We had a leak from our stall shower into the garage. Several contractors gave us quotes for work that seemed unreasonable. Troy Coleman was the last on our list of contractors who had replied to us with a quote. Just when I beginning to loose hope, I decided to called him and I am so glad I did, Troy- the plumber (not Troy Coleman the owner) showed up at our house. He was very courteous, willing to explain what needed to get done and fixed the problem. We were so impressed that we even hired him to change a toilet. Troy the plumber even came to Home Depot with my wife and I to pick a toilet for us. I think we found our new plumber, one that knows what he is talking about and one that treats his customers like his own.

I watched Kelly work and he is a professional! He replaced a rotting exterior door leading from my garage to the back yard with a new steel pre-hung door and for a reasonable fee. He had all the right tools for the job and worked safely and efficiently. He cleaned up when he was done. My (rather large) project was closer to custom furniture making than to general carpentry, so I spent half a year looking for a woodworker on Thumbtack, Yelp, and where not. Bay Area contractor market being what it is, I found nobody willing even to look at my project. Eventually I expanded my search to carpenters and now I’m really glad that I did. Oswaldo replied promptly, came to our house to discuss the project, offered sensible suggestions and a modest price and made everything in a week, which was faster than I expected and probably at a fraction of price I would pay to a woodworker. Granted, he does not have CNC routers and other fancy tools or even a workshop (he was working in our garage), but Oswaldo has shown me that in hands of a master there is nothing a miter saw cannot do. Oh, and in the evenings our garage was always carefully vacuumed, so nobody would tell that it saw some heavy sawing during the day. I am very pleased with Oswaldo’s work and highly recommend his services.

Philip mounted wired metal shelves in our garage. He did a meticulous job. We had double dry walls. He was very knowledgeable about what he was doing. Purchased the right lag screws to drill in to stud and secure the anchors. Shelves were leveled to perfection. He also mounted rubbermaid fast track rails to hang off the wall.

JS Construction did work in my kitchen, painting cabinets, can lighting, a doggie door, pull out drawers in cabinets and a new kitchen faucet. We also had him put a new garage door and front door. I was so pleased with the results we have asked him to do some smaller misc. jobs around the house. I was very impressed of the knowledge Justin has and that he took the time to explain everything. I highly recommend Justin and his crew. They were very polite, did quality work and aimed to please me. If I ever need anything else done I definitely will call Justin. Thank you Justin for a job well done!

Patrick installed sheet rock in both the family room and garage. He also repaired major damage for the water damage done to our house. He painted, completed the touch up painting, kick plates, hole repairs, doors for the laundry room, and so much more. He gave a fair quote, worked to completion, and made sure that we were completely happy when he finished the work. I would hire Patrick again in a minute for our next project, or any project.     I had a side garage entry door and frame installed. Nick was prompt in arriving and took care of everything I needed.     Gene is a very willing and hard worker. He and his partner helped me to clean out my garage plus doing some other small odd jobs. He had a bit of difficulty getting a truck to move a large load but kept with it until it was done. Give him a try!

    First: Dennis was present everyday work was done; if he wasn't present all day, he got the workers started and checked in several times, as well as at the end of the day. Second: Dennis and his workers were careful to clean up any mess every day. Third: Dennis presented blueprints of what he planned to do, and discussed them with us. Fourth: when we were unable to find fixtures, Dennis went out of his way to assist us. Be sure you know how much storage you want, and clearly communicate that. My husband and I didn't communicate with one another very well, and I was surprised at the end. I freaked out, but was able to have Dennis replace one cabinet with a larger one. The cabinet Dennis removed is great for storage in our garage. Final assessment: my kitchen is far more than I'd ever dreamed of having: the cabinets are easy to keep clean, the quartz counters/backsplash are marvelous to work on/clean. As with any construction project, things don't always proceed perfectly. We traveled out-of-state for funerals; and there were holidays during which we were happy to have work suspended. In other words: Life happens. I regard Dennis as a reliable, ethical, and skilled contractor. We have just asked to discuss remodeling our master bath with him.

    What is a general contractor?

    When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

    When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

    Why should you hire a contractor?

    Hiring a general contractor is a good idea for many remodeling projects. Home renovation contractors have a broad range of skills to manage, coordinate and complete a project. They should help make sure your project comes in on time and within your budget as they hire and supervise all the necessary subcontractors, including electricians and plumbers. They also handle procuring all the materials required for your job. Some homeowners look to save money by acting as their own contractor, but an experienced home renovation contractor is worth the cost. They should know local building codes, be able to pull all necessary permits, and work with inspectors to make sure the construction meets local codes. Also, because they get professional discounts, they can typically buy materials at a better price than you can; better prices on materials and labor save you money, and make up for at least a percentage of the cost of the contractor.

    When should you hire a contractor?
