It isn't easy trying to choose which construction or roofing company to use when you suddenly find yourself in that 'hurry up or else' situation of needing to replace the roof NOW. After receiving several estimates - and dealing with the 'maybe I can get to it next week' excuses - one company stood out among the rest - Mountaintop Construction. Steve Petersen came to my home in Bellvue, Colorado, within 24-48 hours, which was over 100 miles from his location. He explained to me in simple terms why the shingles looked the way they did, which actually helped save me a ton of money after advising me to have the insurance company come take a look. The job was completed by a friendly crew - and by Steve himself - within a weeks' time. The county came out for the final inspection and the roof passed with no problems. The shingles look beautiful! I would recommend this company and Steve Petersen's crew without hesitation.

I hired Gonzalez Construction to do a complete condo remodel. The job included paint throughout, (walls, doors, trim, ceiling), all new lighting throughout, a complete bathroom remodel, kitchen backsplash, refinish the cabinets, and wood floors throughout. I found Daniel to be professional. He handled any concerns I had throughout completion of the project. I would hire again.

Excellent, outstanding , well crafted, professional and a job well done. That's our description for the second floor, 21 fts. Patio extension he crafted on our house. It blend perfect with the existent patio. The bottom is also flushed and the columns are just the same style. Ryan was not only an excellent carpenter creating an exact extension of our existent patio, he also installed a barn door in our bathroom, installed a sliding door where a window was located, fixed the kitchen top cabinet and provided accurate guidance and advise at every single important decision we had to make in the process. From the moment I met with Mike D'Angelo to discuss a deck replacement on a home I was planning to purchase, I had a pretty strong feeling he was honest, knowledgeable and competent. I since learned he can do pretty much any project from the ground up and he and his crew just finished replacing my marble tile flooring with hardwoods, reconfiguring a 3-way gas fireplace including new stonework and taking out some corner and over-the staircase shelving units. I didn't give him much lead time but he was able to make everything happen within my time frame. He listened carefully to what I was looking for and came up with some great suggestions that I ended up using. He also proved to be a one-stop shop and whatever I thought of doing, he either could get it done or knew someone else who could. I highly recommend using Mike and All Universal. I have already signed up for a painting project and plan to use his services for my deck replacement in the spring.

Did a great job! He usually doesn't do house calls, but did a fantastic job helping me hang some pictures, curtain rods, and lights. He also helped repair my bed frame. He was very prompt and completed all my projects under two hours. I will definitely be using Grayson construction again for any small projects I need done around the house. I highly recommend them!

James and the subcontractors who work with him are all professional and provide the quality of work that one would expect from a larger business but on a more personal level. I would recommend Paraiso Construction. Francisco was easy going and knowledgeable about all areas of the process to finish our basement for us. Pros: Good quality work, job completed as promised, best price compared to three other companies I met with. Cons: The entire project took longer than expected, communications were not the best/my expectations were not managed well. Overall, I would recommend this Eddie for your fence replacement or other small construction job. The end product was done well, workmanship was great, and nobody else could beat the price. Just keep in mind it may take longer than you initially plan.

My husband and I hired Custom Builders LLC (Kaleb) to tear down the half hall staircase leading to the second level of our home and replaced it with a open rail and baluster staircase. Kaleb's responsiveness throughout the job was great. We where kept informed about the timing of when materials would arrive and when each segment of the job would be completed. Kaleb's work is high quality and he kept a very clean work space between each segment of the project. We got very good value for the job. We had done some research about prices before we hired Custom Builders and found Kaleb's price for the job was very reasonable. The timing on completion of each segment of the job was longer than planned. Completion time was double the time that was initially set. There were a number of issues with getting the correct materials from Kaleb's vender. If you are willing to work with a small contractor who does the work himself Kaleb Shultz (Custom Builders LLC) is your guy.

John and Company did a fantastic job reframing the garage door opening. It was done with quality materials and workmanship. We met twice , once to discuss ideas, then right before the project began. He went over into detail with his carpenter over the plans for the final look. The work was completed in a day, and will remain solid beyond my years at the house . Why should you hire a contractor?

Hiring a general contractor is a good idea for many remodeling projects. Home renovation contractors have a broad range of skills to manage, coordinate and complete a project. They should help make sure your project comes in on time and within your budget as they hire and supervise all the necessary subcontractors, including electricians and plumbers. They also handle procuring all the materials required for your job. Some homeowners look to save money by acting as their own contractor, but an experienced home renovation contractor is worth the cost. They should know local building codes, be able to pull all necessary permits, and work with inspectors to make sure the construction meets local codes. Also, because they get professional discounts, they can typically buy materials at a better price than you can; better prices on materials and labor save you money, and make up for at least a percentage of the cost of the contractor.

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.  

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. In some states, contracting licenses are provided at a regional level. You can find links to specific databases on BRB Publications’ Occupational Licensing page. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.
