First Response did a great job on my roofing project. I had some cracked shingles and flashing that needed to be repaired by the chimney area. Very quick to get the job finished.

We hired Tip Top Roofing for a re-roofing project after receiving 6 different quotes. I liked the fact that Tom did a follow-up call a couple of days after providing his quote, while none of the other companies bothered to check back with me. Tip Top's quote was the lowest one I received and I was a bit concerned at first because of the large difference from the other quotes and also that they were not able to lock in a price for repair work of any rotted wood that may need to be replaced. All the other firms included any replacement of wood that would be necessary. This meant that I could have been on the hook for a couple of thousand dollars more once the shingles were removed, if I chose Tip Top. However, I figured, that even if I had to pay for more replacement wood, I was still ahead of the other quotes financially with Tip Top. I also liked the attitude displayed by the representative during my discussions - very professional. I opted to use Tip Top and the crew showed up, as scheduled and completed the project in less than a day. Clean up was great and the final result was excellent. A couple of days later I received the final bill and the only difference from the quote I originally received was a charge for gutter I decided to have replaced during the project. All was delivered as contracted for and within the estimate provided. I am very satisfied and would recommend Tip Top for any other roofing work.

We had a leaking roof, and Jeff promptly came over and inspected our roof thoroughly, both from above and from inside the attic, and offered us multiple options and quotes on repairing versus replacing the roof. We ultimately went with replacing the roof. The installation process went smoothly. Jeff was very considerate, respectful and professional. He is also very enthusiastic about his work and is generous in sharing his knowledge and explaining what he does. Our roof ended up costing ~$2000 less than another quote we got that offered us the exact same shingles And from seeing how Jeff does his work I'm pretty sure I ended up getting not only a better price, but better workmanship as well. If you're looking for a roofer/handyman who takes pride of his craft, genuinely cares about his customers and would fix/improve their dwellings as if it's his own, Jeff is definitely your guy.

Fence Installation Had to install a 320 ft fence to keep my pets and kids in the yard. Wanted a wood fence that had 2 gates and an extra "bump out "near the garage to enclose a tree that was in the way. Didn't want to have the tree removed because it was a blooming apple tree and would have cost me more to have the tree cut down and stump removed. I saved at least $600 by enclosing the tree and it looks really nice too! Thumbs up for saving the environment! We ran into a drainage problems in a back areas of the yard where it seems "soupy" so Bo suggested a deeper foundation hole for the post and a mix of gravel and sand to drain out excess water. Its been over a month now and with lots of rain. The post and surrounding area has been fine and seems to be draining better then it did before with the porous mix of sand/gravel. Bo, the estimator-manager has been out twice to check the area and called me for any updates of water drainage. I would recommend Steamatic for fence installation, especially if you have any issues with your lawn. The guys in the crew were super nice and even though I offered them our bathroom, they went to local public establishments. Great job guys! Melodie M-Whitefish Bay

We chose Bulldog for the shingles they use, a great deal on a 50yr roof, and the fact they are well affiliated with reputable organizations such as the Better Business Bureau, etc. We knew we made a solid educated choice but the service we received was just incredible. We are very happy with our new roof but we are even more impressed with the skill, quality, thoroughness and professionalism of the sales and installation crew. This company is doing something right in the people they hire, they’re outstanding and know how to run a job. We would strongly recommend Bulldog to anyone, even our neighbor was impressed and maybe a little envious with how quick and thorough they were compared to the company he hired. If we ever need another roof, which I don’t expect we will, we would look no further than Bulldog Builders! Even if they were a few dollars more, go with these guys...quality people and products all the way. Thanks for the great experience and roof Jason, Chris, Tim and rest of crew! You guys seriously rock! Taylor & Robin G.

My roof was a complete tear off. I had a great experience working with Al Cole. He was helpful picking the color and quality of the roofing materials. He was there from start to finish and let me know when there was a schedule change because of weather. All the guys were polite and I appreciated how well they cleaned everything up. I am happy with them and would recommend them to my family and friends.

I apologize for delaying my reply to your requested survey, I would be happy if you used any or all of my comments regarding our work project. I was extremely satisfied with everything associated with all of the roofing and gutter project. You did everything you said you would do with respect to the project with outstanding workmanship. When I asked for help and advice regarding additional repairs not covered in the original contract you once again dealt fairly and competently with those issues. Following completion of the project you did follow up check ups as promised, including gutter cleanouts and inspections. I would not hesitate to recommend Smart Roofing to even my closest friends. You may feel free to use me for a reference whenever you wish. If I can somehow be of service to you don't hesitate to contact me.

We hired GKR for a medium-sized job that included drywall, electrical, baseboard removal, kitchen island removal and painting (approx 1,100sf). Gary was very responsive with providing a quote, communicated when some unplanned issues arose during the course of the project, flexible on finding solutions and completed all agreed tasks on the timeline we discussed. Would definitely hire again!

The project involved taking down a wall and pantry cabinet that created a long, dark hall to the family room; opening up the staircase entrance; and installing a cable railing. Austin was a pleasure to work with from start to finish. We warned him that we would be picky regarding the details throughout the project. He was patient and worked with us to make sure the 'old' flooring, wall opening and railing blended seamlessly into the existing space - as if it had always been there! From the carpentry, electrical, drywall, flooring and painting, we couldn't be more pleased with how it turned out, and his work.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a standing seam metal roof?

A standing seam metal roof may be a strong, durable, safe choice when you’re considering metal roofing installation options. A standing seam refers to the raised seam where the sheet metal roofing panels join. Traditionally, shingles and roof panels lie flush to the roof, making them more prone to rust or penetration by water at their seams. In a standing seam metal roof, the raised (or standing) seams run vertically from the roof ridge to the eaves, with no horizontal seams. In addition, the fasteners joining the metal panels together are concealed, providing even fewer opportunities for water or moisture to build up. The cost to install a standing seam metal roof will depend on the type of metal you select, the size of your roof, and the cost of roofing labor in your region. Materials will play a major role in your metal roofing installation costs. If you select standard galvanized steel, the cost per square (100 square feet) might be in the $150-$300 range, while a high-end choice such as copper or zinc could be between $1,000 and $1,500 per square. Here is one example of cost:

  • Standing seam metal roof: $300 per square to start, including materials and labor.
    • A 30-square roof could cost $9,000 or more.

Can a metal roof be installed over shingles?

Metal roofs are durable, environmentally friendly, safe and budget-friendly. If you’re considering an update, metal roofing installation doesn’t have to mean completely removing your old roof. In many cases, metal roofing can be installed over your existing shingles. Research building codes in your state, as many require that after two roofs have been installed, all roofing materials must be completely removed before a third roof can be put on. This protects your home’s structural integrity and your family’s safety. Carefully read contractor reviews and choose someone with extensive experience with metal roofing installation. One concern when installing metal over shingles is that over time, condensation can build on the shingles and cause the metal to rust. This will lead to rust around the panels, making them more likely to come loose in a storm. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000. The wide price range represents different roof sizes, different types of metal, and the cost of labor in different parts of the country — and can also include the cost of removing an old shingle roof prior to installing the metal. As a line item, the average cost of removing an old roof to prepare for installing a new roof, plus adding new roof decking, costs on average about $45-$75 per square (the pro roofer’s term for 100 square feet), depending on the pitch of the roof. Always make sure you have a clearly written contract and a warranty on both the labor and the metal.

How much does it cost for a metal roof?

Metal roofing installation is an attractive option thanks to metal’s long lifespan, hardiness and fire-retardant properties. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000.There are different types of metal roofs, each with their own installation needs and materials costs. Roof size also affects your metal roofing installation costs, as do regional labor rates. Roof size is measured in squares; one square equals 100 square feet. Here are some examples of the average cost for a metal roof:

  • Standard metal roof: $120-$150 per square to start, including materials and labor
    • A 30-square roof (a 3,000-square-foot roof) could cost between $3,600 and $4,500 for a typical three-bedroom home.
  • Snap-Loc metal roof: $200-$225 per square to start, including materials and labor.
    • A 30-square roof could cost $6,000-$6,750.
  • Standing seam metal roof: $300 per square to start, including materials and labor.
    • A 30-square roof could cost $9,000 or more.
  • Tuff-Rib metal roof: $250-$350 per square to start, including materials and labor.
    • A 30-square roof could cost $7,500-$10,500.
  • Mid-range metal roof package, including all accessories: $300-$500 per square.
    • A 30-square roof could cost $9,000-$15,000.
  • High-end metal roof package — such as zinc or copper — and all accessories: $1,000-$1,500 per square.
    • A 30-square roof could cost $30,000-$45,000.
