EBRR property Maintenance Services Company is highly organized. They have scheduling options for customers, I scheduled a phone consultation with Ed Bilo operations manager. He gave a call back and took all project details needed. He also came to my place to share an estimate. Trust my words, the crew is very friendly, experienced and have outstanding knowledge on the job. The price was reasonable and the work is outstanding.

Jose arrived on time at 9am and spent a good 4.5 hours cleaning air duct and dryer vent. The results were impressive and he was very polite and kept me informed during the whole process. Couldn't be happier with the service and highly recommend.

He was on time, worked carefully so as not to get our house dirty. Fair price! Did more than what was expected of him by putting a screen under the drain cover. He also gave us maintenance advise to prevent future clogging. Highly recommended!

Jeff was very professional. He answered all my questions and helped me understand the operation and maintenance of a wood fireplace, with which I had no experience. I needed a chimney inspection and sweep. He found that some minor repairs were needed, as I knew from my home inspection, and he completed the job on the same day at my request.

Griss Maid Services is also a sister company of Baiza Construction both of which I had utilized over the course of a couple years, most recently this month. So far, I have had 5 visits/assignments with Griss Maid Services and Baiza Construction, soon to be 7. The ladies with Griss Maid and the gentlemen with Baiza are exceptional-- extremely polite and professional. With both companies the crew did a wonderful job in a university rowhouse rental where students' hygeine should be required but not guaranteed and thus were a life saver. I have tried other groups such as Merry Maid, the neighbor's regular cleaning lady, etc... but felt they were by far much better. For example, when when vacuuming a room, shoes and stools should not be placed on a bed to vacuum the floor because it dirties the bedding. They are reliable and one does not have to question methods of effective cleaning because they do a thorough job the correct way. I called upon them again not only for organizing and cleaning which they did a fantastic job the first time, but also for building a room enclosure in which they moved a wall and a support beam - knowledge of weight bearing support beams and where to place them is one of their gifts (where most would be apprehensive), installed a shower and vanity to an existing bath, and a new bathroom floor. Their plumbing skills is also another area of gifting esp since all other contractors/plumbers (licensed) are apprehensive to work on historic properties because the plumbing material, layout may have been outdated, so on and so forth. Mr. Guzman is knowledgeable on the historicity of plumbing and knows what will function and what will not. He and the team on both crews possess an inner confidence that exudes from a deep understanding and devotion. In both organizing, cleaning, and building Mr. Guzman and team are problem solvers and get near impossible and/or difficult jobs done (where most say no, it cannot be done) in shorter than expected time and think it was no big feat. I was/and am so pleased with everything- the finished product, the timing and their professional manner and level of skill. I honestly would not call another group unless I absolutely had to because I trust their level of knowledge. They handle every situation so that the outcome turns out wonderfully and beautifully.

Being a single woman you don’t know who to trust. From the time he walked in the door, I could see by how he presented himself in a respectful manner, that he respected my home. He offered to put covers on his shoes whereby he would not track dirt from the outside on my carpet. That morning I had left massages for several companies, who never returned my phone call. EGH services was the only company who responded in a timely manner, and provided excellent service, answering questions that I had. I would recommend and use EGH services, when I have other projects that I need help with.

My highest recommendation to Jon Drew! He replied immediately to my inquiry (on a Sunday afternoon!), and was on his way within the hour. He investigated the problem thoroughly, explained what was needed to repair my serious kitchen drain problem, and then did immaculate and highly effective work to correct it. He even checked the entire pipe system and gave me invaluable information regarding maintenance and future repairs. All this for a ***VERY REASONABLE SERVICE COST***. I am extremely happy with his work, and found him to be both highly professional and quite personable to deal with. He has earned a loyal customer in me, and I will not hesitate to call him for all my home plumbing needs in the future. 5 STARS!!

Eric was super knowledgeable about the services needed and thorough. He gave great explanations for the services and was patient with my questions. His prices and guarantee were super reasonable as well. The only issue I had was that on the day I hired them, apparently one of the workers had an emergency and couldn’t come, which is understandable. However, no one called to let me know and when I called they kept saying they were on their way. Eric later came over and did the job another day, profusely apologized, and gave me a free service, so it worked out. I would just advise that the call center be kept aware of delays and communicate them to the customer. Great job overall!

I had a very positive and productive experience with Dwayne's Superior Lawn. My yard was resembling the Amazon Jungle. Dwayne's Lawn Service responded quickly, scheduled an appointment, and had my yard looking respectable as evidenced by the neighbors smiling and giving me the thumbs up sign. I plan on using this company for regular yard service and highly recommend them to customers seeking lawn service or maintenance!

I originally hired this company for painting work, but ultimately ended up hiring Langway Brothers to prepare the home for the rental market. Mr. Langway and his crew were very professional. When he spotted additional problems, he informed me promptly. He offered a very reasonable rate and was able to meet my very short timeline for completion. I will definitely use Langway Brothers again & I highly recommend them for any of your home maintenance needs!

I own a condo that I rent out and I contracted Kevin to paint two rooms and perform a few maintenance tasks. I chose Kevin partially based on his prices but mostly for his reviews, which proved to be spot on. I found Kevin to be responsive, communicative and very professional. He genuinely cares about the work he does and his client's satisfaction. I consider myself lucky to have found him, as I live abroad and needed someone I could count on whenever I receive maintenance requests from my tenant. There is no task too big or too small for Kevin. I highly recommend him and will continue to contact him in the future.

My wife and I are working professionals with 2 young kids which means we have zero time for anything else. For our rental property, we wanted and needed a property management company that is professional, efficient, resourceful, and, most importantly, provides hassle-free services. Nurith and her team at Next Level Rentals delivered on every mark. They prepped our property, procured the tenant, handled all paperwork, and settled the move-in all within less than 2 months. We are beyond impressed with the services and the results.

Anthony and Monty have been providing lawn care services to me for three years. They're really great with lawns; before them my lawn was a total disaster, but after the first summer of their services my lawn is healthy and beautiful. I'm inclined to say because of Anthony and Monty's knowledge and care of my lawn it's the best lawn on the block. I look forward to seeing them this spring and summer. Their equipment is nicely maintained and their prices are fair, but what you can't put a price on is their honesty and genuine care of their customers. On several occasions they did lawn maintenance and hauling of my extra junk. They're absolutely positively terrific. See before and after photos. Ms. V A Strickland

We are new home owners and so we've had several experiences with Luis. His expertise is top notch. There's been no task too big or small. His work quality is chart topping. He offers advice when necessary, for the job he is doing in a way that is not bossy but that advises regarding the decision you're making (i.e. mounting a Tv or sealing your granite countertops). He is professional every step of the way not to mention punctual. He is reliable, consistent and keeps a clear line of communication. Best of all he brings forth all he has in a trustworthy manner and at a value you truly can't beat. My family contracts Luis for all of our household building and maintenance needs and we recommend his services to others.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What does a property management company do?

Property management companies manage the rental of residential homes, apartments, condos, commercial spaces and retail spaces. Property managers can oversee just a single unit or many properties, whether those sites are inhabited full-time or are vacation rentals. A property management company helps a property owner or landlord find tenants; collects rent; takes care of accounting, property maintenance and repairs; handles on-site management; and manages vacation rental check-in and checkout tasks. Although many property owners or landlords successfully manage their own rental real estate, a property management company can help you handle tenant issues and maintenance problems, especially if you are not located in the same city or state. Most property management companies deal with tenants directly, and their tasks include:

  • Marketing the rental property
  • Collecting rent
  • Handling repair problems
  • Responding to tenant complaints
  • Evicting tenants

A property management company may be a good choice for property owners who have several investment properties, live far away from the rental property, or don’t have time for hands-on management.

How do you find a good handyman?

Finding a good handyman can change your life. Within days, the endless list of insurmountable tasks that were either out of your skill range or impossible to fit into your busy schedule can be completed. If you know you want help but aren’t sure how to hire the right pro, ask these questions to find the right fit:

  • What is your work experience? If you are putting in a tile backsplash, you want someone experienced with the task, not someone who generally does painting and junk removal.
  • How much do you charge? Handymen often charge hourly rates that vary based on the complexity of the task they’re hired to do, as well as flat rates for standard jobs. Be clear about what they’ll charge before you hire them.
    • On that note, discuss payment details. It’s wise not to pay all the money up front, especially for larger projects. You may be able to pay a deposit for materials and pay the remainder upon project completion.
  • How long will the job take you to complete? If the handyman is as busy as you are and a fence repair is going to take months, you should probably find another qualified handyman for the job.

Read client reviews and follow up with references to make sure you’re choosing the right handyman for your projects. For more, check out our tips for smart hiring on Thumbtack.

What does a handyman do?

A handyman is a skilled laborer who provides basic home repairs. Anyone can call themselves a handyman, although most who do so are skilled with repairs and home projects. Reading reviews is a good way to determine their fitness for your job. The tasks a handyman can perform include assembling furniture, painting interiors and exteriors, repairing fences, repairing broken doors or replacing trim, hanging lights, hooking up appliances, and much more. Handymen may have flat fees for certain services, or charge an hourly rate. Handyman rates are often lower than those of a contractor, as they don’t have the same specialization. Some states have no limit on the work a handyman can perform, while others do. For example, California’s Building and Professions Code section 7048 (small operations) permits handymen to provide work similar to that of a contractor (floor installation, painting, etc.) provided the total cost of labor and materials does not exceed $500. A handyman is a great resource for minor home repairs at a lower cost than a licensed contractor, but for more complex projects, it pays to hire a specialized contractor. Why is property management important?

A property management company can be a landlord’s greatest asset. As a neutral third party, the property manager handles the day-to-day operations of a real estate investment, from a single vacation home to a large apartment building or several rental properties. A property management company can be especially helpful to landlords who own several units and can’t manage each of them individually, or those who live too far from their investment properties to meet with renters and oversee maintenance. Property management is particularly important if your rentals are part of an affordable housing program. To receive financial assistance from the government, the landlord must comply with a complicated set of rules; property management companies should have both experience and expertise in complying with the rules specific to each housing program.

How much does a handyman charge?

The national average rate for handyman jobs is $90-$160. A handyman performs general maintenance and repairs for residential and commercial properties. A handyman may charge a flat fee for standard services that take a predictable amount of time, such as installing a new appliance, as well as an hourly rate for larger projects such as digging out and replacing a rotted fence post. A cost-saving strategy when hiring a handyman is to bundle all the tasks you want them to do into one visit to make the most of any minimum service fee. Hourly rates for a handyman can average $50-$100 per hour. Pricing will depend on skill and experience required for the job, as well as regional labor rates. Here are a few examples of average handyman flat rates.

  • Attic ladder replacement: $150.
  • Toilet replacement: $75.
  • Ceiling fan and light fixtures: $75.
  • Faucet replacement: $125.
  • Garbage disposal: $75.
