I neeed a professional that had experience working with rubber roofs to fix a leak near the chimney. First Response Roofing came out the same day I called to give an estimate. Not only did I need work near the chimney, there were multiple areas on the roof that needed repair. I also had gotten 3 other estimates, and First Response Roofing was one of the lower priced ones. I liked that First Response Roofing informed me about the overall condition of my roof. After looking at the roof myself, I could easily see the areas that needed additional repair. First Response Roofing fixed the leak near the chimney and corrected issues that resulted from improper installation of the original rubber roof, without adding any additional charges. Job well done.

We hired Tip Top Roofing for a re-roofing project after receiving 6 different quotes. I liked the fact that Tom did a follow-up call a couple of days after providing his quote, while none of the other companies bothered to check back with me. Tip Top's quote was the lowest one I received and I was a bit concerned at first because of the large difference from the other quotes and also that they were not able to lock in a price for repair work of any rotted wood that may need to be replaced. All the other firms included any replacement of wood that would be necessary. This meant that I could have been on the hook for a couple of thousand dollars more once the shingles were removed, if I chose Tip Top. However, I figured, that even if I had to pay for more replacement wood, I was still ahead of the other quotes financially with Tip Top. I also liked the attitude displayed by the representative during my discussions - very professional. I opted to use Tip Top and the crew showed up, as scheduled and completed the project in less than a day. Clean up was great and the final result was excellent. A couple of days later I received the final bill and the only difference from the quote I originally received was a charge for gutter I decided to have replaced during the project. All was delivered as contracted for and within the estimate provided. I am very satisfied and would recommend Tip Top for any other roofing work.

Great job. Two days for full tear off resheet and roofing. Rained pretty hard the first night with no leaks in the tarping they did. Very clean and not even any damage to the plants. A very professional crew. The neighbors like the new roof as much as I do.

Matt and Ron responded to my request for a bid quickly. Not only was their bid the lowest, but they then were as good as their word. They made the siding repairs that I needed done quickly and professionally. I was so impressed that I asked them for cards so that I could recommend LCM Contracting to my friends and neighbors.

Rick was contracted to replace 31 windows in the home, and he had just three days to do it. Not only did he and his crew expertly accomplish that task, they also thoroughly cleaned the home prior to move-in, and he happily agreed to every other request we threw his way. He exceeded all of our expectations and was prompt, courteous and conscientious. Without his dedication, expertise, professionalism, and can-do attitude, we would not have been able to meet our move-in time, which was absolutely necessary due to a critically ill patient moving in to the home. He went above and beyond what was expected of him, and we will recommend him highly to anyone in need of construction, handyman and/or general contractor services. Thank you, Rick! You'll be hearing from us soon!

Hello, My sister recommended me to have GTC/Steamatic do repairs painting and mold removal for our house. Most of the mold was located in a closet off the kitchen and we wanted the first floor painted. The job was done in about 3 weeks as they had to rebuild an archway from the living room to dining room. We are very happy with all the work done and Bo gave us the best price with a bundle discount compared to the other contractors. Otherwise we wouldn't have gotten to rebuild the archway. My new furniture arrives next week and it looks like a total remodel I highly recommend Bo Tony and Marina for any project you've got going on in your home!

My roof was a complete tear off. I had a great experience working with Al Cole. He was helpful picking the color and quality of the roofing materials. He was there from start to finish and let me know when there was a schedule change because of weather. All the guys were polite and I appreciated how well they cleaned everything up. I am happy with them and would recommend them to my family and friends.

I had the good fortune of discovering Roerdink Remodel through a business associate in the spring of 2017. At the time, what I needed was a handyman for a new investment property, and Dan Roerdink quickly showed his skill, professionalism, timeliness, insight, and good humor. Since then, I've purchased another investment property, this time a 2-Family, and Dan has become my right-hand man. He's done everything from plaster repair to custom carpentry, light electrical to plumbing, custom door framing / cutting / installation, window replacement, painting and lighting. Dan is truly an excellent contractor, a cut above the rest. Several of my clients in Property Management are now hiring him as well, with equally impressive results. If you're fortunate enough to find Dan with time in his schedule for your project, I would seize the opportunity! Feel free to contact me via Facebook for my business with any questions or to confirm the veracity of this review. - Kurt P. Coffin, Owner of Summit Property Management of Sheboygan.

I was very impressed with their knowledge. Their representative spent 3 hours going over the details of my complicated mess of a roof. My house is nearly 100 years old and still has its original roof. There are many new requirements now and I feel confident this company understands all the modifications my house needs. No other contractor even brought up modifications let alone explain them. I am extremely confident no excited for my new roof.

We hired Badger Contracting to do our roofs on our rental property when a leak occurred a week before Thanksgiving, they were comparable in price to other local companies, but they were able to complete the work before the end of the year, with the exception of our flat roof area that require a special treatment that requires warmer weather. Those areas are scheduled to be done in the spring. They completed the work on the house roof and both garages in less than 48 hours. The only negative thing I could say is it took them over a week to pick up the extra materials left sitting on our front lawn.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a standing seam metal roof?

A standing seam metal roof may be a strong, durable, safe choice when you’re considering metal roofing installation options. A standing seam refers to the raised seam where the sheet metal roofing panels join. Traditionally, shingles and roof panels lie flush to the roof, making them more prone to rust or penetration by water at their seams. In a standing seam metal roof, the raised (or standing) seams run vertically from the roof ridge to the eaves, with no horizontal seams. In addition, the fasteners joining the metal panels together are concealed, providing even fewer opportunities for water or moisture to build up. The cost to install a standing seam metal roof will depend on the type of metal you select, the size of your roof, and the cost of roofing labor in your region. Materials will play a major role in your metal roofing installation costs. If you select standard galvanized steel, the cost per square (100 square feet) might be in the $150-$300 range, while a high-end choice such as copper or zinc could be between $1,000 and $1,500 per square. Here is one example of cost:

  • Standing seam metal roof: $300 per square to start, including materials and labor.
    • A 30-square roof could cost $9,000 or more.

Can a metal roof be installed over shingles?

Metal roofs are durable, environmentally friendly, safe and budget-friendly. If you’re considering an update, metal roofing installation doesn’t have to mean completely removing your old roof. In many cases, metal roofing can be installed over your existing shingles. Research building codes in your state, as many require that after two roofs have been installed, all roofing materials must be completely removed before a third roof can be put on. This protects your home’s structural integrity and your family’s safety. Carefully read contractor reviews and choose someone with extensive experience with metal roofing installation. One concern when installing metal over shingles is that over time, condensation can build on the shingles and cause the metal to rust. This will lead to rust around the panels, making them more likely to come loose in a storm. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000. The wide price range represents different roof sizes, different types of metal, and the cost of labor in different parts of the country — and can also include the cost of removing an old shingle roof prior to installing the metal. As a line item, the average cost of removing an old roof to prepare for installing a new roof, plus adding new roof decking, costs on average about $45-$75 per square (the pro roofer’s term for 100 square feet), depending on the pitch of the roof. Always make sure you have a clearly written contract and a warranty on both the labor and the metal.

How much does it cost for a metal roof?

Metal roofing installation is an attractive option thanks to metal’s long lifespan, hardiness and fire-retardant properties. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000.There are different types of metal roofs, each with their own installation needs and materials costs. Roof size also affects your metal roofing installation costs, as do regional labor rates. Roof size is measured in squares; one square equals 100 square feet. Here are some examples of the average cost for a metal roof:

  • Standard metal roof: $120-$150 per square to start, including materials and labor
    • A 30-square roof (a 3,000-square-foot roof) could cost between $3,600 and $4,500 for a typical three-bedroom home.
  • Snap-Loc metal roof: $200-$225 per square to start, including materials and labor.
    • A 30-square roof could cost $6,000-$6,750.
  • Standing seam metal roof: $300 per square to start, including materials and labor.
    • A 30-square roof could cost $9,000 or more.
  • Tuff-Rib metal roof: $250-$350 per square to start, including materials and labor.
    • A 30-square roof could cost $7,500-$10,500.
  • Mid-range metal roof package, including all accessories: $300-$500 per square.
    • A 30-square roof could cost $9,000-$15,000.
  • High-end metal roof package — such as zinc or copper — and all accessories: $1,000-$1,500 per square.
    • A 30-square roof could cost $30,000-$45,000.
