Q & A

Answers to commonly asked questions from the experts on Thumbtack.

How much does it cost to fix a fence?

The average cost of fence repairs is around $250, with most homeowners paying anywhere between $200 and $300. Fence repairs have a wide range of potential costs, however, ranging from $50 to as much as $1,443. The cost of your fence repair project depends on multiple factors, including where you live, what type of repair you need, the terrain and the fence materials used.

Contact several fence repair professionals near you to get an accurate cost estimate for your fence.

Why does my gate sag?

A gate can sag for a number of reasons. One common reason is that the screws holding the hinges in the wood or other post material have come loose, causing gravity to pull the fence down. Another common problem is the gate post’s lack of stability. Posts can become loose and start to lean, or if they are wooden, they can even rot at the point where they meet the ground.

Should I repair or replace my fence?

Fence repair is better for common problems that only affect small areas, such as a broken picket or a shifting fence post. However, there is a rule of thumb to follow: If the repair project requires replacing 20% or more of your fence, it’s probably time to replace the whole fence. The exception to this rule is if the fence is fairly new and just part of it is damaged.

What are some common fence repairs?

The most common fence repairs are aimed at fixing:

  • Missing boards or slats. This is a common problem with wood fences.
  • Fence material corrosion. This occurs on metal fences like chain link and iron.
  • A sagging gate. This could result from a tilting fence post or loose hinges.
  • Post movement. Typically, this is caused by frost, corrosion or water.
  • Stains. Moisture and other elements can stain fencing, which may require a professional to remove it.
  • Warping. Warped, curled, cupped or bent boards are unsightly and less effective and need to be replaced.

If you notice any of the above issues with your fence, reach out to fence repair professionals near you to start getting cost estimates and schedule an appointment.

Who installs fences?

Fencing contractors are the best choice when you want to have a fence installed on your property. While there are several types of professionals who can likely handle this service — including handymen, landscapers and general contractors — a fencing contractor has the experience to know what could cause potential problems in the long run. This might include wet spots, vegetation or other issues with the land.

When choosing a professional to install a fence on your property, make sure they have credentials and experience.

How much does it cost to fix a gate?

Gates can be more expensive to fix than other parts of a fence, and there are several reasons for this. The first is that gates are the only moving parts on a fence — hence they have more components that can wear out, as well as friction and the potential for rusting and sagging. Fixing a gate may require a total replacement or simply replacing certain components like hinges. Sometimes, the repair may involve fixing the surrounding fence.

Contact several gate repair professionals near you to get an accurate cost estimate for your gate.

What are some common gate repairs?

The most common gate repairs tend to be associated with a sagging gate. A gate repair professional will check the hinge system. If the hinges have come loose, they will detach the gate, set the hinges in the proper location and reattach everything.

Another common repair is replacing or repairing a sagging fence post by digging a new posthole and/or using a concrete footing.

What's the cheapest fence to install?

The cheapest type of fence to install is (usually) a chain-link fence. Averaging between $7 and $12 per linear foot, this type of fencing is strong and secure and allows homeowners to maintain visibility while adding protection to their property. Chain-link fences are constructed from steel coated in aluminum, vinyl or zinc for weather resistance.

You can get a more accurate cost estimate for your chain-link fence by contacting professionals who specialize in installing these fences.

How much does it cost to put up a chain-link fence?

Chain-link fence is one of the most affordable options for adding safety and value to your home or business. The national average chain-link fence installation cost is $2,750. Chain-link fences are relatively simple for the pros to install; a fence of less than 150 linear feet can often be put up in under one day. A good rule of thumb is to add an additional workday for each additional 100 linear feet of fence to be installed.

Chain-link fence installation costs are affected by the fluctuating cost of steel, regional labor rates, the height of fence you select, and the features you select, such as a powder-coated finish. The industry standard is galvanized steel, which is rust- and corrosion-resistant. Galvanized chain-link fence installation cost, including labor and materials, is typically $12 per linear foot. For a more contemporary and elegant option, black powder-coated galvanized chain-link fence might cost approximately $15 per linear foot on average, including materials and labor. For industrial sites or businesses, 10-foot-high galvanized chain-link fences may provide additional security, but also have an added cost. A 10-foot-high chain-link fence could cost $17-$18 per linear foot, including labor and materials.

Very professional. School kids had knocked big holes in my fence. My neighbors' fence kept falling into my yard and their trees had grown over into my yard and they did nothing. City rules I am not allowed to cut down their trees. Candido with King of Kings discussed options and I also requested extra work as we went along. Amazing. We are so pleased with our new fence and have gotten great compliments.

We are very thankful for the work that Villa Legacy did. They were timely and showed up when they said they would unlike others that we had spoken to. They ripped down and cleaned up the old fence, installed a new horizontal fence, and patched dry wall in our home. I would def recommend as well as hire them for any future home projects.

I am reducing my rating to just average for several reasons. They said it would take 2 days to build the cedar fence and it took 6. They did not show up one day. Cleaning up was a problem - empty water bottles, etc., little pieces of chain link fencing here and there in the grass, and the worst thing, a pkg of nail gun nails left in the grass with the sharp ends sticking up waiting for someone to walk on. His wife was very professional and nice to do business with and the fence looks good but I felt that I had to keep an eye on things every day.

Overall the fence looks pretty good. But you know the saying “you get what you pay for.” We could not find a better price for an 8 foot board on board fence. So we elected to go with North Texas Lawns.  Unfortunately we had several issues where some were resolved and others were not. It was made clear at the end of the project that they do not intend on honoring their warranty. “I’m ready to turn the page on this one,” was said to us countless times by Sergio. Unfortunately that’s not how warranties are supposed to work. Issues: Cracked planks. A few were replaced and several were not. We were literally told “these are minor cracks” and it was not cost effective for them to send a guy out. This was a $5000 brand new fence, we should not have any cracks or split boards. To be fair, they did send someone out to repair a few however they replaced some boards that didn’t need to be replaced. Because their worker made a mistake, Sergio refused to send out another worker to finish the job and fix the boards that were actually damaged.  Gaps. We have several spots on the fence where there are visible gaps. The planks were installed “crooked” in several areas leaving to much spaces on one side. They were not spaced correctly. This resulted in gaps which you can see through. Not how a privacy fence should be.  Nails. Oh man the nails! I get there will be some nails left behind. But this was just crazy that we picked up TONS of nails from the yard. They didn’t seem to make any attempt to get those cleaned up. We have three kids and two dogs so we’ve sill anxious when they go out into the backyard barefoot.  Left behind old fence. After several text message conversations, they never picked up the old fence. It was left in our driveway for weeks before we broke it down and loaded it into our truck and paid to dispose of it ourselves at the dump. We were told “the city should pick it up.” Well even if they did pick it up that still left us hauling it to the curb. We called the city they do not pick up old fence. So we had to get rid of it.  Relocated sprinkler heads. Despite the “crew” clearly marking where are sprinkler heads were, we still had to have 2 moved. One was completely on the outside of the fence, the other was under the fence. Sergio did send someone out to relocate the sprinkler heads. Interesting as it shows us that we lost about a foot in our yard to the neighbors now. Overall the fence looks pretty good, just don’t look at it too closely. Wouldn’t recommend, they should probably stick to lawns.

Very nice work. Always kept me up to date about what was going on and answered any questions I might have had. I had an 8ft cedar wood fence installed with a deck and both turned out perfect. I highly suggest using this team of professionals and will be using them on future projects.

I needed to fix my fence that fell down due to storming weather. Craig quoted price upfront based on my description but was flexible in scope and quote. We agreed upfront on work, cost, and time. He worked really hard despite a very hot & humid day, and stayed late to until work was finished. I am very satisfied with his work. I am also thankful for the previous reviews and happy to join them in recommending Craig.

Kings of Kings did a great job on the fence. I've lived in Hackberry for 14 years an no painter in the past has done the work as well as Rico. He did the job quickly and was reasonably priced. He came out the next day with cheapest quote, but provided the highest quality of work and value for the price. Rico takes pride in all of his jobs to do beautiful work. I truly appreciate him completing the job in such a timely manner. I give the highest recommendation for King of Kings. Rico did the best work on my house in 14 years. Thanks so much.
