B&M Construction responded very quickly and we were able to arrange a time to evaluate my roof repair project. They evaluated my roof with me and explained what they saw and how they would approach the repair. Other companies tried to claim I would need to replace my entire roof, but B&M confirmed that a whole new roof was not needed and that repairs were possible and recommended. Was able to schedule repair quickly and were very nice and professional. Very happy with results!

Daniel was very responsive coming out and bidding. Put me on his schedule with a firm date and time for completion. I needed to repair/replace the siding and he had someone come complete the job and still made the completion date. The only ding against his workers I had was they broke some rhodies and hydrangea and did not tell me. One of the hose hangers was damaged and needed to be put back on properly. Bid was neither the highest I got or the lowest, but the reputation is good. Comes on time and completes on time for reasonable price.

Mogi is an amazing person to work with. Extremely polite, punctual, honest, professional and very helpful. He gives you good suggestions according to your requirement and works closely with you on your timelines and budgets. His team is great and all of them are very understanding. Language can seem like an issue, but you will sail through it smoothly. Mogi is our go-to person and we keep calling him for other small things to be done at home too, like RO System installation, electrical installations et all. We have already started sharing his contact with our friends and can vouch for him without a doubt!

Bob did a great job fixing my 2 French Doors. Originally I had assumed I would need 2 new doors. However, with Bob's experience and knowledge, it turns out I needed some minor repairs and the doors ended up like new again. This saved me THOUSANDS! Hats off to you, Bob! He also pointed out some additional plumbingl work needed in my home. Bob took care of it easily, and at a reasonable price. my Would hire Bob again in a heartbeat!!!

Good Guy Windows created a new big opening (8' x 5') on the West wall of our house in Bellevue. They came with 4 guys and did a really good and finished job. They obviously knew what they were doing. They were clean, paid a lot of attention to details and really tried to avoid to mess everything around. We would definitely recommend their work for anybody wanting to install a new window in the area.

I had a broken basement window that they came by and fixed. Super responsive by email, quick to give a quote, etc. One star off for the technician calling me in the morning to change our installation time to earlier in the day, only to leave work and wait for the guy and have him come at the originally appointed time. That said, would definitely use again.

I had a home built in ’56 with a large 9’ x 5.5’ front window that needed replacing. I attempted to get quotes from a couple of long established window companies and either got the runaround, or didn’t get a call back with a quote. In a Google search, I found R & L Windows. Randy answered my call on my first attempt, he met me that evening after work to provide me a bid, and two week later installed the window. R & L’s serves was outstanding, his employees were courteous and fast at the installation. I’ve had many windows installed in my houses over the years, I can’t say enough good things about the work and I couldn’t be happier with the final product.

3-24-18 My name is BK Henley, John L. Scott/KMS and I have been a real estate broker since 1985. I like to give positive reviews when they are deserved. Don Wahl responded quickly when I called him. I sold a house that was in Escrow and it needed siding on one wall of the house and some repairs made ASAP! I called and got several bids, but the other contractors were not as responsive, and they wanted to use a lower grade siding - that costs about the same as Hardi-Plank (concrete siding), that WAHL Contractors used. Don's crew was punctual and Don kept informed with me via phone and text (a) the price and materials, (b) when the work would begin, (c) pictures of the work when they were completed. I highly recommend WAHL Contractors!! BK Henley, 206-909-6003, bkh@johnlscott.com

Dale contacted me soon after I made our request to have our 1939 windows repaired. He came out the same day and began the repairs on the windows so that my Mom, who was on hospice, could move in the same day with no drafty windows. He fixed them beautifully and made them so they work better than New. We will be using him again to fix our other windows which don’t close completely or are stuck. Highly recommend this man and his craftsmanship!

I contracted with Jesse to repair a bath and shower, both had leaked through tiles and there was extensive water damage on walls and floor in both bathrooms. I think Jesse and his team are great at carpentry and masonry, from prep to finish. The extensive water damage made it difficult to come up with an accurate quote, and in the end unforeseen damage in both bathrooms was repaired with additional updates for an additional fraction of the original estimate and with excellent workmanship! I think Jesse is fair, reasonable and has his customer’s interests in mind.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

How do you replace a window?

You may want to replace a window if the glass has been damaged, you’re remodeling a room, or you want to upgrade your energy efficiency as well as your style by getting rid of those drafty single panes that are losing you money. When replacing a window, you can remove and replace the entire window down to the house frame. This method is best if the existing frame is damaged or deteriorating, but requires construction skills and know-how and will take more time and money. An easier and less expensive option is to install an insert replacement window into the existing frame. Insert replacements are only an option if your window frame is in good condition without rot or damage.

When replacing an entire window, first you’ll carefully remove the existing window with a pry bar and other tools. Next, you’ll make any repairs and adjustments needed to the existing frame or header and studs to ensure that the space is perfectly plumb and square, so the new window will sit perfectly within the space. Next, install the new window from the exterior, securing it into place. You’ll need to precisely wrap and insulate the window to ensure it doesn’t leak. Then, install the interior casing and exterior trim (as needed). If you prefer to hire a professional to install a window, consider replacing more than one window at a time, as the pro can work more efficiently.

How much is a custom window?

Choosing custom windows will increase your window installation cost but will provide you with exactly what you want. The average national cost for window installation is $2,650. Your custom window costs will vary based on several factors. The first factor is the type of frame you want. The four most common types of frames are vinyl, fiberglass, aluminum and wood. Wood is typically the most expensive option, followed by aluminum. The type of glass you select will also affect cost. There are single-, double- and triple-pane windows. Most double- and triple-pane windows have gas sealed between the panes that act as insulation. Windows typically cost more the more energy-efficient they are, though this efficiency can save you money on utility bills in the long run. The type of glass used can also affect cost. There are different grades of glass — high-performance glass, low-e coated glass, and more — which all provide you with better insulation. In addition, the number of unified inches (window height x window width) you need will affect cost. The cost of custom windows will also be affected by installation cost and whether any repair or construction work is required to properly fit the new window.

How much would it cost to put in new windows?

The cost to replace a window can vary depending on factors such as window size, type of glass, brand of window, necessary trim repair, and any construction work required for installation. Labor rates and cost to do business in your region will also affect the cost. The national average window installation cost is $2,650 per project. Here are some examples of average trim repair and window replacement costs:

  • Trim repair:
    • Line and case a window frame with an MDF product: $400.
    • Line and case a window frame with raw hemlock wood: $500.
  • Approximate cost to install five windows at one time: $3,000.
  • Approximate cost to install one double-hung, energy-efficient 3-foot by 4-foot window: $500-$550.
    • For the same window size (3-foot by 4-foot) from a different manufacturer made with a specialty fiberglass exterior and all-wood interior, the cost could go up to $1,500.
    • Pricing can go as high as $5,000 for a bay or bow window with specialty glass and framing.
      • These examples include removal and disposal of old materials and window.
