David helped me with old dishwasher removal and new dishwasher installation. He had to make 2 visits to work with my schedule. He also uncovered few additional issues with the plumbing and helped me replace that with a reasonable cost. Overall he seems to be a genuine person to work with. I would highly recommend him and also consider for any future work.

We hired Gleo to fix an electrical issue as well as install a light fixture in our staircase. He was through and handled a complex job with ease. He also held to the price he originally quoted despite working longer then he expected. He is also licensed, insured and guarantees his work. We highly recommend Gleo and would hire him again without question.

To Whom It May Concern: I have used Andres Santos Handyman Services for years, and without a doubt Andres is the most talented repair person I have ever used. I have a couple of rentals and he has repaired plumbing both inside and out, many electrical problems, carpentry work and painted complete exterior and interior of my houses. He is dependable, courteous, fast and cleans up after each and every job that he has performed for me. I know when I call Andres the job I need will be completed to my satisfaction and he is a pleasure to work with.

I appreciate what Mark did with the fixes I needed around the house. It looked good when he finished but started giving troubles after a few days. Mark was prompt to respond about the troubles and came over to fix it correctly not once but twice. It has all been working great since then and I would hire Mark again for all my plumbing/handyman needs. Great work!!

He actually did 2 jobs for me. The first was to change the lighting in my restrooms. The second was to change the plumbing in my laundry room. I was very pleased with the first job which is why I called him back to do the plumbing. His work was very professional and was done very quickly. I will be calling him back to change the flooring in my bathrooms.

Hugo is very good person, he always answered my phone calls, arrives on time, very friendly, and honest. I needed new plumbing and few other things. I met him on Monday and I felt like I dont have to interview another plumber. He finished his job on Wednesday taking his few hours of time. He explains everything what he is doing which gives me confidence in knowing what is happening to the plumbing line. A contractor quoted me $100 for plugging in the new dishwasher, but Hugo said it is just connecting to the existing line, it will not cost anything. As a new homer, I can see how people are trying to fool for the lack of knowledge we carry on things. But Hugo's service is such that he wants to assure that he serves his best and makes sure that once he leaves the home we are peaceful too, by doing all possible tests to make sure there is no leakage. I recommend him to my friends and family. He is my plumber for my new home for any of my needs.

Been a satisfied customer for several years. Simple to complex jobs - all easily, professionally performed by a skilled craftsman. I've used San Jose Local Handyman for electrical, plumbing, carpentry and odd jobs. Most recent, I needed shelving installed. Craftsman Mark Nguyen kept me informed through the install and completed the work on-time and saved me hours of anguish given the intricacies of this nothing but standard job. Great work Mark Nguyen!

George is very responsive and explains in detail what needs to be done and when. His proposal was precise and professional. His team, including him, showed up when he said they would. He made sure that we agreed on exactly on where the work (a 200'+ trench will have to be dug with connections on both ends) would take place. Even though there were a couple of small surprises (fortunately), they never became an issue and they worked around them. He made sure that it was not just up to code, but the county inspector looked at it for five minutes and could tell it was done by professionals. Got sign off without any issues. In summary, the work product was outstanding and when I have another plumbing project, I will have George and his company come back.

I highly recommend Flelix & Flex One Plumbing! Flelix “snaked” and cleared a clog in my 70 foot main sewer line in my Los Altos house for only $185 ( I have a readily accessible clean out on the side of my house). Other plumbers were quoting $220 plus ( one guy, who I found while googling wanted $450!). In addition, Flelix returned to my house on 8/14 and ran a camera through that 67 year old main sewer line of mine FOR FREE! Others had quoted $350 - $450 for such a service. I wanted a diagnosis of that old sewer line ( any offsets, root incursion, irregular line sloping ect. ) in order to plot long term strategies for keeping the line going. Look, it always makes sense to hire or at least get a quote from a guy like Flelix- an extremely experienced guy who has worked for the much more expensive major plumbing outfits for decades and who now is independent ( for two years now). He’s just as good, just as competent, has all the same equipment as the big boys but he charges a lot less BECAUSE HE DOESNT HAVE THE OVERHEAD THAT THEY DO. Plus you can trust an independent guy like Flelix because any nefarious interactions would most certainly be mentioned on review or feedback forums like this one. Do yourself a big favor, at least get a quote from this guy. Not only can he offer competitive & competent solutions but also the peace of mind that comes from a potential long term plumbing affiliation, knowing that you won’t get ripped off by unnecessary and OVERLY EXPENSIVE plumbing work.

Ian has been my go to handyman a few times now. He has done electrical, plumbing, and build me a variety of wooden things. If I ever need anything fixed or just inspected I know who to call. His prices are fair and his work is detailed. I have added a few pics of work he has done around my home.

David Garrison arrived on time which is practically unheard of in my experience. He gave me a short and concise version of his work experience which gave me confidence in what he was going to do. After investigating the current setup he explained to me what was needed and how he was going to proceed. He was respectful of my home by placing a tarp on my hardwood floor to keep it clean and free of being damaged. I was overall pleased with his work and definitely will use his plumbing services in the future.

Daniel has now worked on two of my properties. The first was a two month project where he did extensive custom carpentry and other trades. On the second property he did plumbing, electrical and carpentry work. He will be remodeling my master bath in the fall. His work quality is excellent and I feel he has always quoted us a fair price.

To put it simply his overall performance was outstanding! I was delighted as a customer with his mannerisms and timeliness. His workmanship was beyond expectations. Being a retired person on a fixed income his negotiating skills when defining cost seemed honest and closed the deal.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What are plumbers and what do they do?

Plumbers are skilled professionals who are trained to install and maintain pipes and systems for drinking water, sewage and drainage. They usually have trained through four- to five-year training programs, which include apprenticeships, via trade schools and community colleges. Plumbers’ areas of expertise typically go beyond pipes to include mathematics, blueprint reading, plumbing codes and water distribution. They handle plumbing emergencies, such as broken pipes or clogged drains, and install and maintain everything from a new piping system to a replacement faucet. Plumbers also know how to install bathtubs and showers, toilets, water heaters and dishwashers. Plumbers may work on residential or commercial sites, sometimes designing and laying out a pipe system during construction.

How long is a water heater supposed to last?

Your water heater is an essential part of your home, heating water for showers, dishwashing, laundry and more. On average, a traditional water heater will last 8-12 years. The general consensus is that it’s better to replace your water heater with a new one than to repair one that’s 10 years old or more. Older models are less energy-efficient and thus more costly to run than newer models with better technology. Here are some indicators of when it may be time to replace an old water heater instead of repairing it:

  • Leaks: If leaking is not caused by loose connections, the water may be seeping out through slight fractures in the metal of the tank that have formed over time.
  • Strange noises: Clanking, rumbling and other noises can mean that sediment has formed on the base of your tank, contributing to fissures leaks, and inefficiency.
  • Age: If it’s more than 10 years old, it’s probably time to replace.
  • Discolored or rusty water: Have a pro check it out; if the problem isn’t resolved by draining and cleaning, you’ll want to replace the heater.
  • Lack of hot water: Inconsistent heating and hot water supply that runs out too quickly likely means it’s time for a new unit.

Why is the water in my house not getting hot?

If the water in your house is not getting hot, it may be time for water heater repair. Nationally, the average water heater repair cost ranges between $120 and $200, although prices can range up to $400, depending on the problem and materials. Competent homeowners may also be able to try DIY fixes, whether they have a traditional gas or electric water heater or a tankless gas or electric heater. Troubleshooting the different issues that can arise with each of the styles requires some knowledge of how they operate and what red flags to look out for. For a natural gas water heater, the first step is to check whether the pilot light has gone out. It’s important to follow the manufacturer’s directions if you want to relight it yourself. If you smell gas, stop everything and call your gas company — the smell could signal a dangerous gas leak. If your household’s water is not getting hot enough, you can try increasing the temperature on the water heater’s front dial above the standard setting of 120 degrees; for safety, always turn off electricity to the unit before adjusting temperatures. If you keep running out of hot water, your household may simply need a higher-capacity water heater, so consider upgrading. Quick professional fixes include replacing the thermostat or heating elements and cleaning and repairing the thermocouple.

How much does it cost to install a hot water heater?

You’ll know when it’s time to install a new water heater. Water heater installation costs average between $360 and $780 nationally, with rates increasing depending on the project. The total project cost will be higher when you include the cost of the heater itself. Select your new water heater based on the number of occupants in your home and the number of gallons of capacity you’ll need. Installation costs can vary based on the type of water heater you are removing and the type you are installing, any necessary repairs, regional cost of labor, and whether disposal of the old heater is included. Natural gas water heaters retail on average between $650 and $900 for standard models. Electric water heaters range between $300 and $700 for standard models. Tankless electric water heaters retail on average between $250 and $700 for standard models. Tankless gas water heaters retail on average between $200 and $1,300.

A company may charge approximately $1,000 to replace a 50-gallon tank-style electric water heater (not including any upgrades required by building codes). Replacing a gas-powered water heater might cost $1,100 (not including code upgrades). Some companies roll the disposal of an old heater into the overall cost of the new water heater installation. Other professionals charge an additional removal fee that can range from $35 to $150.

How do you find a good plumber?

Whether you need a plumber to perform drain repair, install a new fixture, or replace rusty pipes, you need to make sure you hire someone reliable who will finish your job on time and within budget. Start by asking the plumbers on your short list these questions:

  • What is the total cost? Make sure your estimate includes materials and labor. Find out whether the plumber will be providing the materials and whether you’re being charged an hourly rate (which is variable) or a flat fee.
  • Is removal and cleanup included in the job? Some plumbers leave behind old parts, while others include the cleanup in the cost.
  • Is the work guaranteed? Find out whether the work (as well as the parts or fixtures) are guaranteed under a warranty.
