I'm Garrett Lambert, the Onsite manager at 908 4th Street in Santa Monica, CA, an 18 unit apartment bldg. Our property had 3 clay tiles that I knew of, that had to be replaced. Vince and VA Roofing were not only the first to respond, seemingly within minutes of sending out a request via Thumbtack, they also were the first to come out to our property. They were very gracious, explained the challenges we were dealing with, in a clear, concise way and followed up with me over a week or two period of time, as I was getting different estimates. Their estimate was lower or the same as all of the other roofers I spoke to. However a few of the numerous things that separated Vince and VA Roofing from ALL of the other roofers was that; they Always responded to my questions and requests in a very timely manner; they Never attempted to sell me on other things that I was told I needed from every other roofer. They explained that either I really didn't need the things these other roofers said I needed, such as metal edging and they explained why I didn't need them. Or that whatever else the other roofers said I needed, such as felt for the roofing, that I was being quoted quite a bit of money for, that they would provide them to me at no charge. They also said that once they start working on the roof, that if they saw I needed any additional tiles over the walkway of the apartment building entrance, they would provide that to us at NO CHARGE. And as it turned out they had to replace 3 additional tiles. And true to his word, Vince stuck with his original quote. Vince and VA Roofing are without Question, the very best contractor that I've ever dealt with in all my years as a real estate investor, property owner and apartment manager. Vince and VA get my Absolute Highest Recommendation, They Are the Best! If you use them, you will thank me forever and you will owe me! :-) You will find, as I did, that they are the Best Roofers you will ever deal with, heck, they'll be the best vendor you ever deal with. I give Vince and VA Roofing a score of 100+, an A+, whatever the highest marks you can give someone are! :-) And no, I didn't get paid by them to write this, I'm not a close family friend, although I really like them, I'm not related to them, I had never met or ever heard of Vince and VA Roofing, until I contacted them through Thumbtack.:-) Thank you Vince and VA Roofing, I hope that in some small way, my writing this will help you in getting more business, which you so Deserve! I know that whomever is your next client will feel exactly the same way that I do. Once again my friends, thank you for the fantastic job you did for our apartment complex. Please let me know if I can ever offer another recommendation for you guys, it would be my pleasure to do so. Warmest Regards and In Gratitude, Garrett Lambert Onsite Manager 908 4th Street Santa Monica, CA

Had a lot of people give me estimates on replacing some fascia boards on my roof, but Hector's was the most realistic and reasonable. Came all the way from OC to LA to do the work, and went above and beyond what was agreed to in the written estimate. He needed to do some additional work, and agreed to come back and do it on another day and kept his promise. I will definitely use him for any roofing needs in the future

We hired Excel Construction to remodel our Kitchen and master Bathroom. Eyal our project manager was helpful and useful during the whole remodeling process. The quality of the cabinets, flooring, paint and more… s very high and we are very satisfied with the complete remodeling project. Eyal was very creative and after all the meetings that we had, he provided us with a printed estimate that included a timeline, price breakdown and total price with focusing on each stage of the process. All the issues that came up during the remodeling, Eyal handled them in a timely manner and solved them. The remodeling project was completed on the date that he promised us. We love the new kitchen and master bathroom and are very happy with the new design and results that Excel Construction delivered us.

Ron did a wonderful job on our roof...we got several quotes and Ron was the best price and performed high quality work. He went the extra mile for us even when he discovered more work needed to be done than originally expected and he didn't raise our price. I highly recommend Ron for any roofing job!

I received a quote from alpha roofing within 24 hours of my request. They were upfront in assessing the situation. Several tiles were cracked, among them due to improper installation of solar panels which happened over a decade ago. The day after the initial assessment, Alpha Roofing did the job. They replaced the cracked tiles and patched the broken exhaust pipes. They took before and after pictures of the roof; they give a one year warranty. They're easy to deal with and are very professional.

I had a GREAT experience with Daniel from World Class Construction! I did not know him before, but he is now my "go to " guy. I had a smaller but very difficult job with some drainage issues and he came up with good suggestions on a repair and his cost and service were great. Also had some additional drywall work done and he was also very fair and competitive. Daniel was also very professional in every aspect, from the contract to finshing the work.

George was very professional and did a beautiful job with the installation of tile flooring on a rental property of my families. Not only did he do a great job but it was done in a very timely manner, as well as I think the price was reasonable. I would definitely recommend his services and hire him again in the future.

Complete re-roof around 2000 sq ft. Removed 3 layers of old roofing. Installed all new plywood, underlayment and Oakridge cool roof shingles. Handled permits and city inspections and completed job in 4 straight days and came back for final inspection following week. Cleaned up every day. Good price. Final roof looks great. Even painted all vents to match shingles. I hope to not have issues, but if I do I am hopeful and confident that Carlos will respond in timely manner to any maintenance requests. Great job, thank you, and will hire again if need be on another project.

Tom is a gem! He immediately responded to my request for roof maintenance work & quoted a price that seemed too good to be true. The other quotes I had received were 25-50% higher. So I suggested that he come out and look at the roof just to be sure. He showed up right on time and was very personable & knowledgeable. He explained what needed to be done, what materials he would be using, and the price was exactly the same as he had originally quoted. So I asked him when he could do the job and he said he could do it right then & there. He had all the materials he needed on the truck & his crew was working on a large re-roof job, so he said he would do it himself. I received a professional invoice after he completed the work with before and after pictures. The quality of the work was top notch. What a great find. I highly recommend Tom Parks & TWP Roofing!

GIM installed a new cool roof by gaf shingles and a solar system for my home. They helped me to pick out the proper shingle color and even tried to match the panels to look good with the new roof. The solar system was top quality American made panels and it came with system monitoring. All the pipes on my wall were painted to match the home. It was great knowing one company took care of all my needs. Give GIM a try if your looking for home improvement needs! Thanks team!

Last we used Solid Builders to renovate our house from top to bottom (roof, hardwood floors, year, painting inside and out) and we were entirely happy with the final product. Not only did the team and crew used the best craftsmen to renovate our house in carpentry, painting and tile work, they also supervised the work every day and made sure that the work was done to our satisfaction. They conscientiously covered and stored all our furniture to protect it from dust and the construction work, and carefully put it back in place when all the work was finished. Brad and David are honest, knowledgeable in their trade, and fun to work with. We are so pleased with their work that we recommend them to friends and family, and do not hesitate to call upon them each time we have some construction work to be done in our house. Those guys are wonderful. As a real estate agent, I called them to give my buyer an estimate for a complete remodeling of the property. They gave us a detailed scope of job. After they completed the remodeling of the kitchen, bathroom, roof, flooring and paint, my buyer sold the house for a huge profit. Thank you so much Dan.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a standing seam metal roof?

A standing seam metal roof may be a strong, durable, safe choice when you’re considering metal roofing installation options. A standing seam refers to the raised seam where the sheet metal roofing panels join. Traditionally, shingles and roof panels lie flush to the roof, making them more prone to rust or penetration by water at their seams. In a standing seam metal roof, the raised (or standing) seams run vertically from the roof ridge to the eaves, with no horizontal seams. In addition, the fasteners joining the metal panels together are concealed, providing even fewer opportunities for water or moisture to build up. The cost to install a standing seam metal roof will depend on the type of metal you select, the size of your roof, and the cost of roofing labor in your region. Materials will play a major role in your metal roofing installation costs. If you select standard galvanized steel, the cost per square (100 square feet) might be in the $150-$300 range, while a high-end choice such as copper or zinc could be between $1,000 and $1,500 per square. Here is one example of cost:

  • Standing seam metal roof: $300 per square to start, including materials and labor.
    • A 30-square roof could cost $9,000 or more.

Can a metal roof be installed over shingles?

Metal roofs are durable, environmentally friendly, safe and budget-friendly. If you’re considering an update, metal roofing installation doesn’t have to mean completely removing your old roof. In many cases, metal roofing can be installed over your existing shingles. Research building codes in your state, as many require that after two roofs have been installed, all roofing materials must be completely removed before a third roof can be put on. This protects your home’s structural integrity and your family’s safety. Carefully read contractor reviews and choose someone with extensive experience with metal roofing installation. One concern when installing metal over shingles is that over time, condensation can build on the shingles and cause the metal to rust. This will lead to rust around the panels, making them more likely to come loose in a storm. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000. The wide price range represents different roof sizes, different types of metal, and the cost of labor in different parts of the country — and can also include the cost of removing an old shingle roof prior to installing the metal. As a line item, the average cost of removing an old roof to prepare for installing a new roof, plus adding new roof decking, costs on average about $45-$75 per square (the pro roofer’s term for 100 square feet), depending on the pitch of the roof. Always make sure you have a clearly written contract and a warranty on both the labor and the metal.

How much does it cost for a metal roof?

Metal roofing installation is an attractive option thanks to metal’s long lifespan, hardiness and fire-retardant properties. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000.There are different types of metal roofs, each with their own installation needs and materials costs. Roof size also affects your metal roofing installation costs, as do regional labor rates. Roof size is measured in squares; one square equals 100 square feet. Here are some examples of the average cost for a metal roof:

  • Standard metal roof: $120-$150 per square to start, including materials and labor
    • A 30-square roof (a 3,000-square-foot roof) could cost between $3,600 and $4,500 for a typical three-bedroom home.
  • Snap-Loc metal roof: $200-$225 per square to start, including materials and labor.
    • A 30-square roof could cost $6,000-$6,750.
  • Standing seam metal roof: $300 per square to start, including materials and labor.
    • A 30-square roof could cost $9,000 or more.
  • Tuff-Rib metal roof: $250-$350 per square to start, including materials and labor.
    • A 30-square roof could cost $7,500-$10,500.
  • Mid-range metal roof package, including all accessories: $300-$500 per square.
    • A 30-square roof could cost $9,000-$15,000.
  • High-end metal roof package — such as zinc or copper — and all accessories: $1,000-$1,500 per square.
    • A 30-square roof could cost $30,000-$45,000.
