It isn't easy trying to choose which construction or roofing company to use when you suddenly find yourself in that 'hurry up or else' situation of needing to replace the roof NOW. After receiving several estimates - and dealing with the 'maybe I can get to it next week' excuses - one company stood out among the rest - Mountaintop Construction. Steve Petersen came to my home in Bellvue, Colorado, within 24-48 hours, which was over 100 miles from his location. He explained to me in simple terms why the shingles looked the way they did, which actually helped save me a ton of money after advising me to have the insurance company come take a look. The job was completed by a friendly crew - and by Steve himself - within a weeks' time. The county came out for the final inspection and the roof passed with no problems. The shingles look beautiful! I would recommend this company and Steve Petersen's crew without hesitation.

I worked with VML Exteriors for a number of jobs while remodeling my house. They did they siding, exterior painting, gutters, interior cleaning, and trash removal. Throughout the process they were extremely responsive, honest, respectful, thorough and did not try to squeeze me out of extra money. They gave me reasonable bids for the jobs and stuck with their estimates. Out of all the sub contractors I had working at my house, I had the best experience with VML and will definitely use them for my next remodel, and refer them to my friends and family.

Worked with Greg on an incredibly tight timeline with some special requests for the job. He was the most professional of all the contractors. Manuel and Carlos did fantastic work! Bonnie also was superb in keeping us appraised of the progress. We never once had to chase anyone down or play the games you so often do with contractors. Would absolutely use them again and highly recommend them!

We had our home under contract and the buyer requested a new roof. The week we had contacted Ropa Roofing the big hail storm hit. We had a tight deadline and Brent with Ropa Roofing was amazing. They came in with most competitive bid and they got the work done within 1 week. Came all the way out to Aurora to go over the bid with us. Awesome company, would highly recommend.

David was responsive via email, text and phone, He was very professional and knowledgeable on our roofing needs. We shopped around and David by far was the most competitive! He was also honest and did not try to upsell items that did not need to be replaced. The job was completed on schedule and the job site left spotless! I would highly recommend Tri Star Roofing!

I liked Colorado Pro Roofing starting with the very detailed quote that they prepared on the roofing repair. I also liked the fact that they were willing to handle other non-roofing repairs, eliminating the need for working with another contractor. They did an excellent job all around. I recommend them and would use them again.

Great job, Sonners! I had several roofing contractors come give us a bid on our roof, and Sonners got the call. As the owner of small business, myself,(construction related) I appreciate Daves professional opinions and thourogh and accurate explanations to my many questions regarding both my pitched and flat roof. His crew was prompt, diligent and thorough as well. The roofing project turned out beautifully. We are also considering getting our siding replaced and wouldn't consider calling anyone else besides Sonners when we're ready!

A recent wind storm left my roof in need of repair. Campbell Roofing provided me with a reasonable quote for the repair, and they did a great job on it, and were done pretty quickly. To top it off, unlike some horror stories you hear about shady contractors, Campbell Roofing is honest and dependable every step of the way. I would highly recommend them if you have a roofing or solar project, and I would hire them again myself, should the need arise.

I contacted Thumbtack and requested bids from roofing companies on an insurance claim; 5 company names/contacts were provided. Of those five, only 3 responded and offered to provide an estimate. Of those three, two companies did an estimate from a satellite view. Of the two “satellite-based” estimates, one was $750+ out-of-pocket over what the other one bid. The other bid was completed as a few lines in an informal email, along with “yeah, we can do it – won’t make any money from it but we can always use a good rating.” This was also the company who suggested a ridge vent to replace the turtle vents “as long as you don’t live in a windy area.” The roof was being replaced for wind damage - duh. One contractor came out personally to look at my roof about 1 hour after our phone conversation. Dan Matheny from 1st Priority Roofing sent a written estimate, the company credentials, and the website for the roofing materials that he was proposing. It took about 10 days for the HOA to give their approval, all the while Dan kept in touch with me. By Monday of the following week, the roofing was delivered. By Wednesday afternoon the work was completed to include "code" upgrades that Dan arranged for the insurance to pay for. I am completely satisfied with the performance of 1st Priority Roofing and Sales Manager Dan Matheny. The new roof is beautiful and was zero headache to have done. I would re-use 1st Priority without hesitation and will recommend them in the future.

Top Shelf is everything I'm looking for in a contractor. Transparent, honest, fast, and reasonably priced. This type of work (roofing and exterior work) is full of less than reputable contractors. Travis and his team are the exception. Quality service at a good price. I have and will continue to recommend them to friends and family.

We had Johnson Roofing and Construction repair and paint our patio pergola. From initial quote to finished project, we were impressed by their professionalism and quality of work. They replaced a rotted support beam, adjusted our roof gutter (which had caused the rotted beam in the first place), and then prepped and painted the entire structure. No other contractor even thought to determine the cause of the rot and we believe this will result in our pergola lasting longer than it would have if someone else had done the work. We would not hesitate to recommend them for similar projects.

Replacing anything in your home that is as major as a roof is a big deal. The homeowner's experience will depend completely on the contractor. Mountain Trail was great to work with every step of the way. From the initial estimate to the final inspection, this company responded to all questions, and showed up when they said they would. Would gladly work with them again.

Any Weather Roofing replaced a flat roof on my mother's house. They were kind enough to give a senior discount. The cost was very fair. Communication was excellent. My brother and I were taking care of communication for my mother. The men who installed the roof were polite and quiet. The project turned out to be a little more involved than originally planned for, but it was completed on time with little extra cost to my mother. I have not seen the roof, but my brother said it's beautiful, and passed inspection no problem. We highly recommend using Any Weather Roofing.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a standing seam metal roof?

A standing seam metal roof may be a strong, durable, safe choice when you’re considering metal roofing installation options. A standing seam refers to the raised seam where the sheet metal roofing panels join. Traditionally, shingles and roof panels lie flush to the roof, making them more prone to rust or penetration by water at their seams. In a standing seam metal roof, the raised (or standing) seams run vertically from the roof ridge to the eaves, with no horizontal seams. In addition, the fasteners joining the metal panels together are concealed, providing even fewer opportunities for water or moisture to build up. The cost to install a standing seam metal roof will depend on the type of metal you select, the size of your roof, and the cost of roofing labor in your region. Materials will play a major role in your metal roofing installation costs. If you select standard galvanized steel, the cost per square (100 square feet) might be in the $150-$300 range, while a high-end choice such as copper or zinc could be between $1,000 and $1,500 per square. Here is one example of cost:

  • Standing seam metal roof: $300 per square to start, including materials and labor.
    • A 30-square roof could cost $9,000 or more.

Can a metal roof be installed over shingles?

Metal roofs are durable, environmentally friendly, safe and budget-friendly. If you’re considering an update, metal roofing installation doesn’t have to mean completely removing your old roof. In many cases, metal roofing can be installed over your existing shingles. Research building codes in your state, as many require that after two roofs have been installed, all roofing materials must be completely removed before a third roof can be put on. This protects your home’s structural integrity and your family’s safety. Carefully read contractor reviews and choose someone with extensive experience with metal roofing installation. One concern when installing metal over shingles is that over time, condensation can build on the shingles and cause the metal to rust. This will lead to rust around the panels, making them more likely to come loose in a storm. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000. The wide price range represents different roof sizes, different types of metal, and the cost of labor in different parts of the country — and can also include the cost of removing an old shingle roof prior to installing the metal. As a line item, the average cost of removing an old roof to prepare for installing a new roof, plus adding new roof decking, costs on average about $45-$75 per square (the pro roofer’s term for 100 square feet), depending on the pitch of the roof. Always make sure you have a clearly written contract and a warranty on both the labor and the metal.

How much does it cost for a metal roof?

Metal roofing installation is an attractive option thanks to metal’s long lifespan, hardiness and fire-retardant properties. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000.There are different types of metal roofs, each with their own installation needs and materials costs. Roof size also affects your metal roofing installation costs, as do regional labor rates. Roof size is measured in squares; one square equals 100 square feet. Here are some examples of the average cost for a metal roof:

  • Standard metal roof: $120-$150 per square to start, including materials and labor
    • A 30-square roof (a 3,000-square-foot roof) could cost between $3,600 and $4,500 for a typical three-bedroom home.
  • Snap-Loc metal roof: $200-$225 per square to start, including materials and labor.
    • A 30-square roof could cost $6,000-$6,750.
  • Standing seam metal roof: $300 per square to start, including materials and labor.
    • A 30-square roof could cost $9,000 or more.
  • Tuff-Rib metal roof: $250-$350 per square to start, including materials and labor.
    • A 30-square roof could cost $7,500-$10,500.
  • Mid-range metal roof package, including all accessories: $300-$500 per square.
    • A 30-square roof could cost $9,000-$15,000.
  • High-end metal roof package — such as zinc or copper — and all accessories: $1,000-$1,500 per square.
    • A 30-square roof could cost $30,000-$45,000.
