Vincent and his brother did a great job, the roof looks awesome. They both were very polite and curtious towards our family. They started on time and cleaned up after themselves when it was finished. It has not rained yet so I'm not sure if the roof will leak or not but the finished product looks really good. These guys are very open and honest and great to work with. Best roofers in town, I highly recommend them.

Roof leaked during downpour. Called 5 different roofers, 3 at suggestion of my insurance company. No one even returned the call. Used Thumbtack, called Joshua, he came out that same day and fixed the roof before the next storm. The storm came, the seal worked - Thank you , Joshua!

Ron was very responsive during the end of the stormy season when most other roofers didn't have the time. He provided a competitive estimate and was able to schedule the repair work much faster during a really busy time. Thanks for doing a great job!

I searched and searched for a roofer repair today on a Sunday through Thumbtack, worried that no one would help us with a 10% chance of rain on the way. Within 5 minutes I got a response from Ross at West Hills Development Inc., and was given the answers needed to help us out. He was at our home in the hour time frame he said he would arrive. My husband was completely happy with the work. And to have finished just in time before it started to sprinkle. We would highly recommend Ross services & keep him on our list for future repairs/upgrades in our home. Thank you again.

I gave him a deadline to complete the project and that was fulfilled. Carlos and his crew was nonstop workers they demolition the roof and was able to deliver the latest methods and roofing system. His price was excellent! They cleaned up and hauled away all that was necessary. I was very impressed. I would recommend him to anyone and already have.

I had a leak where my addition was connected to the original house. Despite paying several roofers over the years to fix the problem, the problem would inevitably come back. I got 3 estimates and though they weren’t the cheapest, I felt renovation roofers would do the best job, fixing the problem once and for all. Once installation was completed we tested the new roof running a hose and are happy to say it’s leak free! Thanks for getting this sorted. Would recommend

My experience with these folks was just amazing. They really came through for us when we needed help with our torch-down flat roof that was seriously damaged by age and wind. We felt sincerely cared for by everyone from the office (thanks Michelle - couldn't have done it without you) to the roofers themselves (Brian and crew are the real deal). They got the job done in time for the next rain, and we couldn't be happier with the way it came out. Their workmanship was flawless, and they left our home cleaner than when they arrived. I highly recommend them, and am thankful to have found them.

Ed was the only response we received via Thumbtack and we were pleased when he said he could fit us in right away. We have 2 properties in escrow that needed roof inspections per our clients request. Every roofer we contacted was busy and couldn't fit us in for a few weeks. Ed was fast and knowledgeable. We will definitely be adding him to our preferred vendor list.

Does great work fast! Reasonable prices with a warranty. Worked to fix my roof before the next rain. Many other roofers said they were too busy or wanted too much for the work.

I will use no other roofer. Years ago, I had a persistent leak around a skylight. Other roofers tried and failed, but Steve Glazer fixed it. Perfect. He also put in roof vents. They have never leaked. Last Fall I asked him to put a new roof over a large portion of my old, failing roof. One tricky section had leaked for 14 years despite other roofers' repairs. He came in at budget, and the roof held through a hard storm in January. Equally important, he is on time; everything is left clean and tidy. He has a great work crew; I love those guys. My review is based on years of experience with Glazer Roofing.

Meeting Sigfrido was meant to be. We bough a house with a quick closing time and needed immediate renovations with a very ambitious move in due date. We interviewed 4 or 5 contractors and we didn't have a good feeling about any of them. Meeting Sigfrido put our worries to rest. As soon as he came into our home you could immediately see that this isn't just a job for him. He will take great care of our new home and the renovations as if the home was his own. Since then we recommended Sigfrido a handful of times to friends and are currently working with him on another project in our yard. We highly recommend Extreme Home and Building Repair and Sigfrido to anyone looking to renovate a home. Thank you Sigfrido and team!!!

Are you looking for a roofer who is skilled, knowledgeable, responsive, honest, straightforward, courteous, on-time, trustworthy and a really nice guy? Congratulations, you have found him! I first called Derek on a Saturday evening in the middle of a rainstorm when my tenants called to say water was pouring in. Even though he was busy and I was a complete stranger, he took the time to listen to my questions and concerns. When we made an appointment to meet at the apartment, he called to say he was in traffic and would be 15 minutes late. Who does that anymore? He explained the roof condition and the alternatives very clearly, and his bid was extremely detailed. It was also for less money than the bid I got from another contractor who wasn't even a roofing specialist! Derek kept me informed (and sent me photos) during the course of the job, which was completed on time. I hadn't been expecting to have the expense of a new roof, but working with Derek actually made me feel good about spending the money -- he made me confident that I was making a good investment. He also made a very good impression on my tenants. It's my pleasure to write this testimonial for Immaculate Roofing -- I give them my highest recommendation.

      Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a standing seam metal roof?

A standing seam metal roof may be a strong, durable, safe choice when you’re considering metal roofing installation options. A standing seam refers to the raised seam where the sheet metal roofing panels join. Traditionally, shingles and roof panels lie flush to the roof, making them more prone to rust or penetration by water at their seams. In a standing seam metal roof, the raised (or standing) seams run vertically from the roof ridge to the eaves, with no horizontal seams. In addition, the fasteners joining the metal panels together are concealed, providing even fewer opportunities for water or moisture to build up. The cost to install a standing seam metal roof will depend on the type of metal you select, the size of your roof, and the cost of roofing labor in your region. Materials will play a major role in your metal roofing installation costs. If you select standard galvanized steel, the cost per square (100 square feet) might be in the $150-$300 range, while a high-end choice such as copper or zinc could be between $1,000 and $1,500 per square. Here is one example of cost:

      • Standing seam metal roof: $300 per square to start, including materials and labor.
        • A 30-square roof could cost $9,000 or more.

Can a metal roof be installed over shingles?

Metal roofs are durable, environmentally friendly, safe and budget-friendly. If you’re considering an update, metal roofing installation doesn’t have to mean completely removing your old roof. In many cases, metal roofing can be installed over your existing shingles. Research building codes in your state, as many require that after two roofs have been installed, all roofing materials must be completely removed before a third roof can be put on. This protects your home’s structural integrity and your family’s safety. Carefully read contractor reviews and choose someone with extensive experience with metal roofing installation. One concern when installing metal over shingles is that over time, condensation can build on the shingles and cause the metal to rust. This will lead to rust around the panels, making them more likely to come loose in a storm. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000. The wide price range represents different roof sizes, different types of metal, and the cost of labor in different parts of the country — and can also include the cost of removing an old shingle roof prior to installing the metal. As a line item, the average cost of removing an old roof to prepare for installing a new roof, plus adding new roof decking, costs on average about $45-$75 per square (the pro roofer’s term for 100 square feet), depending on the pitch of the roof. Always make sure you have a clearly written contract and a warranty on both the labor and the metal.

How much does it cost for a metal roof?

Metal roofing installation is an attractive option thanks to metal’s long lifespan, hardiness and fire-retardant properties. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000.There are different types of metal roofs, each with their own installation needs and materials costs. Roof size also affects your metal roofing installation costs, as do regional labor rates. Roof size is measured in squares; one square equals 100 square feet. Here are some examples of the average cost for a metal roof:

      • Standard metal roof: $120-$150 per square to start, including materials and labor
        • A 30-square roof (a 3,000-square-foot roof) could cost between $3,600 and $4,500 for a typical three-bedroom home.
      • Snap-Loc metal roof: $200-$225 per square to start, including materials and labor.
        • A 30-square roof could cost $6,000-$6,750.
      • Standing seam metal roof: $300 per square to start, including materials and labor.
        • A 30-square roof could cost $9,000 or more.
      • Tuff-Rib metal roof: $250-$350 per square to start, including materials and labor.
        • A 30-square roof could cost $7,500-$10,500.
      • Mid-range metal roof package, including all accessories: $300-$500 per square.
        • A 30-square roof could cost $9,000-$15,000.
      • High-end metal roof package — such as zinc or copper — and all accessories: $1,000-$1,500 per square.
        • A 30-square roof could cost $30,000-$45,000.
