Matthew is an excellent communicator. He really wants to make sure the client is heard. He was very clear about what was within the scope of his expertise and when to rely on other specialists. I needed a very important retaining wall to be built away from the house to deal with a dry rot problem. Matthew was able to guide the scope of the work so that it did not become too big of a project. Matthew actually invited my input and ideas. Even though he is in high demand and quite busy, he always make sure that our discussion sessions were clear and had enough time to address the details. Great work!

Jasper built some gorgeous custom closets for us. This included 6 custom doors and a new cabinet. All not only looked great but matched the style of our house. Jasper was also easy to communicate with, trustworthy and considerate. We’d give him 6 stars if we could. He also fixed our neighbor’s stairs during the project and our neighbor is also very happy with the outcome.

We've been working with Garrett and S.O.T.A. Construction since February 2016 in opening our restaurant called 'Aina in San Francisco and we couldn't be happier. He came in and gave us a quote on some minor work needed and had some cool ideas. From there he ended up taking on more than we had planned after seeing his work. The work he does is fast and clean, and he always has a new idea or solution before a problem even occurs. He's kept us incredibly on budget coming up with solutions within our spend, as well he's been VERY up front about any cost and keeping any additional work cost transparent. There were no surprises in any payments, he worked hard, and had amazing communication with us. He also did a great job doing custom woodwork for us for our bathroom, tables, a brand new wine rack, outfitting a whole wooden bar, etc etc. He was also knowledgable about restaurant quotes, permits required etc which really helped us throughout the process on an important commercial job. Very responsive and all round great guy. Overall Garrett and S.O.T.A. Construction went above and beyond on what we had asked for. Highly recommended.

We first met their team when a salesman cold-called us. It took us a while to make a decision about what we wanted to do, but once my wife and I decided to move forward, working with Shmuel and his team was excellent. I can't say enough good about them. The project involved removing a bathroom, adding a bathroom, removing and remodeling a kitchen, adding hardwood floors, adding a gas line, upgrading an electrical box, moving HVAC ducts, wiring and hanging a chandelier, tile for a fireplace and mantle, and painting. There were structural walls that needed to be modified. They promised to get the job done in six weeks, in time for an important family gathering we had planned. We were skeptical, but bet on them, and they came through. In any project of this size, there will be unforeseen issues that come up. In all of those cases, Shmuel was excellent to work with. Some examples are: - Once we saw the lighting in the new kitchen, we wanted an extra light over the sink. He tore-up some of his work and added it and charged us for the hardware only. - We wanted a cabinet added by our front door and another by our laundry room. He added it to the work without question, and charged only for the hardware. - We decided we wanted to replace the stair railing. He helped us find bids from railing experts, and charged us the bid without any contractor markup. The extra work disrupted his planned work schedule, but he worked around it to make sure we were still done on time. - The vent over the kitchen range appeared too low to us, even though it was within code. He replaced and installed the cabinet with something smaller. No charge. - With all the demolition, he accidentally lost our Nest thermostat. When this was realized, without any questions or me having to ask, he apologized and picked-up a new one, at his cost. Some other examples of the excellent service: - Shmuel and Shalhevet helped us pick paint colors and pick kitchen appliances and cabinet styles, traveling to a number of stores with us. My understanding is that most contractors would just tell you to pick something and leave you to figure out the details. - They allowed us to live in our home during construction. At the end of each day, they spent time blocking-off areas and moving equipment (as required by code) to make the site safe for our children. He could have easily just insisted we spend a month in a hotel. - All the little things. For example, we never discussed replacing the flooring HVAC vent covers; he bought beautiful new ones that matched the wood floors we chose. We never discussed replacing outlet faces, but he felt it wasn't right to repaint and leave the old worn outlet faces. They are highly recommended!

We had Ryan over yesterday to repair 3 interior doors in a very old and actually historic San Franciscan Victorian house. In addition to the three interior doors, Ryan painted the front door which had also just been replaced. His attention to detail was great, there were constant adjustments to make sure everything fit, latched, matched, didn't drag, looked great, etc. His response was prompt, he replied almost immediately and was available to start the very next day. He came prepared for the job, from start to finish. Ryan is very up front and fair in terms of compensation. You will have zero issue with the transparency and fairness of his bids. It should also be noted that this is a very old building. The areas where the door hinges connected to the wall/door frame were extremely dilapidated, the wood was old and and over drilled. It was like putty. But Ryan rocked it. Not only did Ryan pay close attention to the style of the Victorian building and matched the details perfectly, his finished product was seamless. You can't even tell that work had been done. There wasn't even dust on the floor. It was legit, honest good work. 100% recommend.

Yursta Construction is a great company. Very competitive pricing and superb quality work. They've built custom book shelves in my summer cabin, beautiful fireplace mantel and custom window sills and shutters. Company has capability and expertise of indoor and outdoor work, from skeleton construction to ideal finish. They also built a work of art Russian Steam Room and Sauna for me. Don't think anybody could possibly excel Yursta in skills, quality, timing and pricing. I would definitely recommend this company to anybody.

Shaz was hired by my next door neighbor to completely renovate the exterior of their house. The whole work crew were always courteous and Shaz went out of his way to ensure I was happy with the work and any impact on my property. As time went by I could see how much care and attention Shaz puts into his projects so I didn't hesitate to hire him to replace some damaged siding on my property. All of the work was been carried out to the very highest standard and I would definitely use Shaz Construction again.* Thanks for everything Shaz, I'll miss you guys! My husband found Bert on Thumbtack. Initially I was hesitant to work with a contractor without a personal referral, however, I am so grateful that we found Bert. As someone who has survived extensive remodeling in our home, I can say without hesitation that he is absolutely phenomenal to work with. Bert is a great listener and I always felt that he heard my ideas and gave them equal weight as my husband's, which has not always been the case for me. Though we had a pretty clear vision of what we wanted, at several key points during the process he was able to contribute a key element for which we had been searching, but hadn't found, because he really understood what we were going for, which was invaluable. His crew was efficient, respectful and knowledgeable. Bert is very transparent about costs and works within your budget. Additionally, he does not "disappear" toward the end of a project when the last small details need attention, which I have experienced with all other contractors. Bert is very thorough, and goes above and beyond. He is an extremely likable guy and we will definitely be working with him again.

If you’re looking to do any rehab work on your home, Ben Tarcher & Associates should be the FIRST architects you should consider! I purchased my first home, a three unit Victorian house (built in 1908), at the end of 2012. The house was a real-fixer up! Notwithstanding its charm and obvious potential, the property was riddled with defects, including the need to (1) build a foundation (as none existed), and (2) completely gut the two downstairs units. Ben completely redesigned the two downstairs units. He provided me with a number of distinct architectural scenarios for using the space. Ben proved to be a fantastic resource. I found him to be extremely professional, creative, and a clear communicator, all qualities I appreciated as a new home owner.

I would Highly recommend Jim Folan and James Gang Construction. I had a new home purchase that needed Kitchen Counters, Windows, Demolish a Garage and concrete pad, Building Fences. Jim's matched my lowest prices, communicated very well and very quickly, gave a lot of good advice. Very versatile guy.     We have worked with David through five remodels of varying sizes, the last of which included updating a kitchen, bathroom and guest room and incorporating Craftsman detailing throughout. David is creative, he knows how to utilize space, and he has worked to meet our needs as our children have grown and left home. For each project, he has provided us with inspiration, opening spaces, utilizing space more efficiently, creating Craftsman inglenooks and wainscoting, and specifying amazing lighting. He has provided us with detailed plans and drawings for city permits, and advice through all the construction phases. He makes himself easily available to the contractor and to us through both the mundane and difficult stages of building. He knows materials and understands construction, and he is infinitely patient. His work leaves us, and visitors to our house, thinking: "wow."

    How do architects work?

    Architects may work for an architecture or engineering firm, they may work for a government organization, they can work for a construction company, or they may be self-employed (freelance). The U.S. Bureau of Labor Statistics explains that architects spend a large amount of their working time in the home or company office: meeting with clients; creating reports and architectural drawings; and working with other architects and engineers. When not in an office, an architect is often at the construction site either as part of the development of plans or to ensure building progress is following the blueprint.

    When a client interacts with an architect, it is typically to have them design drawings for the construction of a house or a building. If you are a client who has hired a large architecture firm, there may be a team of people working on your design. But if you are working with a freelance architect or a smaller firm, one person (or a small group) will take your concept and translate it into an architectural blueprint that a builder can use to construct a house. The plans will lay out everything from the depth of the foundation to the materials to use to the type of metal to be used in the reinforcement. Once the plans have been created and handed off to the builder, the architect may remain on the project — depending on budget — and oversee progress.

    How do architects charge for their services?

    According to the U.S. Department of Labor, the median salary of an architect in 2016 was $76,930. This range included architects with every type of company as well as self-employed architects. Depending on the architect and whether they’re with a firm or independent, they may charge per hour or by the square foot, or they may charge a percentage of the total budget for a construction project. An hourly rate is typically used for smaller projects such as providing consultation, helping clients hone their concept before the design process begins, or drafting documents and plans. If an architect is working on an hourly basis on a larger project, there will usually be an agreed-upon cap on the number of hours they will work. For larger projects, such as new construction or total overhaul remodels, architects may charge a percentage of the total construction costs. The architect will usually set the percentage you will pay after the total cost of construction has been accounted for. Percentages can range within a firm depending on the extent of the services they’re providing. For example, a lower percentage of the total construction costs may include drafting and minimal consultation and guidance along the way, while a higher percentage could include on-site project management services with every detail attended to. Architects may also charge by the square footage of the project. The rate per square foot can vary depending on the individual’s training, the services they are providing, the complexity of the project, and other factors — such as obtaining permits. The national average cost to hire an architect is between $1,690 and $2,500.
