Q & A

Answers to commonly asked questions from the experts on Thumbtack.

Is it worth it to hire a roofer?

There are several reasons why it’s worth it to hire a professional roofer instead of attempting it yourself. The first is safety. Roofing is inherently dangerous, as a fall from a roof could seriously injure or kill you. Roofers have specialized equipment and training to help prevent accidents.

Next is experience. Roofers know how to spot problems (leaks, missing shingles, moss or mold growth, etc.)  in your roof that could potentially save you from costly repairs down the road.

And finally, roofers save you time by getting the job done quickly and with a high degree of quality.

What is the best roofing material?

The best roofing material for your home will depend on your budget and what you’re looking for. If you want a roof that has longevity, consider the following:

Asphalt Roof

Lasts 20 years

$5 per square foot

Metal Roof

Last 50 years

$10-$18 per square foot

Clay Roof

Last a lifetime

$15-$20 per square foot (for terracotta)

$20 per square foot (for Spanish clay tile)

Concrete Roof

Last a lifetime

$10 per square foot

Slate Roof

Last a lifetime

$10-$75 per square foot

Does homeowners insurance cover roof replacement?

Homeowners insurance generally covers roof replacement if the roof is damaged by a natural disaster or a sudden accident, according to Investopedia. However, insurance companies often won’t cover roof replacement costs if the roof is older than 20 years. Read your insurance policy to find out what types of roof repairs or damages are covered.

How do I choose the best roofing contractor?

Choosing a roofer starts by reading reviews online. Compare customer ratings of roofing contractors and companies to identify pros with a good track record of craftsmanship and customer relations. Some reviews may also have photos of completed roofing jobs.

Many states require a license for someone to do roofing work, so make sure the companies you’re considered are licensed. Also, look for contractors and companies with several years of experience.

Before you make your final choice, contact several roofers near you to get free estimates and quotes. Ultimately, choose the roofer that will do high-quality work for a reasonable price.

How long does a roof last?

A roof’s lifespan depends on two major factors: the material and how well the roof was installed. Assuming that the roof is installed properly, here’s how long different roofing materials should last:

  • Asphalt shingle roof: 20 years
  • Metal roof: 50 years
  • Slate roof: 100+ years (lifetime)
  • Clay roof: Lifetime
  • Concrete roof: Lifetime
  • Copper roof: Lifetime

How do you know when you need a new roof?

Some of the signs that indicate you need a new roof include cupping, warping and peeling asphalt shingles, as well as cracks on certain shingles. Other warning signs may include:

  • Leakage
  • Exposed nails
  • Missing granules
  • Droopy, sagging roof
  • Moss, mold or fungi growth

A metal roof may need to be replaced when it grows rusty and begins leaking. Tile roofs made of clay, slate or concrete need repairs when cracked. Cleaning and inspecting the roof regularly can help prevent major damage from occurring.

Contact the best roofers near you to inspect, repair or replace your roof.

Do you tip roofers?

It’s not customary or required to tip roofers. This doesn’t mean that you shouldn’t tip, but it is generally not expected. If you do decide to tip, you can give the tip to the foreman or distribute it yourself.

Another idea to show your appreciation is to surprise the crew with coffee, water, snacks, breakfast or lunch when they arrive at the worksite.

Does a roofer need to enter my home?

Generally, a roofer will likely not need to enter your home. The bulk of the work takes place on and around the edges of the roof, where roofing material meets either dormer walls or other structures. So, there is usually no need for person-to-person contact. However, there might be some cases where a roofer needs to enter your home, perhaps to inspect damage or access electrical outlets.

You can take care of any consultation calls using video chats, photos and emails, and payment should take place on virtual platforms. Put together a strategy with any local roofing professionals you contact.

How can I find out if a roofer is considered an essential COVID-19 service provider?

To find out whether a roofer is an essential service provider during the COVID-19 pandemic, start by visiting your state or city’s government website. Local governments are providing up-to-date information for residents during this time.

A national guideline is available on CISA’s website, Identifying Critical Infrastructure During COVID-19. This page addresses 16 different categories of essential infrastructure sectors, but note that not all jurisdictions follow CISA’s definitions of critical infrastructure.

What’s the best way to set up a consultation or an appointment with a roofer during the COVID-19 pandemic?

Because social distancing is important during the COVID-19 pandemic, it’s recommended that you message roofers after narrowing down your choices through an online search of local roofers near you.

Ask if the roofer is willing to conduct an assessment via video chat rather than a traditional site inspection. Additionally, strategize on what other steps you can collectively take to make sure you’re following guidelines on social distancing during this time, including conducting a virtual payment.

This was not a routine roofing project. It involved tearing off three layers of old roofing, the first layer having been installed in 1977. We found extensive water damage and Nicholson Pena was outstanding in replacing the old rotted plyboard with new wood before beginning the new installation. Nicholson Pena went out of their way to make sure that they answered all of our questions we had before and during the installation of a new Decra Shake (stone coated steel roof). They even made sure that the house was protected with Feltex SA 300 during the 10 day construction project. We would recommend Nicholson Pena for any proposed Decra Shake Roofing System project.

Darrin was very helpful throughout this whole process. We had wind damage on Christmas and I sent out some feelers not expecting anyone to give up their holiday to help, Darrin did. He was able to come out and look at our roof the next day. He helped setup and deal with our insurance provider who I didnt end up using but it didnt matter to Darrin he was mainly focused on getting my house back up with the roof and such. I also had solar panels on my roof that they were very helpful with guiding along the proper steps to take to remove them and have the put back on. At the end of the day if I needed to do another roof job or someone I knew needed one I would highly recommend RME services.

I feel very fortunate that I ran across Steve Petersen and his Mountaintop Construction company when it was determined that I would need a new roof on my house as a result of the large May 8, 2017 hail storm in the Denver, Colo. metro areas. Steve got in touch with me almost immediately after he was referred to me by a referral company called Thumbtack. Steve gave me a more than fair quote on price to replace my roof and had no problems with my waiting a couple of months to have the roof done. Steve helped me all the way through the job, coming out to check out my roof and provide me with his estimate within 24 hrs. I am an 81 yr. old Senior and don't always understand everything and Steve was very patient and thorough in explaining everything so that I would understand it all. He checked my insurance adjuster's estimate and his estimate was within the insurance estimate. He ordered the materials for me and was here up early and monitored the roofing crew's work until the job was done. He relieved me of my anxiety and lack of knowledge on all that had to be done, type of material and how much etc. I could not be happier and feel very lucky and fortunate that I had a man like Steve helping me get the new roof done. If I ever need another roof or other work done that his company does, I will not hesitate to call him again and also will refer anyone I know who is looking for a contractor to call Steve and his company, I have no regrets and am sure anyone else would not have any regrets either. There are good companies, and medium companies and poor companies, Steve's Mountaintop Construction Company happens to be an Excellent and Outstanding company in my mind. One of the best of the best.
