We hired LoProstis to assist with a water heater issue in our home. Brian, from LoProstis, called us right away for an initial consultation over the phone, and within an hour, he arrived at our house to explain what went wrong and the course of action needed to repair the water heater. We appreciated his honesty and the accuracy of his quote in order to fix the issue, but more importantly, we appreciated the education that came along with it. Not only did Brian install a new water heater in our home; he also help us to select a reputable brand, based on his recommendation and hauled away the old water heater. He did not compromise on his professionalism to charge a higher fee (given the fact it was a weekend and one of the coldest day of the year), nor use that as an opportunity for a surcharge. It's very rear to find an honest contractor and who's willing to do the right thing, and Brian has both. He exceeded our expectations and got up and running within hours. Master Bathroom remodel done with expertise: demolition, tub, shower, tile, vanity, lights, sink, tile, grout, paint, hardware, faucets, valves. I had a contractor bail on the project, after doing the demolition and building the room (incorrectly). Ron came to the rescue with a professional demeanor, prompt arrival to quote, and explained the work involved. Not only was Ron able to work within the conditions, he reconfigured the other contractor's work to not require a complete demolition again. Ron has a knowledge of building codes and built the bathroom properly, including: reframe shower cubicle, laid concrete backer boards, repaired tub surround, installed tile straight, even, consistent, connected plumbing, electric, fixtures (very heavy stuff, but he handled it well with his colleague). I trusted Ron in my home, with the deposit and he was enjoyable to converse with and let me know in great detail about the project (before performing work). I'm pleased with the results and everything is still working great after 3 months, no leaks and nothing has broken.

We needed to remodel a bathroom, which had not been touched in 35 years and included a leaky toilet leading to a damaged floor. We sought bids on Home Advisor. Two independent contractors responded in addition to Sears. I met with each to describe the project’s goals, namely 1) to repair the damaged floor, 2) to ensure no further leaks from any pipes or the toilet, and 3) to remodel and update the shower, vanity, floor tile and walls. We were really impressed with Bruce Filipiak of Genesis Construction from the very first meeting. It was clear that he understood the scope of the project and had the experience to do the work, while cautioning that the extent of the exact damage was unknown until they floor could be removed. We met with Bruce at least twice more BEFORE we signed any papers – he was willing to advise us as we delved into the details of designing our new bathroom. After resolving all initial issues we signed the contract with Bruce and looked forward to getting started. We expanded the scope of the project a few times on our own and a couple times on Bruce’s advice. For example, we decided that we also wanted to replace an unrelated exterior door and Bruce accommodated that request. We also decided we wanted a built in the wall shelf in the shower, and again Bruce told us he could do it. Bruce agreed to receive the shipment from Menards at our house. Bruce advised us on the potential additional costs when necessary. He found a couple electrical wiring issues that he fixed as well Once the job was started, Genesis Construction worked clean. The downstairs floor path was taped down to protect it, plastic sheeting was put up to minimize dust spread, and the stairway carpet was covered during the workday. Once the bathroom floor was removed Bruce let us know what damage had to be repaired and preceded to fix it. Everyday we marveled at the progress. They started when they said they would and the project finished in a reasonable time. It looks beautiful! When we sat down to settle up at the end of the job, Bruce produced receipts for everything purchased to accomplish the job. We are very happy with not only the work Genesis Construction performed, but also the way he helped us through the process, and letting us know what decisions and choices we needed to make. We definitely recommend Genesis Construction and Bruce Filipiak.

Stayed home from work as I expected him. Calls me 30 mins to an hour before expected arrival and says he can’t come until next week. Need this to be done ASAP and now have to start all over with new contractors. Not happy primarily because I stayed home from work to accommodate his arrival.

Kris helped with repairs and upgrades for everything from dry wall, painting, hardware, installation and more. His work showed exceptional craftsmanship. He was able to make some challenging repairs to correct problems from a prior contractor. After that difficult experience with the other contractor, it was a big relief to have someone so skilled and reliable. He was clear about timing and punctual which was very much appreciated. Besides that, he was just a nice person who seemed to care very much about the quality of his work. I have asked Kris to do additional projects for my home and would highly recommend him.

We had to break our project into 2 phases because of remodeling. They refinished floors in 2 bedrooms, stairs and a hallway. They were here when they said they would be, did quality work and explained very clearly any questions I had. We will be using them for phase 2. One small nit: Some of the stain got onto our walls and baseboards so I had to repaint those. It wasn't a huge deal, but I feel like they could have taped that off so I didn't need to repaint.

Paris and Albert were a great pair to work with. Paris had excellent communication from beginning to end, he explained everything they would do and would need to purchase for the job. They were also accommodating when I asked for additional help with picking up and hanging artwork. I researched a lot of contractors and handyman and they were by far the most reasonably priced. Why should you hire a contractor?

Hiring a general contractor is a good idea for many remodeling projects. Home renovation contractors have a broad range of skills to manage, coordinate and complete a project. They should help make sure your project comes in on time and within your budget as they hire and supervise all the necessary subcontractors, including electricians and plumbers. They also handle procuring all the materials required for your job. Some homeowners look to save money by acting as their own contractor, but an experienced home renovation contractor is worth the cost. They should know local building codes, be able to pull all necessary permits, and work with inspectors to make sure the construction meets local codes. Also, because they get professional discounts, they can typically buy materials at a better price than you can; better prices on materials and labor save you money, and make up for at least a percentage of the cost of the contractor.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

Do I need a contractor for a kitchen remodel?

A kitchen remodel is one of the most important investments you can make in your home, and it’s critical to get the details right; that’s where a home renovation contractor comes in. A minor remodel usually includes new cabinet faces and hardware, replacement appliances, and paint, while an extensive job may enlarge the kitchen’s square footage, install new cabinets or an island, change the layout, and lay new tile or hardwood floors. Any renovation that includes filing permits, construction, or electrical or plumbing work is best completed by an experienced contractor who knows local codes.

How much will it cost to remodel my house?

The cost to remodel a home is highly variable — size and scope of the project, quality of materials, and the number of subcontractors required to complete the job all affect the total cost. The average national cost of a home renovation project is $13,500. The national average per-square-foot cost of a remodel ranges from $25 to $100. Nationally, kitchen and bathroom remodels are the most popular types of projects, in part because they typically have the highest return on investment when the home is sold.
