Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What type of roof is best for Denver weather?

To withstand Denver’s cold weather, consider installing a metal or slate roof. Metal roofs are energy-efficient because they reflect sunlight, which keeps your house cooler in the summer. If you’re leaning toward installing asphalt shingles, skip organic shingles and choose fiberglass asphalt shingles instead — they’re better at withstanding temperature fluctuations.

When it comes to longevity, metals roofs are known to last up to 50 years, and slate roofs can last even longer. Asphalt roofs, on the other hand, last for about 20 years.

When is the best time to replace or install a roof in Denver?

Denver roofers typically recommend replacing or installing a new roof in either the spring or fall, and avoid scheduling this project for the summer or winter. During the summer, demand (and pricing) tends to be higher, and the weather can reach temperatures that aren’t suitable for roofers. And during the winter, you risk your asphalt shingles becoming brittle and breaking in the cold weather.

If you’re considering replacing or fixing your roof, contact the best Denver roofers today to figure out the best time to schedule your project.

Does adding a new roof increase home values in Denver?

Replacing your roof may increase your home’s value and give it immediate curb appeal. Experts often recommend that if your roof is in dire need of repairs, perform the repairs or replace the roof before you try to sell your home. Furthermore, the Remodeling Impact report found that home sellers recover up to 107% of the value or cost of adding a new roof.

Is it worth it to hire a roofer?

There are several reasons why it’s worth it to hire a professional roofer instead of attempting it yourself. The first is safety. Roofing is inherently dangerous, as a fall from a roof could seriously injure or kill you. Roofers have specialized equipment and training to help prevent accidents.

Next is experience. Roofers know how to spot problems (leaks, missing shingles, moss or mold growth, etc.)  in your roof that could potentially save you from costly repairs down the road.

And finally, roofers save you time by getting the job done quickly and with a high degree of quality.

How do you know when you need a new roof?

Some of the signs that indicate you need a new roof include cupping, warping and peeling asphalt shingles, as well as cracks on certain shingles. Other warning signs may include:

  • Leakage
  • Exposed nails
  • Missing granules
  • Droopy, sagging roof
  • Moss, mold or fungi growth

A metal roof may need to be replaced when it grows rusty and begins leaking. Tile roofs made of clay, slate or concrete need repairs when cracked. Cleaning and inspecting the roof regularly can help prevent major damage from occurring.

Contact the best roofers near you to inspect, repair or replace your roof.

Do you tip roofers?

It’s not customary or required to tip roofers. This doesn’t mean that you shouldn’t tip, but it is generally not expected. If you do decide to tip, you can give the tip to the foreman or distribute it yourself.

Another idea to show your appreciation is to surprise the crew with coffee, water, snacks, breakfast or lunch when they arrive at the worksite.

How do I choose the best roofing contractor?

Choosing a roofer starts by reading reviews online. Compare customer ratings of roofing contractors and companies to identify pros with a good track record of craftsmanship and customer relations. Some reviews may also have photos of completed roofing jobs.

Many states require a license for someone to do roofing work, so make sure the companies you’re considered are licensed. Also, look for contractors and companies with several years of experience.

Before you make your final choice, contact several roofers near you to get free estimates and quotes. Ultimately, choose the roofer that will do high-quality work for a reasonable price.

Does homeowners insurance cover roof replacement?

Homeowners insurance generally covers roof replacement if the roof is damaged by a natural disaster or a sudden accident, according to Investopedia. However, insurance companies often won’t cover roof replacement costs if the roof is older than 20 years. Read your insurance policy to find out what types of roof repairs or damages are covered.

What is the best roofing material?

The best roofing material for your home will depend on your budget and what you’re looking for. If you want a roof that has longevity, consider the following lifespans for different materials:

Roofing material Lifespan
Asphalt 20 years
Metal 40-80 years
Copper 70 years
Clay/Concrete 100+ years
Slate 60-250 years
Simulated Slate 10-35 years

Source: InterNACHI

There are a variety of roofing materials available and appropriate for residential applications. When choosing roofing materials, it's essential to consider the look you want, your budget and the climate in your area.

Asphalt shingles are one of the most popular types of roofing materials because they are affordable and relatively easy to install. They come in various colors and styles designed to last decades if properly maintained. Asphalt shingle roofs also have a higher fire resistance than other roofing materials (like wood shakes), making them an ideal choice for homes in areas prone to wildfires or other natural disasters.

Metal roofs are becoming increasingly popular because they offer superior durability, fire-resistance and energy efficiency compared to traditional asphalt shingle roofs. They are available in various colors and styles, making them a good option if you want more customization options. Metal roofs also require less maintenance than other types of roofing materials.

Tile roofs are an excellent option for homeowners looking for long-term durability and multiple style options. Tile roofs can have great longevity with proper maintenance, making them an ideal choice for those who don’t want to replace their roof too often. Tile roofs typically cost more than asphalt shingle or metal roofs, so if budget is an issue, this might not be the best option for you. Keep in mind that tile roofs are often made out of clay or concrete — both of which are durable.

Slate roofs are known for lasting a lifetime, which means you probably won't have to replace this type of roof. Slate is durable, a curb-appeal booster and a favorite among homeowners. Just keep in mind it can get a bit pricey.

No matter which type of material you choose, make sure that you hire a top-rated professional who knows how to properly install your home's new roof. Search Thumbtack for roofing contractors and companies in your area today.

How long does a roof last?

A roof’s lifespan depends on two major factors: the material and how well the roof was installed. Assuming that the roof is installed properly, here’s how long different roofing materials should last:

  • Asphalt shingle roof: 20 years
  • Metal roof: 50 years
  • Slate roof: 100+ years (lifetime)
  • Clay roof: Lifetime
  • Concrete roof: Lifetime
  • Copper roof: Lifetime

They came out the same day I reached out to them to give me an estimate on some roof repairs. Their quote was very affordable, and they came the next day, right before a big rainstorm to fix my roof so there would be no leaking. I would recommend WTH Roofing to anyone who asked me, and I will definitely call them when I am ready to replace my roof.

Mike and his crew did a great job on our roof. Weather messed with the schedule a little, but Mike was right on top of it and in communication with us so we knew what was going on. On roofing day, the crew had to snowblower the roof clear and they finished in 1 day! Cleaned up after themselves and swept the yard and driveway for nails! We were very happy!

They did a awesome job replacing my house and porch roof. Mike was excellent do deal with, he helped out with the insurance claim and was able to get approval for other line items they forgot to include in their original settlement agreement. He knows the process very well. He was very well priced especially for the quality and professionalism of work. Other bids came in higher than theirs. The roof was complete in about a day from initial tear down to final install. Highly recommend others to use CMS Roofing and Home Maintenance Service for their roofing needs.

Great job, Sonners! I had several roofing contractors come give us a bid on our roof, and Sonners got the call. As the owner of small business, myself,(construction related) I appreciate Daves professional opinions and thourogh and accurate explanations to my many questions regarding both my pitched and flat roof. His crew was prompt, diligent and thorough as well. The roofing project turned out beautifully. We are also considering getting our siding replaced and wouldn't consider calling anyone else besides Sonners when we're ready!

Excellent price and good service before the roof was done. There was a long wait for roof inspection to be completed (due to Denver County inspectors). The communication during that time frame could have been a little bit better as I was often calling for status updates.

Steve arrived on time (early actually)! He was immediately friendly and professional, and I was impressed by his “hands on” approach, as the owner he is present for every job, and works/supervises right along side of his team. Plus, he works in tandem with insurance companies to help streamline the process. After looking at my roof he gave me a quick and HONEST assessment (that the roof is in very good condition). When the roof is ready for replacement I will definitely be calling Steve.

Whole roof replacement: Steve provided an estimate to replace our roof just before the COVID-19 shutdown. When we were allowed to have the projected done, he honored his original estimate and arrived with his team of 8 at 07:30 AM. The old roof was off and the new one installed and all the cleanup completed before 15:00. Everything was done as expected, including the special conditions of installion the new roof under the existing amateur radio antenna mounts. Steve was present the entire time and his team was well coordinated and experienced. All my expectations were met or exceeded. Hire this local business. He and his people are as good as they come.

How much do roofers charge in Denver?

The cost to hire a Denver roofing contractor may depend on your project. To create a personalized cost estimate for you, a roofer may ask the following questions:

  • Do you require roof repairs, basic maintenance or a full roof replacement?
  • How big is your current roof?
  • What’s the pitch and slope?
  • What type of roof do you have? Metal, asphalt, shingle, slate, etc?
  • When do you want your project completed?

The answers to these questions (and many more) will ultimately determine how much a roofer will charge you for their services.

Your contractor will likely need to visit your Denver home and inspect your roof in person. Once the roofer has seen your roof, they should be able to calculate labor, material and equipment costs and send you an updated estimate.

What is a roofing inspection?

A roof inspection is highly recommended for anyone looking for a professional assessment of their roof's condition. It usually involves a full survey, evaluation of construction materials used, condition of the roof's surface, flashing and ventilation systems, as well as signs of any visible damage such as water leaks or broken shingles.

After an inspection, you should know whether your roofing system requires major repairs, maintenance or a replacement.

Signs you need a new roof in Denver.

If you're trying to decide if your Denver home needs a new roof, there are a few signs to look for.

One easy way to know it's time for a replacement is if your slate, metal, asphalt or tile roofing shows significant wear and tear, including waves, buckling, bald patches, discoloration or granular loss. If your roof is old and has been damaged by Denver snow, ice and intense freeze-and-thaw cycles, it may be time to replace your roof. Strong hail storms and heavy loads of snow may have damaged your roof beyond repair over the years.

When in doubt, hire a licensed roofing contractor to inspect your roof. They can professionally assess its condition and present you with your options to fix it. Professional roofers may also provide maintenance services like roof cleaning, which can extend your roof's lifespan and help you avoid expensive repairs down the road.

Whether you have asphalt roofing, metal roofing or shingles, a roofing contractor can help you make necessary upgrades and repairs to your home's roof.

Tips for hiring a roofer.

When searching for a roofer to hire on Thumbtack, utilize these tips:

  • Make sure the roofing contractor you choose has experience inspecting, repairing or replacing Denver-area roofs. They should be licensed, bonded and insured. Doing your research and taking a few extra steps when making this decision can save you from costly repairs in the future (and a ton of headaches).
  • Read their reviews — the good and the bad. On Thumbtack, you can read reviews for Denver roofers.
  • Take a peek at their online portfolios. Many roofers also upload photos of their Denver roofing projects on Thumbtack. These photos can help you get a feel for the roofers’ quality.
  • Ask a lot of questions. For example, you can ask about their specialty, what to expect during the project, how long it will take and more.
  • Check their service area(s). If you live near or around Denver, enter your zip code to ensure you’re seeing roofers who serve your area (RiNo, Washington Park, Capitol Hill, Cherry Creek, etc.). You can also ask Denver roofers if they travel to your suburb or neighborhood.
