Worth. Our son moved out and we put the house up for sale, however with nothing in the home it was extremely austere. Every flaw and imperfection seemed to glare at us when walking through. You suggested using minimal items in the staging and what a tremendous difference it made. Brooke was excellent. She has initiative and didn't have to tell her which part of the house needs staging. She staged our home and it looks really great. Me and my husband was so pleased. She also helped organized our master's closet. She is very keen with details. She was able to decorate our home using items we already have. She is very easy to work with, really nice and she gets a lot done. I can say that it's so worth it hiring her. I will definitely hire her again when needs arises.

We hired The Home Store to provide interior design services to help update and redesign the layout of our living room and master bedroom. They also designed and renovated out kitchen and maste bathroom and did an outstanding job! They were very helpful with color and product pairing along with helping with furniture and accories for that living area and master bedroom styling. We have already hired then for our lake house and have referred them to friends. Their design showroom was extremely helpful with picking our products and pairing our colors and textures. Giacomo was patient and his experience with design and renovations helped bring the entire project together.

The Bella's team did an amazing job getting my home ready for me to sale. After the first visit and we agreed that I couldn't do all this by myself I agreed to let them do the job. They cleaned off shelves they rearranged my furniture to make the room so adorable. I was amazed at what they had done with the home. It did take all day but we knew that going into it. We were relocating from out of state to the North Dallas area and did not know a thing about where to live. We were wanting to find a good neighborhood for our children with excellent schools, as well as being close to my husbands work and the airport. Doug Shanahan helped us find the perfect town and neighborhood for our family (Flower Mound TX) He listened to my exact wants and needs (and there were a lot!), and went above and beyond to show us homes. He would even face-time me to show me houses if I could not be there in person to look at it. The level of service and commitment did not stop after we bought the house either. After we moved in, he and his wife Lauren have given us many referrals for contractors, landscapers, pediatricians and even babysitters. They have invited us out to meet some of the people that live in our area and have checked in on us many times. I would recommend Doug Shanahan to anyone looking for a realtor that is knowledgeable, reliable, honest and thorough. I will definitely use him again when we need him!

    I’ve had the pleasure to work with Gathering Wool on two different listings, and will definitely hire again!! I am so happy to have found them, the style of the furniture and decor they use is unlike any other staging company in DFW- modern, cool, and very detailed. I haven’t found any other stagers that use such amazing pieces, I love their style! They completely transformed the homes they staged for me, and they are really nice people! The first project I partnered with them on had been a flip, already on the market for months with another agent, and not selling! I came in as the listing agent and partnered with Gathering Wool. As a result of a few design changes we collaborated on, such as paint and tile, and their modern staging, the house was featured on the Candy’s Dirt blog and sold quickly for full asking price. For my next listing I knew I had to use them again. For that property the buyers connected with the home so much that they decided to make an offer for the property… and all of the furnishings! Gathering Wool is my new secret weapon for turning my listings into inspirational spaces that buyers have amazing emotional responses to! There is a major cool factor. They do so much more within a space compared to other staging companies I’ve worked with, beautiful rugs, plants, art, etc. The fact that they are super professional and kind is just a bonus.       What does it mean to stage a home?

      Home staging is the real estate strategy of decorating your home to be as marketable as possible to your target demographic. Home staging is done by interior decorators and other design pros hired by the homeowner or realtor, prior to putting a house on the market. Think of it as setting the stage for potential buyers to fall more easily in love with their future homes — and to spend top dollar to get them. It’s likely to be worth the investment: The Real Estate Staging Association reports that staged homes spend 90 percent less time on the market than those that are not staged. Home stagers can also be hired even if you’re not going anywhere. Stagers can consult on new layouts for your current home, much like an interior decorator.

      Home staging can take place while you still occupy the house you plan to sell, or when the home is vacant. For an occupied home, the home stager will clear out clutter, rearrange furniture, and bring in decor and furniture as needed to create the perfect environment. Usually an occupied home has far too much of the current owner’s personality stamped on it, which makes it hard for prospective buyers to envision themselves living there. A home stager should neutralize and beautify the space. In vacant homes, a home stager will bring in furniture and decor so that potential buyers don’t walk into an empty house, which can be equally hard to imagine living in as a cluttered, occupied home.

       

      How much does it cost to stage a home for sale?

      Nationally, the price for home staging ranges between $750 and $1,500. The price varies based on how many rooms in the house need staging, whether furniture and decor are needed or the stager can work with the client’s belongings, whether the home is occupied or vacant, and the sale price of the home. Occupied homes typically cost less to stage as they are already furnished, and can require less time and resources than staging an empty house. The main tasks when staging an occupied home are rearranging and decluttering. Staging an empty house can be more expensive as furniture and decor need to be trucked in, requiring transportation, physical labor and potential rental fees. Here are some examples of average home staging costs:

      • 2-hour consultation: $200, includes DIY tips and guidance.
      • 1- to 2-hour consultation and design session: $250, including written report.
        • Additional design consulting: $65 per hour.
      • 8 hours of staging an occupied home: $800.
