Ernesto and his crew did a really great job renovating my yard. Truly transformed it. They installed all new sod, border around the house. Also really impressed me that Ernesto didn't ask for any money upfront at all until the work was completed. They went all out to get my project done. He has a family operation, totally trustworthy.

Dennis replaced the dead fan/light in the bathroom of our condo on QA. It's a rental for us now and we live out of state so finding someone to do this type of smaller project work is challenging, to find someone who does it well and to completion is more so. Dennis ended up making 3 trips to complete the project including patching the hole when the new model ended up being 'just a little bit' smaller than the 1978 version that was replaced. He was friendly and communicative and worked directly with my tenants to scheudle times that worked for them. Thank you Dennis.

Jorge and his crew did a really nice job for a very reasonable price. They installed insulation, hung and taped drywall (with a smooth finish), painted the exterior and painted the interior of a garage-turned-studio / workshop. I am a bit of a 'perfectionist on a budget'... so probably the most annoying kind of customer to work with. And while I did have to make a few requests throughout the job that I thought were sort of obvious (like covering the garage doors in plastic because the black exterior paint was misting on them), they were always very accommodating and wanted me to be satisfied with the project. So just be very specific at the beginning about your expectations and tell Jorge if anything comes up that you're not satisfied with, and I'm sure you'll be pleased with the end result. One example... the floor was left with white drywall dust and mud splatters on the concrete (even though I had mentioned that it was our final flooring and not going to be covered up), and when I texted Jorge about it, his wife called me right away and they came over that evening to scrub it clean. They are really nice people to work with, and it's apparent that they care about their customers. I would work with them again on future projects.

Hired criss to do some yard clean up on our new house which is in need of desperate help. Trimmed some ground cover, removed a bunch of ornamental grasses, and cleaned out a creek bed. Never hired a landscaper before so it was a good first experience.

We hired All Phases to frame and install a new garage door. The door looks fantastic. John's crew got it done quickly and it looks exactly how we envisioned it. They were timely with their responses to our questions and the scheduling. It was a pleasure dealing with them and not having a nightmare that some contractors can be.

My husband and I couldn't have imagined how wonderful the job TJ and Marvin did for us!! We hired them to - pretty much gut our backyard and deck - remodeling everything for us. They treated or job as if it was their own home. It was so much more than what we hoped for. I would - in a heartbeat - recommend them to anyone. The beautiful work they did for us will be enjoyed for years to come. They leveled our backyard, planted new sod, installed all new fencing, built patio with a fire pit. They tore down and built a new, enlarged deck that wraps around the side of our house. They took out our bedroom window and installed sliding doors to the new deck which looks out onto a beautiful wetland. They installed a new ceiling fan. When we moved into our house 5 years ago, our furnace was in one of our bathrooms. Due to the design of the bathroom, there was no way to cover the opening to the furnace - leaving it an eye sore. They took our the door to the bathroom and installed a smaller door - leaving them room to install a beautiful - barn door style door - closing the opening to the furnace. In the future, any remodeling to our home will be easy, all we'll do is call TJ and Marvin!! If I could, I'd give them 6 plus stars!!

I hired Pedro and his crew to tear down my old garage and build a fence. The bid for the work was very competitive and the work was highly professional. After tearing down the garage, the ground was raked clean. The fence was put up the following day. Pedro was very receptive to the design requests we had and even offered some helpful suggestions. Bottom line, I will be hiring Pedro and his crew in the future if I need professional work on my home.

For the last few years, our stand-alone wood stove has leaked badly every time it rained with water streaming down one side of the inside pipe. The top of the stove was covered with rust every time it rained. We called a local roofing company that had a great reputation and had been in business over 25 years. When he arrived and saw the extreme steepness of the roof, he stated he wanted no part in fixing it as it was too dangerous. Andrew Smith, owner of Capstone Construction who visits our non-profit animal sanctuary on occasion, saw the leaks firsthand. We were surprised at his optimistic outlook that he could fix it and he immediately began building a 24-foot ladder with a wooden stop on one end to hang over the ridge top. It was extremely difficult and dangerous to raise the long ladder while he climbed up a very high stationary ladder to get it in place. Andy was able to maneuver the new ladder, hook it, and transfer himself to it to begin cleaning and laying down adhesive to stop the leaks. A couple of hours later, it began to rain in a heavy downpour and there were absolutely no leaks. There have been none since the repair even though it has rained almost every day. Andy successfully fixed the leak which would have cost a small fortune if we ever could have found someone willing to attempt a repair on a roof with such a steep pitch and the height of the roof. Andy has a great personality and, no matter how difficult the task may be, always seems to have the experience and expertise to find a solution.

My fiance (now husband. Aw yeah!) and I had been feverishly working our butts off to finish remodeling our front yard. We were hosting a big event in preparation for our upcoming wedding and were quickly running out of time to get it finished. The last piece was to install a 40 foot cedar fence in front of our new yard and needed it to be 3.5 feet high with a gate in the middle. By the time we were able to start building the fence, we had only a week to spare. Starting with our initial conversation with Bryan, he gave us a more than reasonable price and had built us a solid and beautiful fence in 2 days! Both Bryan and his construction partner were professional, personable and took the time to make sure we got what we wanted. We couldn't have gone with a better company to fulfill the job! Planning a wedding and remodeling our house at the same time was stressful enough. Hands On made this piece of our project that could've been a nightmare into a quick and easy solution.

I am very grateful for their service. I live out of state and was trying to sell my home which previous tenants left a disaster. They quickly went in and cleaned and made all the neccasary repairs. With their work i was able to sell the house within a few days. There was a slight confusion with materials and cost but they worked with me to clarify and on payment, very grateful in a very stresfull time.

I had hired a different contractor who started job and bailed. Brian at craftsman construction saved me! I had them convert garage space into a bonus room. They also did a lot of sheetrock and sheetrock repair plus the entire house finish work/trim and painted walls and all doors. They did an impressive job, I would highly recommend!

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco. Here are some examples of average costs general contractors typically charge in various regions:

  • Home addition in San Francisco: $250-$270 per square foot.
  • New home construction in Knoxville, Tennessee: $100-$200 per square foot.
  • Kitchen remodel in Tennessee: $40-$80 per square foot, depending on finishes.
  • Bathroom remodel in Vancouver, Washington: $110-$170 per square foot.
