My company built several additions onto a existing ranch house which required removal and replacement of shingles as well as new shingles on the additions. Tom's bid was competitive and his team of roofers did an efficient job of completing the entire job in less than two days. Where they discovered some roof sheathing issues they shared them and then repaired/corrected them. Nice job the Owners really like their new roof that covers their newly remodeled home.

They did an excellent job on my garage roof and they were very clean on the exterior. I didn't find any debris around the garage. Also, the price was what I expected for a quality job. I got 6 quotes: two quotes seemed WAY too low and three quotes seemed WAY too high. My only gripe is that they said they would do the roof Wednesday or Friday. They delivered the shingles on Wednesday then came to do the work on Thursday. Not really a big deal, but debris fell through the gaps of the roof (wood slat roof with 1/4" gap between) onto all my stuff in the garage. If I had known they were coming Thursday then I would have thrown tarps over stuff on Wednesday evening.

Sam and his team of professionals offered quality and prompt service. I submitted a request for service on this site after learning about a large hole in my roof (raccoon) from a service who cleans my gutters. This was around 11am. Sam was able to schedule a crew member immediately. He was onsite and on the roof as I came home from work around 4pm. Not only did they fix the hole in my roof, they did a complete inspection of the rest of the first roof and second story too. I had 3 more issues, which they repaired after we negotiated a fair price. When I need work in the future (first roof needs a tear off soon), I will call LoneStar Roofing first. Too bad I don't have the after pictures to show the comparison of the before and after work. I wasn't interested in climbing up to see the work quality : )

Needed oversize gutters, new flat roof on an addition, metal awning pushed out due to a dent, and fascia nailed down. Mike, the owner, came out for an estimate. Tony is employed by Mike and did an excellent job! He was thorough, persevered in 90 degree weather, cleaned up all around him to my liking. All in all, Quality Home Remodelers were excellent to have for the job we needed done. I will call on them again in the future and I will recommend them to my friends! Thank you, Mike and Tony!!!

Matt showed up right on time and did a great job cleaning the gutters on our house. He went above and beyond and cleaned off some extra sticks/leaves on the roof so the gutters wouldn't get re-clogged right away. Very professional - I'd recommend him to anyone in a heartbeat. Thanks again!

FENCE and ROOF My husband and I purchased a 1950's mid century modern ranch style house this winter. Although we knew the roof was in need of repair, the expense of moving and other repairs had us put a new roof on hold. Unfortunately the mild winter brought rain so we contacted Bo at Steamatic for an estimate. (Recommended by a friend) Additionally we needed a fence for our labrador, Maxie. Steamatic offered us a bundle discount for the roof and chain link fence. I'm pleased with the service and professional attitude of the crew members. Alex was really great and kept me informed everyday of the progress of the projects .I later learned they are a family based company which was nice because they cared about the overall experience. We were asked for just a down payment where many other companies wanted all monies upfront for supplies and labor. The remaining balance we split between a credit card and check which really helped us because our initial plan was to install the roof at a later date. I highly recommend Steamatic and ask for Alex to be your crew leader! P Olsen- West Bend

Outstanding. Mega Solutions did a huge job for me (18 large thermal windows of custom sizes), and they win the trifecta: they had the most reasonable estimate, they did the job perfectly and they completed it on time. Beyond that, the very pleasant owner, Luke, went out of his way to communicate with me. He was always responsive via email and phone. His people were respectful and conscientious and kept the house clean. As a woman by herself, I especially appreciated not having to deal with the leering workmen one sometimes ends up with. (TWO bad experiences before these guys *even though those other companies came from Angie's list*!). I give Mega Solutions an A+ and highly recommend them to anyone needing window work. Frankly, I didn't know there were still places like this out there. They're the way all construction companies should be.

Great company! Not only were they all very professional from the start but kind as well. I was very pleased, completed it in a timely matter, end product was great and unlike some other roofing companies they made sure to clean up after themselves. I would recommend PM Construction to anyone in need of a new roof!

We went with XL Property & Contracting for roof work on one of our rental properties. It was a tear off project and very steep roof lines. I appreciated that Al was very responsive via email from first contact and later by phone. His quote was thorough and price was fair. The work was good. The reasons for not giving five stars are due to the following: The two day job turned into a five day job. There was initial start delay due to rain, but we totally understood that. The crew he had working on our roof was messy with throwing all the tear off materials into our yard and neighbors' properties. Thankfully, once we alerted Al to the situation, it was cleaned up and didn't happen again. Overall, we are satisfied and would recommend XL Property.

Trent and Jacob are amazing!! They do great work for a great value. I ended up having them do more than I expected. They are all around great handymen/carpenters. They pretty much did it all from tile on the kitchen floor to drywall to a new door frame and a roof! Love these guys. I am having them come back to do the rest of my house when I am ready. Highly recommend!

Contacted Steve @ Phoenix, he returned my inquiry immediately. Scheduled our repair request. Upon inspection told me I had storm damage. He worked with my insurance carrier and got me an entire new roof for only my deductible! Crew was excellent. In and out in 1 day. Cleanliness was good too. Overall couldn't be happier

Really easy to work with and get things scheduled quickly. Work was also done very fast and when they were done there was absolutely no mess left around the house. I would recommend Creative Const for any roofing needs.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a standing seam metal roof?

A standing seam metal roof may be a strong, durable, safe choice when you’re considering metal roofing installation options. A standing seam refers to the raised seam where the sheet metal roofing panels join. Traditionally, shingles and roof panels lie flush to the roof, making them more prone to rust or penetration by water at their seams. In a standing seam metal roof, the raised (or standing) seams run vertically from the roof ridge to the eaves, with no horizontal seams. In addition, the fasteners joining the metal panels together are concealed, providing even fewer opportunities for water or moisture to build up. The cost to install a standing seam metal roof will depend on the type of metal you select, the size of your roof, and the cost of roofing labor in your region. Materials will play a major role in your metal roofing installation costs. If you select standard galvanized steel, the cost per square (100 square feet) might be in the $150-$300 range, while a high-end choice such as copper or zinc could be between $1,000 and $1,500 per square. Here is one example of cost:

  • Standing seam metal roof: $300 per square to start, including materials and labor.
    • A 30-square roof could cost $9,000 or more.

Can a metal roof be installed over shingles?

Metal roofs are durable, environmentally friendly, safe and budget-friendly. If you’re considering an update, metal roofing installation doesn’t have to mean completely removing your old roof. In many cases, metal roofing can be installed over your existing shingles. Research building codes in your state, as many require that after two roofs have been installed, all roofing materials must be completely removed before a third roof can be put on. This protects your home’s structural integrity and your family’s safety. Carefully read contractor reviews and choose someone with extensive experience with metal roofing installation. One concern when installing metal over shingles is that over time, condensation can build on the shingles and cause the metal to rust. This will lead to rust around the panels, making them more likely to come loose in a storm. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000. The wide price range represents different roof sizes, different types of metal, and the cost of labor in different parts of the country — and can also include the cost of removing an old shingle roof prior to installing the metal. As a line item, the average cost of removing an old roof to prepare for installing a new roof, plus adding new roof decking, costs on average about $45-$75 per square (the pro roofer’s term for 100 square feet), depending on the pitch of the roof. Always make sure you have a clearly written contract and a warranty on both the labor and the metal.

How much does it cost for a metal roof?

Metal roofing installation is an attractive option thanks to metal’s long lifespan, hardiness and fire-retardant properties. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000.There are different types of metal roofs, each with their own installation needs and materials costs. Roof size also affects your metal roofing installation costs, as do regional labor rates. Roof size is measured in squares; one square equals 100 square feet. Here are some examples of the average cost for a metal roof:

  • Standard metal roof: $120-$150 per square to start, including materials and labor
    • A 30-square roof (a 3,000-square-foot roof) could cost between $3,600 and $4,500 for a typical three-bedroom home.
  • Snap-Loc metal roof: $200-$225 per square to start, including materials and labor.
    • A 30-square roof could cost $6,000-$6,750.
  • Standing seam metal roof: $300 per square to start, including materials and labor.
    • A 30-square roof could cost $9,000 or more.
  • Tuff-Rib metal roof: $250-$350 per square to start, including materials and labor.
    • A 30-square roof could cost $7,500-$10,500.
  • Mid-range metal roof package, including all accessories: $300-$500 per square.
    • A 30-square roof could cost $9,000-$15,000.
  • High-end metal roof package — such as zinc or copper — and all accessories: $1,000-$1,500 per square.
    • A 30-square roof could cost $30,000-$45,000.
