William came to my house right away when I told him of my bed bug problem. I had 2 exterminators come previously who told me that it was fleas after their inspections. . I knew by the looks of the bites that it definitely was not fleas. William came and did his inspection and within 30 secs. He identified the problem as bed bugs. He showed me the signs. Neither of the other inspectors were able to find anything. William did one spray and even though the problem was gone I had him do his second spray. Furthermore Protech offers a 4 month guarantee after the second spray. The longest guarantee of any other inspectors. I highly recommend Protec!

They came out and inspected my porch, found some damage and told me what I needed to do to fix it. They didn't find anything that they could charge me for, didn't make up a problem and educated me on what I needed to do to maintain my home. Would definitely call them first for any other problems/inspections.

These guys were great and exceeded my expectations -- from the initial bid (best of 3) to the installation everything was very organized, clean and professional. I was offered several options and my issues were really addressed with personalized recommendations (not trying to upsell me on something I did not need.) After a very thorough inspection, they gave me tips on how to use and maintain my system. The guy even stuck around to make sure the system worked properly after the service. I would highly recommend this company. The professionalism of Air-O-Stat techs reflects highly upon themselves. From start to finish my entire experience has been pleasant without the feeling that somewhere, somehow I'm on the receiving end of subpar. Their attention to details and final cleanup left us very impressed.

Outstanding experience! First, I contacted Manual looking for a pest control company; only to find out later in the week, I actually needed a termite inspection. So I had to call and let Manual know my priorities had changed and I would not need him. Manual remained very professional; he thanked me and still sent me my bid for the job along with his business card. I thought to myself what a professional young man! The following week, the termite inspector gave me a bid that had very minimal damage at a reasonable cost to repair. Therefore, I had the work completed. And... sent a email and asked Manual if he would like to come out and complete a one time spray inside and out we could then discuss a annual contract. I have signed his contract; all because he displayed a professional image of his company and himself! Looking forward to working with you Manual!

Insight home & Mold inspection is awesome! I’m a Realtor in Southern California and I recommend them to all my clients. Very professional and they provide their clients with their home inspection report in less than 24 hours. Insight inspectors are very detailed on the report and answer all clients questions right there on the spot! I’ve used them on a couple of my clients properties and will continue to do so in the future.

We hired Rick to replace an old furnace and all the ducts inside the house. He is one of the most honest contractors that I have ever met, his quote was way below anyone else which at first got me a bit skeptic but once you talk to him and you see him working you realize that he is super professional. The difference between Rick and other contractors is that he cares about you as a client, he treats your house as if it was his and he trusts his work so much that he knows that you will refer him to your friends so he doesn't need to overcharge you like others (his quote was considerably less than the others I got), he even offered helping me on a Sunday with the water heater (he wasn't hired to do anything with the water heater). He passed the inspections with flying colors, the inspector even said that he didn't even need to check Rick's work because he knows that Rick is one of the best contractors out there. The worked that he performed in my house was absolutely flawless, him and his crew will not leave your house until they achieve absolute perfection on what they are doing, he sticks to his quote and he will not overcharge you even if they find surprises, which I well appreciate after overpaying for my new house. I have recommended Rick to all my friends and even my realtor ask him for his business card after seen his work, and I would recommend him to all of you out there thinking about your next project, for sure he will be back for my next projects.

I needed an inspection for a house I have never seen as I'm a foreign investor. So Elvis was my "eyes" and he did a great job. He was available on the phone any time I needed to ask a question. And above all he is a down to earth guy. I spoke to a few other inspectors and they were all "robotic"... Thanks Elvis for your help, I have saved your info for any future inspections.

Jim is a true professional. Although he's slightly more expensive than other inspector but you really get your money worth from his detailed report and analysis. He came 30 minutes before the appointment, didn't rush to finish his job and ensure he covered every single detail with the house. Total inspection time was about 3 hours. Afterward, he went over all the important things to note about the house with me. His report is very detailed that set him aside from other inspectors. it was 123 pages long and has every single detail that about the house. He even did recall check on water heater, garbage disposal, AC, furnace, etc. I will definitely use him again in the future and recommend him to my friends.

Except for a couple small things, everything in the condo checked out good. The inspector said to call anytime if I have any questions about anything for as long as I live here. As a single mother its nice to have someone to ask about stuff. Thanks.

APC has been there to help me with my pest problems for the past 7 years. Their front office and techs are really easy to work with. I have never had any issues scheduling with them. Techs are always on time and they make sure to solve any issues I have before they move on to their next stop. I had a really bad ant problem in my garage and called APC to let them know and they sent a tech over the next day to take care of it. Talk about fast service! A few months ago, one of the service technicians noticed some termite activity starting to develop so he advised us on the different types of termites and set us up with one of their termite Inspectors named Ray. Ray came out and looked in our attic and subarea. He gave a few different options in which we decided to go with the non-move out termite treatments. He called his office and set us up with a treatment within 2 days. When the termite crew came, they were very respectful of the inside of our house. They went under the house and in the attics to place the product. They even did all of our exterior wall voids. All the while, we were able to stay inside the home. We're very happy with the work Active provided and would highly recommend them to take care of any pest problem.

Overall we had a great and professional service from Primex. When I sent out a request on thumbtack, Primex was the first company calling back within 10 minutes. And I guess that we were lucky enough that the inspector- Gio was around in our neighborhood; he came to do the inspection on the same day. The inspector was very patient explaining what he found as signs of termites' existence, what the solutions they had, pros and cons of the solutions, and etc. After the inspection, he sent a email with a report and a proposal in the afternoon. We were given enough time to think what solution we decided to go for. We liked not to be rushed, but to be reminded the following steps when we were too busy. About a week before the fumigation, Gio came to go through the contract, explaining pretty much verything and every questions I had to get us ready for the fumigation. On the day of the fumigation, I thought that I had bagged enough all the food and medicines that I needed. I though that I didn't need to bag the food in the fridge. Well,.....actually I was told that I needed to. However, Primex's people were very nice.....(I was tired of bagging and packing that time) helping me bagging the rest of the food in the fridge. So I could leave without worrying my undone work. After the fumigation was done, Gio came the following weekday to check and do the last liquid treatment on our fence. Fumigation sounds could be very stressful thing to do. But we were glade that everything went smoothly. Forgot to mention about the price...., we compared to terminix, it was about 20-50$ differences. So I guess that the price was reasonable. Grace from Redondo Beach

I work from home, and this was not a big deal for me to get estimates. I got 3 quotes about 2 months ago and put them on hold for a while. Then I decided to call one more guy to make sure no more termites are here before starting tenting. Then I ended up calling 3 more companies, and 2 of them did not check my house properly. One of them asked me to pay $65 to go check underneath. But not Wallace from Prime Termite- it took him only about half an hour to check my house really good, and he found lot more stuff other guys did not find. I ended up having ground termites too in the basement, but either they were new or other guys did not find them. I figured out that if this was how they inspect, that's the way they would do other works too - half or part of it done. He offered me either to tent or do no chemical green sprays. I work from home and also am health conscious. So went with their green sprays. it took them a while to do it though - 3 days, but was not noisy or anything, they did not bother me at all. . We ended up making friends with Wallace since when the work was being done he came here twice and made sure everything was going fine. Also, Prime was the only company that gave me 5 year really good warranty with details. Now if something happens to my house, it's going to be their problem, not mine, but the way they did it looks like nothing would happen. Very happy, and cheers to a nice inspector-termite-professor Mr. Wallace. Very satisfied, highly recomment. I did not move out from my house, and even though it was more expensive than tenting I feel like got a really good deal. For so much work it was worth it. This is a good company, I recommend them. If you also want a very experienced inspector to check your house ask for Wallace, this guy is a termite professor and is in this industry for over 20 years.

My experience with 24 Hour Termite was very easygoing. My inspector was Gus. He was very professional; arrived on time, very polite and inspected my house thoroughly. I had 2 different companies come and both inspectors did the same thing, I showed them the location of my problem and that was all they felt they needed to see. I got a paper with an extremely ridiculous price and that was about the extent on my inspection. I appreciate the thoroughness of Gus' inspection and the turnaround for the treatment. I highly recommend 24 hour termite to anybody with termite problems.

I have had some bad experiences in the past with home inspectors. Jim was amazing. The best part was he was on time and very approachable. He was very knowledgeable on all aspects of the home. Unlike most inspectors who only specialize in one area but pretend to know all!!! It was money well spent for sure. If your looking for someone to really give you a true idea of what’s going on, I definitely recommend Sigmunds Inspections..

    Q & A

Answers to commonly asked questions from the experts on Thumbtack.

    What is a home inspection?

A home inspection is a visual inspection performed by a trained professional to determine the condition of a home’s main elements. The inspection usually takes several hours, during which the professional takes multiple photos and notes, tracking information for a final report. After the inspection, the pro will create a printed report, complete with photos and detailed information, summarizing the condition of the house. A home inspection is often used by potential home buyers prior to purchase to determine if there are larger issues (such as dry rot or a faulty foundation) that are not immediately visible to the untrained eye but that would cost a lot of money to resolve. Home inspections are also used by real estate agents and home sellers to address any concerns before putting a home on the market. Longtime homeowners can also schedule a home inspection to get a snapshot of their current home condition and identify any issues that need to be addressed. A home inspection is not a legal document that can be used for divorce or estate settlements, nor can it be used to secure loans or mortgages.

How do you find a good home inspector?

A home inspection should tell you the true condition of a home. A competent home inspector closely inspects your home’s structure and foundation, looks for termites and signs of problems like mold, checks the wiring to ensure it’s in good condition, and investigates the HVAC system, among other items. To find a good home inspector, first research whether home inspection is licensed in your area; not all states require licensure.

If there is no regulatory body that licenses home inspection in your state, there are other ways to make sure you are hiring a trustworthy professional. Carefully look into the person’s reviews and ask for references. Ask if they are committed to continuing education, and whether they are active members in any reputable home inspector organizations. Some organizations that recognize and/or certify home inspectors are the American Society of Home Inspectors, National Association of Certified Home Inspectors, and American Home Inspectors Training. Don’t be shy about asking to see credentials and licensing.

What should be included in a home inspection?

A complete home inspection involves a visual investigation of all major elements that make up your home. A home inspection is a vital part of buying or selling a home to ensure you’re not accidentally buying a termite-infested home or one with major structural defects. Paying for an inspection before purchasing a home can save you a lot of money in the long run. The national average home inspection cost is $310, with prices ranging higher or lower based on your location and the square footage of your home. After performing a walk-through inspection, the pro should provide you a printed report — complete with photos and recommendations — detailing what’s in good condition, what would benefit from minor repairs, and what needs immediate attention. Home inspection pros know how to spot trouble areas, but they’re not licensed contractors, electricians or plumbers, so they may suggest you hire a licensed pro to address specific problems. Here are the main components that a home inspection covers:

    • Home structure
      • Foundation, grading and drainage, roof covering, roof structure, interior and exterior attic walls, ceilings and floors, interior and exterior doors, windows, stairways, fireplace and chimney, porches, balconies, decks, attached carports, and crawl space.
    • Electrical
      • HVAC system, heating equipment, cooling equipment, ductwork and vents, fixtures and switches, branch circuits, receptacles, service entrance and panels.
    • Plumbing
      • Water heater and equipment, drains, waste systems, vents, and plumbing fixtures.
    • Appliances
      • Garage door openers, garbage disposal, dishwasher, exhaust range, range hood, bathroom exhaust fans, cooktop, oven and microwave.

How much does it cost to get a house appraised and inspected?

Home appraisals and home inspections both assess your home and provide a report summarizing the condition or value of your home based on key measurements. Unlike a home inspection for the sale of a property, a home appraisal is used for loan applications, property value assessment for sales or settlements (divorce, estate, etc.), and taxes and insurance. If you’re having your home appraised for lending purposes, you’ll likely need a state-certified appraiser, so be sure to your research their credentials. Nationally, the average cost for a home appraisal is $340.

If you’re buying or selling a home, having a professional home inspection can be an invaluable tool for price-setting and negotiation, as well as learning what repairs are necessary. The national average home inspection cost is $310, ranging higher or lower depending on the inspection company, your location and the size of your home. Other factors that can affect cost are additional inspection services and pathogen testing. Here are some examples of average home inspection costs in various parts of the country:

    • Home inspection in New York City: $425 or more.
    • Condo inspection in New York City: $200 or more.
    • Home inspection in Central Texas: $250 for homes up to 2,000 square feet.
      • $275 for homes from 3,001-4,000 square feet.
      • $300 for homes from 4,001-5,000 square feet.
      • $325 for homes 5,001 square feet and up, plus 10 cents per additional square foot.
    • Home inspection in Los Angeles: $199-$299 or more.

How long does it take to do a home inspection?

On average, you can expect a standard home inspection to take two to three hours. Your house size can affect inspection length, as can requesting additional services such as sprinkler system inspections, outbuilding inspections, radon testing, crawl space inspections, or pool house inspections. During the home inspection, the professional will be taking photos and looking in and around all parts of your home. The inspector will then compile a report that may be more than 20 pages. You should receive this report back within a few days to a week. The report should detail everything from minor imperfections and maintenance recommendations to major defects that need to be resolved as soon as possible, like structural failures or a leak in the basement. Your report should include photos and clearly outlined information about all major elements inspected, as well as recommendations for next steps.

Hire skilled professionals for absolutely everything.
