First Response did a great job on my roofing project. I had some cracked shingles and flashing that needed to be repaired by the chimney area. Very quick to get the job finished.

We hired Tip Top Roofing for a re-roofing project after receiving 6 different quotes. I liked the fact that Tom did a follow-up call a couple of days after providing his quote, while none of the other companies bothered to check back with me. Tip Top's quote was the lowest one I received and I was a bit concerned at first because of the large difference from the other quotes and also that they were not able to lock in a price for repair work of any rotted wood that may need to be replaced. All the other firms included any replacement of wood that would be necessary. This meant that I could have been on the hook for a couple of thousand dollars more once the shingles were removed, if I chose Tip Top. However, I figured, that even if I had to pay for more replacement wood, I was still ahead of the other quotes financially with Tip Top. I also liked the attitude displayed by the representative during my discussions - very professional. I opted to use Tip Top and the crew showed up, as scheduled and completed the project in less than a day. Clean up was great and the final result was excellent. A couple of days later I received the final bill and the only difference from the quote I originally received was a charge for gutter I decided to have replaced during the project. All was delivered as contracted for and within the estimate provided. I am very satisfied and would recommend Tip Top for any other roofing work.

I hired Adam for a full tear off of my house and garage. He was very professional throughout, he got the work done within 2 weeks of being hired and the work was fantastic. I love my new roof. There was even some leaking on the backside of the roof and he took care of it without issue. Cleanup was thorough, nothing was left behind when finished. I would highly recommend anyone considering roofing to work with elevated exteriors

We hired Steamatic for some drywall repair and painting as well as carpet cleaning. Alex and his team did a great job on the drywall and painting. They were able to match the texture that was already there and we were very pleased with the finished look. We were also very happy with the carpet cleaning.

Responded rapidly to a short notice project, provided excellent guidance on materials and technique. Proposal was printed on site after the project requirements were established. Reliable communication before, during, and after the project. Site was left debris free and post project interface with the city inspectors office provided a superb "turn-key" result. I would highly recommend RSR to ANYONE seeking a full value roofing solution with warranty.

Bulldog Builders did a great job on our turret repair. We had a bad leak on a very steep roof that met up at the turret. Bulldog Builders scheduled our repair very quickly, to avoid more damage to our home (we had water leaking down walls upstairs from snow melt) and the job was expertly finished in 1 day. They have an expert staff that went above and beyond to help out our family. Bulldog Builders were polite, friendly and professional, they were punctual and did a great job on our repair. They had to remove old shake and asphalt shingles, as well as a bad patch job with rotted metal and wood. They did a custom roof repair to angle water from the trouble spot where water was pooling, using quality materials to complete the job, which came with an excellent warranty. We are extremely happy with the job that was done by bulldog builders, and will call for future projects on our home.

My roof was a complete tear off. I had a great experience working with Al Cole. He was helpful picking the color and quality of the roofing materials. He was there from start to finish and let me know when there was a schedule change because of weather. All the guys were polite and I appreciated how well they cleaned everything up. I am happy with them and would recommend them to my family and friends.

I had a difficult backsplash project that I needed help with. I needed to have old tile removed, the wall repaired and new tile cut to fit. Llazi and Midwest Remodeling did a better job than I ever could have asked for!! They did the entire project in 1 day, were available to complete the project on very short notice and they gave me the best price out of multiple quotes. I would highly recommend them for any tile project you have and I know I will hire them again!

We hired GKR for a medium-sized job that included drywall, electrical, baseboard removal, kitchen island removal and painting (approx 1,100sf). Gary was very responsive with providing a quote, communicated when some unplanned issues arose during the course of the project, flexible on finding solutions and completed all agreed tasks on the timeline we discussed. Would definitely hire again!

Working with Steve was an amazing, POSITIVE contrast to previous contractors we've had in the house. We gave him a "test drive," by asking him to install a couple of windows. When we experienced his workmanship and dependability, we then contracted him to patch up the drywall and install the kitchen cabinets we had already ordered from another company. Dependable: Steve came when he said he would---or called when he was running late. He also went above and beyond what was "required" of him to do his job. We didn't have a car big enough to bring one of our windows home, so Steve picked it up for us, and brought it home! Quality of workmanship: His work was outstanding. Steve paid attention to big AND small details (leveling each of the cabinet doors!); carefully followed--or improved upon--the cabinet plans; touched up the paint that was scuffed when cabinets were installed; and cleaned up after himself every day. With the drywall, he took the time to go over it two or three times, until the new part was seamless with the old. With the window trim, he made a custom stain that beautifully coordinates the window trim to the cabinets, and gave me extra for our future use. Knowledgeable: He knows the code, and chooses to go beyond the minimum. He moved one of our windows, and told us the minimum header was eight inches. He chose to put in an ten inch header. When the rough work was done by the other contractors (plumber and electrician), he pointed out a couple of things that weren't up to code, and said we should be sure these details were done before the rough inspection. He helped me save thousands of dollars by walking me through how to be my own general contractor---at no cost to us. From time to time, Steve would even call me to see how things were progressing, and let me know the "next step," to keep things moving. He pointed out ways he could have saved me money on the cabinets, if I had ordered through him. We're hoping to do an addition on the house in a couple of years. When we do, we'll be calling this guy again. Thanks, Steve, for your outstanding workmanship! I LOVE our kitchen! :)

Services: Elite Roofing & Home Improvements, LLC offers a variety of roofing services ranging from new roofing, roof repairs, and roof maintenance, to roof inspections. Should it be time to have your roof replaced, a new roof could be just what you need. Roofing system failures can be caused by a number of factors, including age, severe weather, poor workmanship, defective materials, and improper specification of a roofing system, abuse and failure to maintain the roof via inspections. Repair is a process where an existing roofing system has additions and adjustments made to it, such as caulking, re-roofing and repairing penetration to fix leaks in the roofing system. We offer repairs for homeowners, real estate agents and insurance claims. Maintenance involves the physical inspection of an existing roofing system to determine its current condition, detect weakness and failures and identify any potential future problems. Through a program of regularly scheduled annual or semi-annual inspections, the company’s technicians assist the owners in protecting their roofing investments by seeking to identify damage in its early stages. Early detection of leaks and roof system failures make it possible for the company to repair and extend the life of a roof system, which is significantly less expensive and time consuming than re-roofing. Roof inspection service provides a baseline examination of an existing roof condition. Some may need an inspection to determine if it is time to have your existing roof replaced, or an inspection may be needed to make certain there are no problems with the roofing system in places that can be difficult to see.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a standing seam metal roof?

A standing seam metal roof may be a strong, durable, safe choice when you’re considering metal roofing installation options. A standing seam refers to the raised seam where the sheet metal roofing panels join. Traditionally, shingles and roof panels lie flush to the roof, making them more prone to rust or penetration by water at their seams. In a standing seam metal roof, the raised (or standing) seams run vertically from the roof ridge to the eaves, with no horizontal seams. In addition, the fasteners joining the metal panels together are concealed, providing even fewer opportunities for water or moisture to build up. The cost to install a standing seam metal roof will depend on the type of metal you select, the size of your roof, and the cost of roofing labor in your region. Materials will play a major role in your metal roofing installation costs. If you select standard galvanized steel, the cost per square (100 square feet) might be in the $150-$300 range, while a high-end choice such as copper or zinc could be between $1,000 and $1,500 per square. Here is one example of cost:

  • Standing seam metal roof: $300 per square to start, including materials and labor.
    • A 30-square roof could cost $9,000 or more.

Can a metal roof be installed over shingles?

Metal roofs are durable, environmentally friendly, safe and budget-friendly. If you’re considering an update, metal roofing installation doesn’t have to mean completely removing your old roof. In many cases, metal roofing can be installed over your existing shingles. Research building codes in your state, as many require that after two roofs have been installed, all roofing materials must be completely removed before a third roof can be put on. This protects your home’s structural integrity and your family’s safety. Carefully read contractor reviews and choose someone with extensive experience with metal roofing installation. One concern when installing metal over shingles is that over time, condensation can build on the shingles and cause the metal to rust. This will lead to rust around the panels, making them more likely to come loose in a storm. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000. The wide price range represents different roof sizes, different types of metal, and the cost of labor in different parts of the country — and can also include the cost of removing an old shingle roof prior to installing the metal. As a line item, the average cost of removing an old roof to prepare for installing a new roof, plus adding new roof decking, costs on average about $45-$75 per square (the pro roofer’s term for 100 square feet), depending on the pitch of the roof. Always make sure you have a clearly written contract and a warranty on both the labor and the metal.

How much does it cost for a metal roof?

Metal roofing installation is an attractive option thanks to metal’s long lifespan, hardiness and fire-retardant properties. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000.There are different types of metal roofs, each with their own installation needs and materials costs. Roof size also affects your metal roofing installation costs, as do regional labor rates. Roof size is measured in squares; one square equals 100 square feet. Here are some examples of the average cost for a metal roof:

  • Standard metal roof: $120-$150 per square to start, including materials and labor
    • A 30-square roof (a 3,000-square-foot roof) could cost between $3,600 and $4,500 for a typical three-bedroom home.
  • Snap-Loc metal roof: $200-$225 per square to start, including materials and labor.
    • A 30-square roof could cost $6,000-$6,750.
  • Standing seam metal roof: $300 per square to start, including materials and labor.
    • A 30-square roof could cost $9,000 or more.
  • Tuff-Rib metal roof: $250-$350 per square to start, including materials and labor.
    • A 30-square roof could cost $7,500-$10,500.
  • Mid-range metal roof package, including all accessories: $300-$500 per square.
    • A 30-square roof could cost $9,000-$15,000.
  • High-end metal roof package — such as zinc or copper — and all accessories: $1,000-$1,500 per square.
    • A 30-square roof could cost $30,000-$45,000.
