Tony is an expert at Home Inspections. He was very meticulous and inspected all corners of the home inside and out. He has extensive knowledge of Home functionalities and necessities for safety. He may sound discouraging with parts of his inspection, but it is what is necessary for a homeowner to be aware of at the end of the day. Of course, it is his job and that is why he is there. I highly recommend him.

Our house in Corona was built around 1988 - 1990, and so our Circuit Breaker Panel was about 25+ years old and the switches were getting bad, and many of the handymen and servicemen that came to install our appliances or fix some electrical issues recommended that we look into upgrading our circuit panel. We knew that would cost us around $2K. Few months ago we decided to go ahead with this upgrade. We looked at different electricians in the area and some through Thumbtack, Tim was one of the five guys that gave us a quote here. We gave Tim a call and he came over our house to look at our system and gave us step by step details on what he would do to replace the circuit breaker, how much time it would take, what kind of licenses needed by the city, etc. His price quote was higher than most other estimates by other guys, but still was lower than $2K. We decided to go with him since he seemed very professional and knows what he is doing (we wanted this project to be done right from the first time), and was willing to work around our own schedule as we were doing other home improvement projects. We agreed to a certain day, and Tim went ahead and bought all the necessary parts for this task (which were covered by the price he gave us from the start and there were no changes). Tim contacted our electric company to get approval to turn off power on the day of so he can do his work/upgrade, and the company would turn the power back on the same day after the work was done. Tim arrived on time the day of the work, 7 AM, took about an hour to prepare the materials and make an opening on outside wall around where the old breaker panel was located (since the new 200 Amps panel would be much larger in size). Power went off the house at around 8 AM, by 12 or 12:30 PM all work was done and the power came back on. Tim originally estimated work time would be between 4 - 6.5 hours, our upgrade was easy and quick and so was on the lower end of the estimated time. We had to wait though until around 2 or 2:30 PM for the city inspector to come by and approve the work and issue us a license, but that was outside Tim's control since the inspectors don't give you an exact time but rather a window time frame when they would be in your area. Overall we are very happy with this upgrade, it’s been 3 months since, and everything is working nicely. After this project was over, we had to bring a handyman who would close up the stucco wall around the new breaker panel since a larger opening was needed to access the wires and Tim informed us about that from the very beginning. In the past few months we have brought Tim over to fix a couple other electrical issues around our house since we like his professional work and reasonable pricing and we are always happy with his finished work. We highly recommend using Tim (Electrical Connection) for your next electrical project/fix :)

Jim is a true professional. Although he's slightly more expensive than other inspector but you really get your money worth from his detailed report and analysis. He came 30 minutes before the appointment, didn't rush to finish his job and ensure he covered every single detail with the house. Total inspection time was about 3 hours. Afterward, he went over all the important things to note about the house with me. His report is very detailed that set him aside from other inspectors. it was 123 pages long and has every single detail that about the house. He even did recall check on water heater, garbage disposal, AC, furnace, etc. I will definitely use him again in the future and recommend him to my friends.

The end product came out very nicely. Inspector said it the scraping of the acoustic was smoother than most. And because of the actual work result I am giving them a 4. Otherwise I would have to give them a 3 for the logistical issues we had with them. Even though we had given them ample notice of the job they delayed in getting the paper work done. Then they failed to do their due diligence in getting the city permit, and we had to do it for them at the nth hour because if we hadn't the project would have been delayed. Lastly their pricing they gave us was good, but we had another bid come in even lower after we had signed the contract.

I have had some bad experiences in the past with home inspectors. Jim was amazing. The best part was he was on time and very approachable. He was very knowledgeable on all aspects of the home. Unlike most inspectors who only specialize in one area but pretend to know all!!! It was money well spent for sure. If your looking for someone to really give you a true idea of what’s going on, I definitely recommend Sigmunds Inspections..

We used Riverside Home Inspections for the inspection of our second home. Leigh, the owner and lead inspector, was very meticulous and took his time. He brought to our attention everything that wasn't correct with the home all the way down to missing lightbulbs. Night and day difference from another inspection company we used previously on another property. He was on time, and professional. He also walked us through the house after concluding his work and took the time to show us everything that was going to be included in the report. We also got our report very fast. I would very much recommend this company to anyone needing a home inspection. Customer service is number one and they really make you and your purchase feel important to them. We will be absolutely using them again in the future!

    Q & A

Answers to commonly asked questions from the experts on Thumbtack.

    What is a home inspection?

A home inspection is a visual inspection performed by a trained professional to determine the condition of a home’s main elements. The inspection usually takes several hours, during which the professional takes multiple photos and notes, tracking information for a final report. After the inspection, the pro will create a printed report, complete with photos and detailed information, summarizing the condition of the house. A home inspection is often used by potential home buyers prior to purchase to determine if there are larger issues (such as dry rot or a faulty foundation) that are not immediately visible to the untrained eye but that would cost a lot of money to resolve. Home inspections are also used by real estate agents and home sellers to address any concerns before putting a home on the market. Longtime homeowners can also schedule a home inspection to get a snapshot of their current home condition and identify any issues that need to be addressed. A home inspection is not a legal document that can be used for divorce or estate settlements, nor can it be used to secure loans or mortgages.

How do you find a good home inspector?

A home inspection should tell you the true condition of a home. A competent home inspector closely inspects your home’s structure and foundation, looks for termites and signs of problems like mold, checks the wiring to ensure it’s in good condition, and investigates the HVAC system, among other items. To find a good home inspector, first research whether home inspection is licensed in your area; not all states require licensure.

If there is no regulatory body that licenses home inspection in your state, there are other ways to make sure you are hiring a trustworthy professional. Carefully look into the person’s reviews and ask for references. Ask if they are committed to continuing education, and whether they are active members in any reputable home inspector organizations. Some organizations that recognize and/or certify home inspectors are the American Society of Home Inspectors, National Association of Certified Home Inspectors, and American Home Inspectors Training. Don’t be shy about asking to see credentials and licensing.

What should be included in a home inspection?

A complete home inspection involves a visual investigation of all major elements that make up your home. A home inspection is a vital part of buying or selling a home to ensure you’re not accidentally buying a termite-infested home or one with major structural defects. Paying for an inspection before purchasing a home can save you a lot of money in the long run. The national average home inspection cost is $310, with prices ranging higher or lower based on your location and the square footage of your home. After performing a walk-through inspection, the pro should provide you a printed report — complete with photos and recommendations — detailing what’s in good condition, what would benefit from minor repairs, and what needs immediate attention. Home inspection pros know how to spot trouble areas, but they’re not licensed contractors, electricians or plumbers, so they may suggest you hire a licensed pro to address specific problems. Here are the main components that a home inspection covers:

    • Home structure
      • Foundation, grading and drainage, roof covering, roof structure, interior and exterior attic walls, ceilings and floors, interior and exterior doors, windows, stairways, fireplace and chimney, porches, balconies, decks, attached carports, and crawl space.
    • Electrical
      • HVAC system, heating equipment, cooling equipment, ductwork and vents, fixtures and switches, branch circuits, receptacles, service entrance and panels.
    • Plumbing
      • Water heater and equipment, drains, waste systems, vents, and plumbing fixtures.
    • Appliances
      • Garage door openers, garbage disposal, dishwasher, exhaust range, range hood, bathroom exhaust fans, cooktop, oven and microwave.

How much does it cost to get a house appraised and inspected?

Home appraisals and home inspections both assess your home and provide a report summarizing the condition or value of your home based on key measurements. Unlike a home inspection for the sale of a property, a home appraisal is used for loan applications, property value assessment for sales or settlements (divorce, estate, etc.), and taxes and insurance. If you’re having your home appraised for lending purposes, you’ll likely need a state-certified appraiser, so be sure to your research their credentials. Nationally, the average cost for a home appraisal is $340.

If you’re buying or selling a home, having a professional home inspection can be an invaluable tool for price-setting and negotiation, as well as learning what repairs are necessary. The national average home inspection cost is $310, ranging higher or lower depending on the inspection company, your location and the size of your home. Other factors that can affect cost are additional inspection services and pathogen testing. Here are some examples of average home inspection costs in various parts of the country:

    • Home inspection in New York City: $425 or more.
    • Condo inspection in New York City: $200 or more.
    • Home inspection in Central Texas: $250 for homes up to 2,000 square feet.
      • $275 for homes from 3,001-4,000 square feet.
      • $300 for homes from 4,001-5,000 square feet.
      • $325 for homes 5,001 square feet and up, plus 10 cents per additional square foot.
    • Home inspection in Los Angeles: $199-$299 or more.

How long does it take to do a home inspection?

On average, you can expect a standard home inspection to take two to three hours. Your house size can affect inspection length, as can requesting additional services such as sprinkler system inspections, outbuilding inspections, radon testing, crawl space inspections, or pool house inspections. During the home inspection, the professional will be taking photos and looking in and around all parts of your home. The inspector will then compile a report that may be more than 20 pages. You should receive this report back within a few days to a week. The report should detail everything from minor imperfections and maintenance recommendations to major defects that need to be resolved as soon as possible, like structural failures or a leak in the basement. Your report should include photos and clearly outlined information about all major elements inspected, as well as recommendations for next steps.

Hire skilled professionals for absolutely everything.
