The ROOF no longer leaks thanks to the professional and courteous staff of GBC Roofing Company. Their response to my phone call, setting an appointment for an estimate was immediate. The tech arrived on time. (even though it was pouring rain). When the weather cleared the roof was fixed. Thank you GBC. Highly recommend to others.

I feel very lucky to have connected with Tom. It's a crap shoot sometimes finding the right person to do the right job. Tom is a former contractor and he's the one you want for any carpentry type jobs. We had a gazebo with the top boards rotting away and Tom replaced them all with new redwood boards without disturbing the surrounding plants and he added some nice railings. He also put up an extension to our fence and as a bonus he fixed our gate. Thank you Tom! All these five star reviews are the REAL thing.

Building a gate/fence across existing driveway...matching a gate on opposite side of property. Posts needed to be attached to a brick chimney on one house and a stucco chimney on the other house. The contractor made sure to listen to my wants and concerns. He also took the time to explain the project to the neighbor whose chimney would be attaching to the gate. He was very professional and worked quickly and efficiently.

Stewart is very professional and honest. He is on time and also does good work. His pricing is very reasonable. His communication is very good too and keeps his promises, which is a very rare trait compare to the handymen and contractors that I had experiences with. Highly recommend him. (Jobs done: installed gutter and downspouts, painted large area of exterior cinder block walls, cleaned up very large flat roof.)

I came into my roofing project needing a white roof that would last 20 years for a reasonable price, without complications. Mr. Hernandez brought 23 years of experience to my project and installed exactly the roof I wanted, quickly, for a superb price. I would recommend Performance Roofing to my best friend.

I hired Craigon to remove a couple of ancient and unsightly water heater solar panels on our roof and haul them away. He also did a couple of small electric repairs for us. I have absolutely NO complaints about the quality of Craigon's work. I saved his number and will most likely call on him again should the need arise. I also wouldn't hesitate to recommend him to friends and family. The reason I can't give him 5 stars is because he isn't very good about cleaning up after himself. Yesterday I had to sweep up some debris that was left in our side yard. Today I had to clean off the washer, dryer, and chest freezer and sweep up several plastic ties and empty wrappers he left on our garage floor. Granted, it wasn't a huge amount but I don't expect to have to clean up after contractors. Still, it was a small price to pay for the work he did.

Igor was great, I had called over 10 contractors to check out my roof and none would do it being 3 story. He was punctual and provided a full report with several recommendation options.

I had water intrusion during a storm in the winter. I called a big roofing company, they evaluated the issue and told me that the roof system was poorly designed and needed a major re-design that would involve re-construction of roof sections. I contacted Anthony for another opinion. Anthony and his team came out immediately, removed several roof tiles and found the actual problem: 15 years of dirt and debris had backed up the drainage system. They cleared the blockages and the issue was resolved. Anthony returned later in the season and did a complete cleaning of the valley flashing and gutters, beefed up the water proofing in key areas, and added an additional downspout to a long gutter line to improve drainage. Anthony's team was on time, very efficient, and cleaned up the work area. I highly recommend Cortek for any roofing issues.

Lee came to our house at the time he promised. He brought two men and they loaded our furniture on his flat bed trailer quickly and safely. The entire experience didn't take long at all. The cost of removing this furniture was very reasonable and I recommend Lee's services to any and all. Dick Reynolds

If you want the best roofing contractor, hire Horizon Roofing. Being an engineer, I interviewed every roofer in the area, plus the tile manufacturer. In addition I read every technical specification I could find. Larry, the president, surprised me with the level of detail he went into and this also showed in his very competitive quote. He and his crew cover every small detail on planning and executing the project. In our case, it was a complete re-tile job, which included structural work to bring rafter into plane, rafter tails square, much new decking, gutters, gutter covers, and siding dry rot repair where previous gutter leaked. The house was improperly framed owner-builder mess with sagging rafters and rafter tails that didn't line up. . Larry was incredibly creative in how he approached these issues and designed solutions which are tight and professional. I was there for the entire job, and as an engineer, I can tell you it was all done correctly by his friendly and skilled crew, and meets the current codes. I have total confidence in the system Horizon put in place and even had them work on my vacation house roof on Donner Summit. They were so helpful they even offered to move some couches for me while they were there. It is a pleasure to find people who show up when they say they will, take pride in their work, and make the process comfortable for the homeowner. I give my unequivocal recommendation of Horizon Roofing.

I hired Tailored Homes Inc to replace roofs on 4 properties I own in Sacramento. The project was completed on time and on budget. I am very pleased with the results and service especially since I am out of town investor. Christian went above and beyond even after the project was done to make sure everything is in order. We had an unexpected pest problem and Christian got it taken care off. He is now my go-to contractor in Sacramento.

    Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a standing seam metal roof?

A standing seam metal roof may be a strong, durable, safe choice when you’re considering metal roofing installation options. A standing seam refers to the raised seam where the sheet metal roofing panels join. Traditionally, shingles and roof panels lie flush to the roof, making them more prone to rust or penetration by water at their seams. In a standing seam metal roof, the raised (or standing) seams run vertically from the roof ridge to the eaves, with no horizontal seams. In addition, the fasteners joining the metal panels together are concealed, providing even fewer opportunities for water or moisture to build up. The cost to install a standing seam metal roof will depend on the type of metal you select, the size of your roof, and the cost of roofing labor in your region. Materials will play a major role in your metal roofing installation costs. If you select standard galvanized steel, the cost per square (100 square feet) might be in the $150-$300 range, while a high-end choice such as copper or zinc could be between $1,000 and $1,500 per square. Here is one example of cost:

    • Standing seam metal roof: $300 per square to start, including materials and labor.
      • A 30-square roof could cost $9,000 or more.

Can a metal roof be installed over shingles?

Metal roofs are durable, environmentally friendly, safe and budget-friendly. If you’re considering an update, metal roofing installation doesn’t have to mean completely removing your old roof. In many cases, metal roofing can be installed over your existing shingles. Research building codes in your state, as many require that after two roofs have been installed, all roofing materials must be completely removed before a third roof can be put on. This protects your home’s structural integrity and your family’s safety. Carefully read contractor reviews and choose someone with extensive experience with metal roofing installation. One concern when installing metal over shingles is that over time, condensation can build on the shingles and cause the metal to rust. This will lead to rust around the panels, making them more likely to come loose in a storm. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000. The wide price range represents different roof sizes, different types of metal, and the cost of labor in different parts of the country — and can also include the cost of removing an old shingle roof prior to installing the metal. As a line item, the average cost of removing an old roof to prepare for installing a new roof, plus adding new roof decking, costs on average about $45-$75 per square (the pro roofer’s term for 100 square feet), depending on the pitch of the roof. Always make sure you have a clearly written contract and a warranty on both the labor and the metal.

How much does it cost for a metal roof?

Metal roofing installation is an attractive option thanks to metal’s long lifespan, hardiness and fire-retardant properties. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000.There are different types of metal roofs, each with their own installation needs and materials costs. Roof size also affects your metal roofing installation costs, as do regional labor rates. Roof size is measured in squares; one square equals 100 square feet. Here are some examples of the average cost for a metal roof:

    • Standard metal roof: $120-$150 per square to start, including materials and labor
      • A 30-square roof (a 3,000-square-foot roof) could cost between $3,600 and $4,500 for a typical three-bedroom home.
    • Snap-Loc metal roof: $200-$225 per square to start, including materials and labor.
      • A 30-square roof could cost $6,000-$6,750.
    • Standing seam metal roof: $300 per square to start, including materials and labor.
      • A 30-square roof could cost $9,000 or more.
    • Tuff-Rib metal roof: $250-$350 per square to start, including materials and labor.
      • A 30-square roof could cost $7,500-$10,500.
    • Mid-range metal roof package, including all accessories: $300-$500 per square.
      • A 30-square roof could cost $9,000-$15,000.
    • High-end metal roof package — such as zinc or copper — and all accessories: $1,000-$1,500 per square.
      • A 30-square roof could cost $30,000-$45,000.
