Q & A

Answers to commonly asked questions from the experts on Thumbtack.

Is it worth it to hire a roofer?

There are several reasons why it’s worth it to hire a professional roofer instead of attempting it yourself. The first is safety. Roofing is inherently dangerous, as a fall from a roof could seriously injure or kill you. Roofers have specialized equipment and training to help prevent accidents.

Next is experience. Roofers know how to spot problems (leaks, missing shingles, moss or mold growth, etc.)  in your roof that could potentially save you from costly repairs down the road.

And finally, roofers save you time by getting the job done quickly and with a high degree of quality.

How do I choose the best roofing contractor?

Choosing a roofer starts by reading reviews online. Compare customer ratings of roofing contractors and companies to identify pros with a good track record of craftsmanship and customer relations. Some reviews may also have photos of completed roofing jobs.

Many states require a license for someone to do roofing work, so make sure the companies you’re considered are licensed. Also, look for contractors and companies with several years of experience.

Before you make your final choice, contact several roofers near you to get free estimates and quotes. Ultimately, choose the roofer that will do high-quality work for a reasonable price.

What is the best roofing material?

The best roofing material for your home will depend on your budget and what you’re looking for. If you want a roof that has longevity, consider the following:

Asphalt Roof

Lasts 20 years

$5 per square foot

Metal Roof

Last 50 years

$10-$18 per square foot

Clay Roof

Last a lifetime

$15-$20 per square foot (for terracotta)

$20 per square foot (for Spanish clay tile)

Concrete Roof

Last a lifetime

$10 per square foot

Slate Roof

Last a lifetime

$10-$75 per square foot

Does homeowners insurance cover roof replacement?

Homeowners insurance generally covers roof replacement if the roof is damaged by a natural disaster or a sudden accident, according to Investopedia. However, insurance companies often won’t cover roof replacement costs if the roof is older than 20 years. Read your insurance policy to find out what types of roof repairs or damages are covered.

How long does a roof last?

A roof’s lifespan depends on two major factors: the material and how well the roof was installed. Assuming that the roof is installed properly, here’s how long different roofing materials should last:

  • Asphalt shingle roof: 20 years
  • Metal roof: 50 years
  • Slate roof: 100+ years (lifetime)
  • Clay roof: Lifetime
  • Concrete roof: Lifetime
  • Copper roof: Lifetime

Contact the best roofers near you to get free estimates and start planning your roofing project today.

How do you know when you need a new roof?

Some of the signs that indicate you need a new roof include cupping, warping and peeling asphalt shingles, as well as cracks on certain shingles. Other warning signs may include:

  • Leakage
  • Exposed nails
  • Missing granules
  • Droopy, sagging roof
  • Moss, mold or fungi growth

A metal roof may need to be replaced when it grows rusty and begins leaking. Tile roofs made of clay, slate or concrete need repairs when cracked. Cleaning and inspecting the roof regularly can help prevent major damage from occurring.

Contact the best roofers near you to inspect, repair or replace your roof.

Do you tip roofers?

It’s not customary or required to tip roofers. This doesn’t mean that you shouldn’t tip, but it is generally not expected. If you do decide to tip, you can give the tip to the foreman or distribute it yourself.

Another idea to show your appreciation is to surprise the crew with coffee, water, snacks, breakfast or lunch when they arrive at the worksite.

Does a roofer need to enter my home?

Generally, a roofer will likely not need to enter your home. The bulk of the work takes place on and around the edges of the roof, where roofing material meets either dormer walls or other structures. So, there is usually no need for person-to-person contact. However, there might be some cases where a roofer needs to enter your home, perhaps to inspect damage or access electrical outlets.

You can take care of any consultation calls using video chats, photos and emails, and payment should take place on virtual platforms. Put together a strategy with any local roofing professionals you contact.

What’s the best way to set up a consultation or an appointment with a roofer during the COVID-19 pandemic?

Because social distancing is important during the COVID-19 pandemic, it’s recommended that you message roofers after narrowing down your choices through an online search of local roofers near you.

Ask if the roofer is willing to conduct an assessment via video chat rather than a traditional site inspection. Additionally, strategize on what other steps you can collectively take to make sure you’re following guidelines on social distancing during this time, including conducting a virtual payment.

Can I use digital payments to pay for roof installation, replacement or repair?

Digital payment platforms are common among roofers, roof repair companies and other services. The COVID-19 pandemic will likely cause more service providers to adopt platforms like PayPal, Zelle, Google Pay, Square Cash, Venmo and others instead of cash or check to decrease the risk of transmission.

You can typically find out whether roofers accept digital payments on their online profiles, and you should confirm this information with them during a consultation call.

7 CITIES ROOFING did an Amazing job on my mother's roof. I contacted them and the owner came out the next day and provided a free estimate. The new roof looks great and they were fast and efficient. Would definitely refer to others.

*update: see attached texts verifying the lack of veracity on Ralph's (7 Cities) part: -Ralph's $3000 was actually a $2000 opener knowing he'd lowball... -Ralph admitted to his crew using MY ladder to walk on my tin roof. -Ralph Re-Negotiated once it came time to fix his installation flub 7 Cities can improve by simply installing the roof that was agreed upon. It also wouldn't hurt business to entertain customer questions with a bit of tact and understanding instead of aggression. My roof was installed with general felt paper, on one portion of the roof, shingle over old shingle on the only known leaky portion of the roof. The contract clearly states that the roof would be a complete tear-down of old shingles and done with synthetic felt. When I witnessed the back half (the leaky portion of the roof that lead to the new roof in the first place) clearly being shingled over old shingles. I addressed the issue with the owner (who was managing the project from his truck) and was met with a lie followed by disrespect and anger due to the fact that I was questioning the quality of his work. Upon further inspection with a GAF representative, we proved the roof was in fact not installed per the contract. I am still, weeks and one tropical storm later, trying to get the roof per our contract. The owner has told me that there's nothing wrong with the roof and refuses to honor his contract...vice our verbal agreement to take money off the contract AND replace the roof with the product I paid for. If you've had your roof done by 7 cities previously, I recommend a detailed inspection to see if you actually got what you paid for. My roof was done per contract ONLY on the street side where they started roofing and where people tend to check...this was clearly a scam job!

Rain delayed the job however, as soon as the weather cleared his roofers were on the job. They stayed until dark. They had 3 roofs to do that came with repairs. Coudos Ralph to you and your team. GREAT JOB!

Kevin did an excellent job on some last minute roof repairs. He came out right away assessed the situation and had the materials on hand so went ahead and worked it even though it was late in the day. No worries about the rain now.

Mr. Torres and his crew did a wonderful job. The roof held up well after a severe rainstorm on the next day. Mr. Torres also assisted in a small repair requiring a tall ladder. Will definitely use if services are required again. S. Diggs

I had a roof repair I needed done in order to be compliant on a home inspection that was very time sensitive. I reached out to 3 different contractors on thumbtack and all I heard was crickets. Even though he was not one of the three I contacted, Angel contacted me at 8am and by 2:30pm the job was complete and he was on his way. He was on time, gave me a very fair estimate of which I agreed to and within 30 minutes he had returned to start the job. Quick, professional and I would hire him again without even thinking about it. In fact, I have already recommended him to a family member that was looking into getting their whole roof redone.

William was great. After we had 2 roofing companies bail on us and one give us a seriously overpriced quote, he came out over the holiday weekend to provide a quote and was back on Tuesday to do the work. He was here a couple hours and communicated clearly throughout the process. Definitely will be reaching out to him for future projects!

Where can I start...First, I received an appointment the next day. Ralph showed up explained the roofing system, types of shingles, the process and was extremely knowledgeable and customer focused in general. He gave me a copy of the estimate and it included a 3 year labor warranty with the lifetime shingles that I subsequently purchased. I place 1/2 down and he started and completed my shingles the next day! Furthermore, the crew were very clean, to include picking up all nails (I was surprised how many were in the yard, because I could not see them). You could not tell that 7 Cities was ever there with the exception of a brand new and beautiful architectural roof. Thank you 7 Cities and Ralph for doing such a phenomenal job! Would DEFINITELY recommend for quality, price, warranty, all in a fastidious manner.

Ralph and his team were excellent throughout the whole process. The work quality and the value for the work was unbeatable. If you ever need a company that is reliable, realistic, and professional 7 cities is your go to. We are grateful for the service they provided and we would recommend them to anyone in the near future. They stayed for 13 hours to make sure the job was completed, never cutting corners and performing the best quality work with the best quality roofing materials. No hidden fees like most contractors will hit you with, estimated price remained the same after contract was signed and job was completed, they even had to use extra wood, take added precautions and do more than what was agreed upon at no extra charge I wish I had another house just so I could hire 7 Cities to do my roof again you won’t be disappointed Thankyou so much again Ralph!!!

Thank you Ralph for the awesome job! I would absolutely recommend using 7 cities for your roofing needs. The owner supervised the job on site from start to finish, giving some piece of mind that he would be there to respond to any issues or concerns that may have arisen. The crew was very friendly, respectful, and professional. They went above and beyond in several areas. I had requested they use specific pipe collars, add an additional vent, fixed some flashing issues, use plywood clips, and several other oddities. They were able to accommodate all of my request with a smile on their face. I was also impressed that they used actual starter strip, ridge cap, and ice and water shield instead of just three tab shingles, which shows their dedication to quality. It is comforting to know that I have a roof that is strong and that my home is protected from weather for years to come. Thanks for the job well done!

Bordeaux Construction was hired to repair leaky chimney flashing on my roof. The technician arrived early for the estimate appointment. And the estimate was incredibly reasonable. On the day of scheduled service, the technician arrived over an hour late, claiming to be stuck in traffic. Additionally, I only received this information after calling the office and speaking with the receptionist - who still had to call the tech, and then call me back. After completing the roof repair, the tech offered to look at the interior water damage to offer a new quote for additional work. The new quote was amazingly reasonable and service was scheduled for the next day. The tech called to say he would be an hour late. That hour turned into 2 hours.....which turned into "he can't make it out today" after a phone call to the receptionist. I sat around my house waiting for an entire morning to have 2 hours worth of work NOT completed in my living room. This resulted in a moldy, gaping hole left open in my ceiling and wall...with 2 small children and a dog in my home. They wanted to push the service appointment out 2 days. No thank you. The technician, Tim, does good work. The prices are incredibly fair. But if I can't count on them to arrive on time (or in a reasonably timely fashion) or to keep me updated on emergencies/unexpected delays, I will take my business elsewhere.
