Q & A

Answers to commonly asked questions from the experts on Thumbtack.

When is the best time to replace or install a new roof in Miami?

If you live in Miami and need to replace your roof, aim to get the project done during the winter. This is when the weather is typically cool enough for roofers to work.

Meanwhile, the summer is typically unbearably hot for roofers, and summer storms or hurricanes may delay your project. Lastly, avoid the springtime, as the rain is too unpredictable in Miami during this time.

Does adding a new roof increase home values in Miami?

In Miami, replacing your roof may boost your home’s curb appeal and increase your home’s value when it comes time to sell.

Home sellers ultimately recover 107% of the cost of new roofing, according to the Remodeling Impact report. Furthermore, 39% of realtors suggested home sellers add a new roof before attempting to sell their homes, and 33% said new roofing helps close sales.

What type of roof is best for Miami weather?

Clay tile is one of the most popular roof types in Miami. This tile is resistant to moisture, pests and fire, and it can withstand the extreme heat and direct sunlight of South Florida’s climate.

Metal, concrete tiles, slate and terracotta tiles are also sound options for your roof. A metal roof reflects sunlight and can help keep your home cool. They are also essentially maintenance-free and last for 50 years or more. Concrete roof tiles are another good choice — they can withstand extreme heat and resist mold, insects and rot.

Is it worth it to hire a roofer?

There are several reasons why it’s worth it to hire a professional roofer instead of attempting it yourself. The first is safety. Roofing is inherently dangerous, as a fall from a roof could seriously injure or kill you. Roofers have specialized equipment and training to help prevent accidents.

Next is experience. Roofers know how to spot problems (leaks, missing shingles, moss or mold growth, etc.)  in your roof that could potentially save you from costly repairs down the road.

And finally, roofers save you time by getting the job done quickly and with a high degree of quality.

How long does a roof last?

A roof’s lifespan depends on two major factors: the material and how well the roof was installed. Assuming that the roof is installed properly, here’s how long different roofing materials should last:

  • Asphalt shingle roof: 20 years
  • Metal roof: 50 years
  • Slate roof: 100+ years (lifetime)
  • Clay roof: Lifetime
  • Concrete roof: Lifetime
  • Copper roof: Lifetime

How do I choose the best roofing contractor?

Choosing a roofer starts by reading reviews online. Compare customer ratings of roofing contractors and companies to identify pros with a good track record of craftsmanship and customer relations. Some reviews may also have photos of completed roofing jobs.

Many states require a license for someone to do roofing work, so make sure the companies you’re considered are licensed. Also, look for contractors and companies with several years of experience.

Before you make your final choice, contact several roofers near you to get free estimates and quotes. Ultimately, choose the roofer that will do high-quality work for a reasonable price.

What is the best roofing material?

The best roofing material for your home will depend on your budget and what you’re looking for. If you want a roof that has longevity, consider the following:

Asphalt Roof

Lasts 20 years

$5 per square foot

Metal Roof

Last 50 years

$10-$18 per square foot

Clay Roof

Last a lifetime

$15-$20 per square foot (for terracotta)

$20 per square foot (for Spanish clay tile)

Concrete Roof

Last a lifetime

$10 per square foot

Slate Roof

Does homeowners insurance cover roof replacement?

Homeowners insurance generally covers roof replacement if the roof is damaged by a natural disaster or a sudden accident, according to Investopedia. However, insurance companies often won’t cover roof replacement costs if the roof is older than 20 years. Read your insurance policy to find out what types of roof repairs or damages are covered.

How do you know when you need a new roof?

Some of the signs that indicate you need a new roof include cupping, warping and peeling asphalt shingles, as well as cracks on certain shingles. Other warning signs may include:

  • Leakage
  • Exposed nails
  • Missing granules
  • Droopy, sagging roof
  • Moss, mold or fungi growth

A metal roof may need to be replaced when it grows rusty and begins leaking. Tile roofs made of clay, slate or concrete need repairs when cracked. Cleaning and inspecting the roof regularly can help prevent major damage from occurring.

Contact the best roofers near you to inspect, repair or replace your roof.

Do you tip roofers?

It’s not customary or required to tip roofers. This doesn’t mean that you shouldn’t tip, but it is generally not expected. If you do decide to tip, you can give the tip to the foreman or distribute it yourself.

Another idea to show your appreciation is to surprise the crew with coffee, water, snacks, breakfast or lunch when they arrive at the worksite.

It was a sincere pleasure to deal with ROOF-MASTERS OF FLORIDA. Roof was repaired very well. 2nd adjacent roof was inspected by my request. No issues found. A phenomenal roofing company!!!

I contracted Rod Guy Roofing to repair a roof leak into a second story bedroom ceiling from my Spanish tile roof. At the same time I needed repair of a small roof "doghouse" over a patio door entryway, repair of a another small decorative roof over a front window, repair of a sagging fascia in a roof corner, repair of additional fascia boards. All repairs required removal of tile, rotted plywood, and installation of new roof in all areas including new Spanish tiles. This was a very difficult job because of time, material acquisition, roof slopes and confined spaces, and multiple roof locations. The Rod Guy roofing crew did a great job overall. The owner called and stopped by the job to make sure I was satisfied with the work. The job site was picked up every night and at the end of the job.

Francisco came out very promptly to fix the problem. Although he advised the problem was not from the roof he was very helpful and did not even charge for his visit even though he took time to come out. I would recommend anyone with roof issues to give Masis Roofing your business.

Do not use this roofing company ! I paid them $1200 to fix a leak in my roof.... months roof is still leaking! I hired this company against my better judgment. He doesn't do the actual work himself... seems he contracts the work out to other roofers. First meeting with the owner... he complained he had a bad back and sent up a drone to take pictures of my roof instead of doing an actual inspection himself. Please, beware.

Skyline roofers did a great quality job with a honest price. I had several roofers respond to my property needing a new roof. Skyline staff was quick in answering all my questions. The roof work just received an excellent on my house appraisal by an independent company. I also have a 2 year warranty on a roof recovery. Thanks again!! Celeste A. Miami Fl

Power Roofing was timely, professional and their work quality was excellent. Robert (and crew leader) advised on different options as to a roof recovery for our detached flat-roof double-garage. (The other companies that called, text and came out when I was looking for bids and quotes did not measure up and didn't discuss other options). The work crew came and did a great job. They were efficient, professional and cleaned up afterwards. I would recommend them for small and large scaled jobs.

Eugene, Dwight, and Jon did a great job on my roof repair. Not only were they responsive, but they went above and beyond on my repair. And they were responsive to my questions after the repair was completed. The best part of it all is that they will give me a discount when I decide to replace the entire roof.

We are very satisfied with the work they did in our roof. Mike and his team were very helpful, they came to our house as soon as possible to fix the leak in our roof, they sent us pictures to show all the steps of their work, and they contacted us afterwards to make sure everything was ok.

These folks did an okay job on the roof, but the process and communication are just awful. They didn’t complete the roof on our front porch, for reasons I still haven’t been able to get from the company, despite it being part of the arrangement with the person who quoted us. They left bags of food garbage from the work crew for more than a week in our driveway; I had to call 7 times to get someone to pick it up. They left ~100 nails, screws, and pieces of roofing material around the perimeter of the house. They left bottles in our trees and open containers of tar on the roof. Weeks later they still haven’t sent me promised photos of the roof attachment, which I need for my insurance and was assured multiple times they had taken. Contractors are busy and their team is friendly, so I’m willing to forgive a lot, but I have honestly never had an experience like this. Look elsewhere, unfortunately.

Francisco gave me a great price for my roof leak. Other roofers wanted double for the same job. Francisco came by on a Friday to evaluate my roof. He explained to me what he needed to do to make the repair and answered all my questions. Then he made the repair on a Tuesday. He also cleaned some of my gutters and pressure washed my roof. Francisco was the best person I’ve had work on my home. 1) He gave a great price. 2) He timely completed the work. 3) He did a great job explaining to me the work he had to do to repair the leak. I will definitely call him again if I have any other work that needs to be done with my roof or gutters.

I strongly recommend Rod Guy Roofing to anyone who needs roof repair. From the very start, he was courteous, prompt and displayed a very high level of expertise. After diagnosing my multiple roofing problems, he provided a very reasonable quote to fix the shoddy work of a much less experienced and qualified roofer. His team was on my roof, carport and chimney the next day to resolve all of my problems. In fact, he even repaired a few extra things that weren't in the quote. It's so hard to find honest and reliable roofers here in South Florida, but Rod Guy is definitely one. There's a reason he has a 5-star rating. He even came back to fix a spot I damaged by stepping on it, without any extra charge.
