Brian arrived at my house on time, as scheduled. He quoted me a fair price for the job (repair of a vent on my roof), and was able to do the work on the spot. He was courteous, professional, and informative. I would hire him again if a need arises and the price is right.

Dennis installed a hot water heater and was a pro! Our HWH was an odd one that runs on gas, but needed electrical in order to power a vent. He showed so much expertise and was so easy to work with!

Enrique is a "Jack of all Trades". He was contracted to paint the exterior of the house. Before all work had been completed he had also re-roofed the flat roof of the house addition, replaced the water tank, repaired loose hanging gutters and did some minor drywall repair. Too, he noticed some incidental items that needed addressing. He corrected these at no additional charge. He was prompt and completed all work in an agreed upon time frame. I highly recommend him.

I hired Regal Roofing to install a new roof on my sisters home on Phinney Ridge while she vacationed in Europe. They completed the job in one long day. They left the site completely cleaned and re-plumbed the gutters as a favor. Their price was reasonable and lower than most of their competitors. I will have them bid on roofs for my apartment buildings.

John is a one of a kind carpenter. He installed my hardwood floors and baseboard first and did a beautiful job. Later, I had him back to clean the moss off of my roof and do some repairs to it. Now, I am hiring him again to make me a farmhouse table. I wouldn’t hesitate to have him do any job. I would even wait for him to have availability to fit me in. I won’t have another carpenter in my house besides John.

Absolutely perfect experience, so I am highly recommending this company! Mr. Tim is very professional, experienced, honest, and just super nice individual overall. I originally hired Mr. Tim to replace a roof on my rental, but slowly kept adding other things like installation of a new skylight, new gutters, new storm door to name a few. Communication was also excellent. I couldn't be on the job site everyday but received updates and photos of everything that was being worked on. I would give this company 10 stars if I could. Never in my life I've had such a wonderful experience with a contractor. Thank you Mr. Tim:) I will be calling you very soon.

I used D&C's services for a minor roof leak where the chimney cap needed to be replaced. Responded quickly, was knowledgeable, brought the materials and got the job done promptly. Went the extra mile and did some caulking repairs and cleanup of leaves from the gutters. Would use their services again in the future.

I hired United Brothers Roofing for repairing my parent's roof and my mom wrote this review: My daughter called United Brothers Roofing for me. We needed roof repairs by the end of the month. They came with a quote the next day, exactly when they said they would. They came and made all the repairs on the morning of the 30th. They also repaired some flashings around the vents in the roof. The flashing weren’t included in the quote, but they charged exactly what we were quoted. The roof looks great now. They cleaned up any debris from the repairs. All of the people, from United Brothers Roofing were super-nice people. I highly recommend them, and will be calling them again.

Our condo association was looking for a ballpark quote for roof replacement within the next few years. I indicated in my Thumbtack quote request that our need was not immediate, yet I still received a same-day response back from Michael. He came out and performed a very thorough inspection of our roof, gave us his opinion of the remaining life left, and recommended routine maintenance tasks to correct the problems with our caulking joints to ensure that we get the maximum life out of our roof. I was very impressed with his professionalism and willingness to quote a not-immediate need. We are now going to have Sound Pacific perform the much needed joint re-caulking on our roof vents and look forward to working with this company in the future!

Cliff cut soffits and replaced vents in our roof. We had very hard time getting roofing contractors to come out and assess the work as we are in peek roofing/rainy season. Cliff gave us a reasonable quote below the cost of other roofing contractors and completed the project in less than a day.

Josan Roofing just finished our roof. It looks wonderful, lifetime workmanship warranty. They were at our home early on the scheduled day and worked long and hard to make sure it was done in the time promised. Paul, the owner came the next morning to thoroughly inspect the work personally before he accepted final payment. We would highly recommend them to anyone who wants a quality product at a reasonable price. Workers were pleasant and polite and left the property spotlessly clean.

Elias and his team did a great job with with what started as a drywall repair and turned into a whole house remodel after seeing their quality of work, attention to detail, timeliness and willingness to do whatever it takes to meet your expectations. They do it all - I had them install vinyl flooring, tile a shower, re-finish kitchen cabinets, install bathroom vanities including plumbing & remove popcorn ceilings and paint the entire inside of the house. Elias managed it all and was my single point of contact throughout the whole process. He was not satisfied until I was completely satisfied. I look forward to working with them again.

I hired NW General Contracting to install new kitchen appliances (double oven, cooktop and vent) and also update the kitchen cabinet and drawer hardware. They did a very professional job. Although we had some minor issues with deliveries they corrected the problem and finished the job on time. They kept me informed of what was going on at all times and had a lot o pride on the quality of work they were doing. I will definitely hire them again when I have another job.

The installers of our heat pump did an excellent job. The unit was a "package" type heat pump, which is unusual for a residential application. The technicians were thorough and worked through the "hiccups" of dealing with this out-of-the-ordinary equipment. We were pleased with their work.

We needed the gutters cleaned and downspouts unclogged before the weather gets even wetter around here. Mass&Mass responded to the request right away, and Wilson came out and gave me a comprehensive quote after inspecting the roof and gutters. We decided on a price and they arrived 2 days later to complete the job - Ended up having the gutters and downspouts cleaned out, the moss removed from my roof, a moss treatment applied, and had 2 vents fixed. They were very professional, fast, and fair. We will be looking to use them again when we have to get a new roof put on.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a standing seam metal roof?

A standing seam metal roof may be a strong, durable, safe choice when you’re considering metal roofing installation options. A standing seam refers to the raised seam where the sheet metal roofing panels join. Traditionally, shingles and roof panels lie flush to the roof, making them more prone to rust or penetration by water at their seams. In a standing seam metal roof, the raised (or standing) seams run vertically from the roof ridge to the eaves, with no horizontal seams. In addition, the fasteners joining the metal panels together are concealed, providing even fewer opportunities for water or moisture to build up. The cost to install a standing seam metal roof will depend on the type of metal you select, the size of your roof, and the cost of roofing labor in your region. Materials will play a major role in your metal roofing installation costs. If you select standard galvanized steel, the cost per square (100 square feet) might be in the $150-$300 range, while a high-end choice such as copper or zinc could be between $1,000 and $1,500 per square. Here is one example of cost:

  • Standing seam metal roof: $300 per square to start, including materials and labor.
    • A 30-square roof could cost $9,000 or more.

Can a metal roof be installed over shingles?

Metal roofs are durable, environmentally friendly, safe and budget-friendly. If you’re considering an update, metal roofing installation doesn’t have to mean completely removing your old roof. In many cases, metal roofing can be installed over your existing shingles. Research building codes in your state, as many require that after two roofs have been installed, all roofing materials must be completely removed before a third roof can be put on. This protects your home’s structural integrity and your family’s safety. Carefully read contractor reviews and choose someone with extensive experience with metal roofing installation. One concern when installing metal over shingles is that over time, condensation can build on the shingles and cause the metal to rust. This will lead to rust around the panels, making them more likely to come loose in a storm. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000. The wide price range represents different roof sizes, different types of metal, and the cost of labor in different parts of the country — and can also include the cost of removing an old shingle roof prior to installing the metal. As a line item, the average cost of removing an old roof to prepare for installing a new roof, plus adding new roof decking, costs on average about $45-$75 per square (the pro roofer’s term for 100 square feet), depending on the pitch of the roof. Always make sure you have a clearly written contract and a warranty on both the labor and the metal.

How much does it cost for a metal roof?

Metal roofing installation is an attractive option thanks to metal’s long lifespan, hardiness and fire-retardant properties. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000.There are different types of metal roofs, each with their own installation needs and materials costs. Roof size also affects your metal roofing installation costs, as do regional labor rates. Roof size is measured in squares; one square equals 100 square feet. Here are some examples of the average cost for a metal roof:

  • Standard metal roof: $120-$150 per square to start, including materials and labor
    • A 30-square roof (a 3,000-square-foot roof) could cost between $3,600 and $4,500 for a typical three-bedroom home.
  • Snap-Loc metal roof: $200-$225 per square to start, including materials and labor.
    • A 30-square roof could cost $6,000-$6,750.
  • Standing seam metal roof: $300 per square to start, including materials and labor.
    • A 30-square roof could cost $9,000 or more.
  • Tuff-Rib metal roof: $250-$350 per square to start, including materials and labor.
    • A 30-square roof could cost $7,500-$10,500.
  • Mid-range metal roof package, including all accessories: $300-$500 per square.
    • A 30-square roof could cost $9,000-$15,000.
  • High-end metal roof package — such as zinc or copper — and all accessories: $1,000-$1,500 per square.
    • A 30-square roof could cost $30,000-$45,000.
