We had a stove pipe leak in our house, and because it's the rainy season, roofers are generally busy and we didn't expect to get a call back so quickly. B&M to the rescue! Brian was the first to respond to us, offered to have a look at the roof the next day, and fixed the entire problem the day after that. We really appreciated his speed and responsiveness because the issue was very time sensitive. We had such a good experience with Brian that we will probably have him install skylights for us, too!

Dennis helped me with replacing a garbage disposal today on the hottest day of the summer. He got in touch with me to see if I was available earlier than our appointment time- so a plus to have 2 extra hours on my day off. He is very professional and courteous of your home. I asked him if he could help me with changing 2 locks - and he did. He is extremely affordable! All his work was only $20 more than the quote from the big box chain to install the new garbage disposal. He took away all the replaced items and even followed me to my bank ATM. I highly recommend him and will hire him again when I can use his help.

Woke up on Saturday to a leaking roof in our guest room. Started calling every local roofer I could find but only one answered. They said to text them our address and they would be over within the hour. Several hours later and more calls they finally showed up. I can fix almost anything but wasn’t interested in learning to fix a roof while it was raining and leaking. The first roofer seemed knowledgeable and said they could fix my leak and would start the next day. They never showed back up and didn’t answer calls. That is when I called regal roofing. They came within the time they quoted and gave a fair quote. Once I agreed to the quote the employee was off to get the supplies and was back quickly. He did a great job and I have not had a leak since.

Our house was overdue for a paint job. I was nervous about the process because this was the first time we'd ever had a home painted. I found this website and advertised what I needed. I received a handful of interested parties willing to come out and look at my home to give me an estimate. Lucinda, from Gafco, came out to look at our home. We had an old run-down deck that had needed to be removed and a few pieces of siding that needed replacing due to a leak above the window. I asked her to give me two separate estimates, one for painting and one for the deck removal/siding repair. She retreated to her car and returned immediately with the best prices I could have ever hoped for. Didn't take long to decide to hire Gafco to do the work we needed. I went to the office on Monday to sign the contract and put down my 50%. Spent a lot of time calling Lucinda, the office manager, because I had so many questions. She was so friendly and there with an answer every time I needed her. They started on Tuesday with the pressure washing. We had a lot of peeling paint, so it took a couple of days to get all of the scraping and priming done. With the deck, we were worried that the leak might have caused damage inside the wall, which would relate to more work and the price going up. We talked with Erik, the owner, about this and he assured us that when he got in and could see what was happening, he would stop and let us know what we were up against before we went any further. This was very relieving. The deck turned out to not be a big deal. It was removed, the siding replaced, flashing was added above the windows where it had not been when built, which caused the leak. The whole crew arrived early Friday morning to paint our house. What a great group of guys! They were all very friendly and respectful. Erik had us walk around with him at least 5 times to make sure they didn't miss anything, and to point out anything we thought needed to be touched up. When they were all done, we were left with a beautifully painted home and a clean yard. I will definitely be recommending this company to everyone I know who is looking for a job well done at an excellent and affordable price. They are top-notch! Mechelle B.

We had an extremely good experience with Josan Roofing. They put a new roof on my (very old) garage and also a replaced the flooring on an exterior balcony. Very prompt hard-working people. They worked weekends to get the jobs completed on time. On the garage project they managed to not step on any of my neighbor’s flowers or cause any damage to my two cars which were very much in the way. I had the sense that with other roofers they would look for a reason to not do the project. With Josan, they just figured out a way to make it work. The balcony ended up needing some carpentry work which was done properly. Their cost was more than reasonable when compared to other shops. They were able to complete both jobs quickly too. Very please and happy to support this business.

Ed M. Out of the four estimates received Clear View Exteriors LLC was the most thorough. Scott (owner) performed the inspection/review of the roof and provided an estimate. Other companies had a representative inspect/review and provided an estimate. Scott was the only person to access the attic area to access any existing damage/take pictures of the area. Explained why there was water damage around some of the roof eave overhang (4-inch gutters clog/fill with water that saturates the plywood/OSB and rots) and to correct this, he recommended 6-inch gutters to replace the 4-inch gutters for better water flow with down spout boxes to clean any debris. Scott referred me to a painter who did an outstanding job. Scott provided a binder with pictures of prior work completed with references. The roofers were very professional from the being (covering and protecting any ground areas as required) to completion (cleaning all ground area). Although there was a supervisor for the roofers, Scott was on site numerous times to ensure everything was being performed to the home owner’s satisfaction. My wife and I could not be more pleased with the results. Clear View Exteriors, LLC is truly a professional business.

I hired Jose and Angel to paint the interior of my home. I was impressed with their eagerness to do the work, their responsiveness to all calls, texts and emails, their professionalism and their very strong work ethic. These two men worked their behinds off, from sun up till sun down (arrived at 7am and worked diligently until about 7pm) and when they finished it looked like I had a new house. I was SO happy with their work. In addition to being the most responsive, they were also the most affordable. Had to work within a budget and I was very happy and grateful to be able to hire two high quality painters I could afford who did such a beautiful job. The job consisted of 5 living areas and included several doors that needed painting. Jose and Angel worked quickly and tirelessly, and the result is gorgeous. I won't hesitate to hire them for more painting jobs in the future and I'd recommend them to anyone without hesitation.

Jaime reviewed old rotting wood from our shed and put a new roof on. He was able to schedule and complete the work much faster than some of the other roofers in our area. The completed roof looks great, and his prices are very reasonable.

I contacted Cameron at Gage Roofing to help me with several non-roofing issues and got a quick response, quote and follow-up. Before contacting Gage Roofing, I called a number of local companies and/or craftsmen and found only one that would visit to look at the work involved but was uninterested in providing a quote. As a senor citizen I really appreciate Gage Roofing which was willing to help where others were too busy to do so.

    Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a standing seam metal roof?

A standing seam metal roof may be a strong, durable, safe choice when you’re considering metal roofing installation options. A standing seam refers to the raised seam where the sheet metal roofing panels join. Traditionally, shingles and roof panels lie flush to the roof, making them more prone to rust or penetration by water at their seams. In a standing seam metal roof, the raised (or standing) seams run vertically from the roof ridge to the eaves, with no horizontal seams. In addition, the fasteners joining the metal panels together are concealed, providing even fewer opportunities for water or moisture to build up. The cost to install a standing seam metal roof will depend on the type of metal you select, the size of your roof, and the cost of roofing labor in your region. Materials will play a major role in your metal roofing installation costs. If you select standard galvanized steel, the cost per square (100 square feet) might be in the $150-$300 range, while a high-end choice such as copper or zinc could be between $1,000 and $1,500 per square. Here is one example of cost:

    • Standing seam metal roof: $300 per square to start, including materials and labor.
      • A 30-square roof could cost $9,000 or more.

Can a metal roof be installed over shingles?

Metal roofs are durable, environmentally friendly, safe and budget-friendly. If you’re considering an update, metal roofing installation doesn’t have to mean completely removing your old roof. In many cases, metal roofing can be installed over your existing shingles. Research building codes in your state, as many require that after two roofs have been installed, all roofing materials must be completely removed before a third roof can be put on. This protects your home’s structural integrity and your family’s safety. Carefully read contractor reviews and choose someone with extensive experience with metal roofing installation. One concern when installing metal over shingles is that over time, condensation can build on the shingles and cause the metal to rust. This will lead to rust around the panels, making them more likely to come loose in a storm. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000. The wide price range represents different roof sizes, different types of metal, and the cost of labor in different parts of the country — and can also include the cost of removing an old shingle roof prior to installing the metal. As a line item, the average cost of removing an old roof to prepare for installing a new roof, plus adding new roof decking, costs on average about $45-$75 per square (the pro roofer’s term for 100 square feet), depending on the pitch of the roof. Always make sure you have a clearly written contract and a warranty on both the labor and the metal.

How much does it cost for a metal roof?

Metal roofing installation is an attractive option thanks to metal’s long lifespan, hardiness and fire-retardant properties. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000.There are different types of metal roofs, each with their own installation needs and materials costs. Roof size also affects your metal roofing installation costs, as do regional labor rates. Roof size is measured in squares; one square equals 100 square feet. Here are some examples of the average cost for a metal roof:

    • Standard metal roof: $120-$150 per square to start, including materials and labor
      • A 30-square roof (a 3,000-square-foot roof) could cost between $3,600 and $4,500 for a typical three-bedroom home.
    • Snap-Loc metal roof: $200-$225 per square to start, including materials and labor.
      • A 30-square roof could cost $6,000-$6,750.
    • Standing seam metal roof: $300 per square to start, including materials and labor.
      • A 30-square roof could cost $9,000 or more.
    • Tuff-Rib metal roof: $250-$350 per square to start, including materials and labor.
      • A 30-square roof could cost $7,500-$10,500.
    • Mid-range metal roof package, including all accessories: $300-$500 per square.
      • A 30-square roof could cost $9,000-$15,000.
    • High-end metal roof package — such as zinc or copper — and all accessories: $1,000-$1,500 per square.
      • A 30-square roof could cost $30,000-$45,000.
