They did a terrific job cleaning our roof. It’s over 40 years old and looks good as new. Pedro and his brother are courteous and friendly. They obviously strive to please. The only problem was dirt and debris on the door and trim of our deck door. I think they did not inspect the door or they would have cleaned it off. We will definitely recommend them.

Hardcore moving efficiently and quickly moved all my things out of my house after 43 years of living there. Corey managed and oversaw all aspects while efficiently and orderly moving everything. He was not afraid to jump in and help when needed as I had not finished packing boxes. He was very kind. A stressful day turned into a joy because of them. He also bid on painting my new home. Meticulously he painted each room with joy. He was very reliable, honest and did what he said he would do. Entered my project information on Thumbtack for pressure washing of asphalt driveway and unsealed concrete half basketball court. Clear N' Bright had best price. What made me feel they were a straight up (customer friendly) business was that they were quick to reply, answered all my questions, asked me questions to clarify job, and were very professional. They were able to accommodate the appointment to my schedule. I felt trust. So when they came to do the job I felt like they would do a good job. And they did! They had told me how long it would take, gave me additional maintenance tips and responded to all my questions in a friendly manner. The guys used a professional rotary pressure washing tool for both surfaces and then did a rinse to leave behind two clean surfaces. These guys were cool. I also asked about the other services they do and the cost. I got a quote for window cleaning and roof moss removal and treatment. I didn't proceed with those projects but the prices they gave me were very reasonable. I will hire them again. Thank You Clear N' Bright! you came through for me. The entire experience with Regal was impressive and exemplary. I live on Capitol Hill in a large, 1903 three story building with a lot only slightly larger than the structure. The building had not had a complete tear-off and re-roof for the life of the building, with the southern portion of the roof having FOUR layers, with the bottom being the original cedar shake, which is three layers of wood all by itself. The roof is also quite steeply pitched @ 8/12. For these reasons most of the bids I received were quite high and one company I contacted refused the work. It's true, it was a very tough job. Access was not good for ladders, the dumpster had to be placed inch by inch as the first driver refused to place it, electrical and phone lines to neighbors, etc. are all close, the shingles had to be hand carried to the rooftop because the delivery truck couldn't access the roof. Besides this the top unit of the building has a cathedral ceiling and so special venting procedures were required to deal with the insulation packed into what would otherwise be the vented area. Through all of this the bidder, Keith, was straight-forward and personable, and had good recommendations for material that was not confined to one manufacturer, as well as presenting excellent "standard" materials and workmanship. The owner, Tony, appeared at the start of the job to see that the crew was all set up and everything had been attended to, and the crew of three worked very very hard to get the job done right. I got up on the roof numerous times myself to check everything out and it always looked good. The lead man was well-spoken and always calm and reasonable and friendly in the midst of an enormous amount of material coming off a very steep slope. The job I saw them do was about as tough as residential roofing gets and the entire crew were friendly and easy to deal with throughout. Cleanup was done very well -- even in the gutters -- and the grounds were well protected in the course of the job. Dealing with the money and the office and the actual contract was seamless and everyone was responsive and on-the-ball. I would highly recommend Regal Roofing to anyone. I got eight bids before choosing Regal and now that the job is done I'm very happy with the choice. There's a lot that can go very wrong in a roofing job especially one this complex and tough and they didn't miss a beat. I am a very satisfied customer and I feel the money was very well spent. I am looking forward to another 30 years + under cover.

Our condo association was looking for a ballpark quote for roof replacement within the next few years. We had several bids from different companies to replace our roof and J&C Roofing came out to have the best bid! They’re very professional, providing us a very honest estimate on what needed to be replaced. The crew was so polite, they always informed us of the progress from finish to start, completed our roof in an timely manner. In the middle of the project, they found that one of our skylines was never fasten down with any screws by the builder 20 years ago! Why do I need to clean my roof?

Over time, algae, moss, lichen, dirt and even salt (if you’re near the ocean) can build up on your roof. These buildups can affect the look and function of your roof unless removed. The buildup of organic materials such as moss on a shingle roof can prevent water from sloughing off as it normally would. Trapped water can rot the roof or cause early deterioration of your shingles. Even if you don’t have a shingle roof, moss and lichen absorb water, and that wet material adds weight and stress to your roof — as well as providing a home for insects and other pests, and collecting dirt. For reflective, cool roofs that redirect heat away from the home, algae and moss growths can hamper their ability to deflect the sun, which can affect utility bills. Visually, moss, dirt and algae growths on a roof can have a negative effect on perceived home value and curb appeal. For example, black algae streaks on your roof may cause a potential homebuyer to assume that the roof might need repair or replacement, when it only needs to be cleaned.

Can a roof be cleaned?

Yes roofs can be cleaned, and yes, it’s a real thing. Roof cleaning may actually be a wise investment to prolong the life of your roof. Overgrowth of moss, grime, lichen or algae can all shorten the life of your roof. If you have black streaks growing on your roof, they are likely caused by gloeocapsa magma algae spores that have landed on your roof and taken up residence. Once the algae has grown into streaks, the organism has usually been growing for several months and it’s high time to have it removed. If you live in a rainy part of the country, such as the Pacific Northwest, there’s a good chance you’ll find moss growing on your roof at some point. The northern part of your roof, as well as any parts that remain shaded all day, will provide a wet, cool haven for moss to flourish. Unfortunately this water-absorbing moss can damage your shingle roof, leading to rot if not removed. Beyond roof health and function, a clean roof can boost your curb appeal and potentially boost your home’s resale value. The national average for roof cleaning costs ranges between $270 and $350, although prices can be higher depending on how large your roof is, how steep your roof is, and what type of cleaning is necessary. Typically pros use either a pressure wash or chemical wash (made with a concentrated bleach solution) to remove algae, lichen, moss and dirt.

What chemicals are used to clean roofs?

Roof cleaning is done to remove moss, lichen, algae, and buildup of other grime and dirt. There are several methods for roof cleaning, which can include a chemical soft wash, pressure washing, low-pressure washing and hand washing. When a chemical soft wash is used, a bleach mixture is sprayed onto the roof. The bleach-based solution is absorbed by the algae or moss, which dies from exposure to the chemical. The roof is then sprayed with a low-pressure rinse of water, which loosens the now-dead material, allowing it to slide off the roof.

For homeowners, the Asphalt Roofing Manufacturers Association recommends a mixture of 50 percent laundry-strength liquid chlorine bleach and 50 percent water. Professional roof cleaning companies will use an industrial mixture that is still safe but may be more effective in eliminating algae and moss growths. Asphalt shingle roofs are the most common type of roof, but each roofing material will have its own cleaning needs, so it’s best to consult with your roofing pro before diving in. Don’t do it yourself unless you can safely navigate your roof, the chemicals and a sprayer system. When in doubt, leave it to the pros.

What is a standing seam metal roof?

A standing seam metal roof may be a strong, durable, safe choice when you’re considering metal roofing installation options. A standing seam refers to the raised seam where the sheet metal roofing panels join. Traditionally, shingles and roof panels lie flush to the roof, making them more prone to rust or penetration by water at their seams. In a standing seam metal roof, the raised (or standing) seams run vertically from the roof ridge to the eaves, with no horizontal seams. In addition, the fasteners joining the metal panels together are concealed, providing even fewer opportunities for water or moisture to build up. The cost to install a standing seam metal roof will depend on the type of metal you select, the size of your roof, and the cost of roofing labor in your region. Can a metal roof be installed over shingles?

In many cases, metal roofing can be installed over your existing shingles. Research building codes in your state, as many require that after two roofs have been installed, all roofing materials must be completely removed before a third roof can be put on. This protects your home’s structural integrity and your family’s safety. Carefully read contractor reviews and choose someone with extensive experience with metal roofing installation. One concern when installing metal over shingles is that over time, condensation can build on the shingles and cause the metal to rust. This will lead to rust around the panels, making them more likely to come loose in a storm. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000. The wide price range represents different roof sizes, different types of metal, and the cost of labor in different parts of the country — and can also include the cost of removing an old shingle roof prior to installing the metal.
