We hired H&R Roofing to install a new roof on our large three story Victorian home. They also Installed new roof on front porch, installed new siding on three gables, and did some gutter work. Ray was outstanding in communicating details on all aspects of job from the estimate, materials, and scheduling and did so in a timely fashion. My mom is very fussy and has high expectations. She was very pleased with the job and commented that the H&R crew was best group of workers she has ever seen. They arrived early, worked very hard, stayed late and did a fantastic job cleaning up. Another benefit was that Ray was able to provide us with photos of rotten wood that needed to be replaced on the front porch. This was very helpful to see. We had a couple of very minor issues involving a gutter connection and a small piece of gutter that was missing. Ray said he would correct and he did! We were very happy with the work and Ray's professionalism throughout. We highly recommend.

The roof looks great and no more leaks! Justin was very professional and knowledgeable. He answered any questions I had. I would recommend Justin to anybody looking for roofing or exterior renovations!

Erik Kortz and his company are a pleasure to work with. His crew is talented, professional and efficient. Erik is like no other contractor: he listens, provides input and effectively creates solutions. I am pleased to continue my professional relationship with Erik. Too often people comment on public Internet forums with negative commentary. Few take the time to share positive experiences, but with Erik and Stella Home Services: I sincerely can share that I will never hire anyone else but them. Whether it be for something small like furniture construction or elaborate like an entire remodeling. I've hired Erik personally and my company employed him to remodel our entire cafe. This included interior and exterior work, roofing and masonry. I fully endorse Erik.

I sent in my request at midnight and the next day in the morning they were here and said they could actually do three out of three projects where I thought they only could do two out of three projects. They were so nice and did great work very polite and very reasonable Replace basement windows fixed lag bolts under the deck and did some roofing work. I'm selling the house and the new buyer wanted all of this done and for years I've been trying to find someone just to do the basement windows Good people. Good job. Good price. And right on time. What more could you ask for?

Of the five responses that I received for minor roof repair work, Andres was the only one that provided an actual estimate even though I provided ample photographs and details on Thumbtack. The team showed up on time, well prepared to tackle the assignment. The fixes to broken tiles were done so that you could not tell the difference from the original roofing. He also repaired some flashing and nailed down some tiles that were starting to come up without any extra charges. I thought that the price was very reasonable for the work that was done, requiring two people. Very nice guys also!

Pete Sanderson, the principal at Cornerstone Roofing, has done a number of jobs for my wife and me, and has been terrific in all cases. He responded when we had a roof dam during the terrible winter of 2015, to clear the roof of ice and snow. He then was engaged to install heating coils to assure that the roof did not have another roof dam. He also repointed our chimney during the same project. He also served as the project manager to repair the internal damage that resulted from the roof dam and consequent leaks and did an exceptional job of restoring the rooms that were damaged and making the interior of our house exactly as we wanted it. He worked well with our insurance company and delivered the project on time and on budget. We have since engaged Pete and Cornerstone for other projects and have been most please with the results. I am happy to recommend Pete Sanderson and Cornerstone Roofing without hesitation.

Eric was extremely knowledgeable about my minor roofing issues. His estimate of amount of work needed was accurate and his price was very reasonable for my small project. He came on time both to review my project and to do the job. Eric worked diligently and nonstop on the project until it was done. He cleaned up all of debris afterwards and hulled it away. I really appreciate his expertise, workmanship, and professionalism. He’s a great roofer. I will definitely hire him again if I have another roofing job. Thanks Eric, my flashing looks great.

My wife and I would like to extend our gratitude for an excellent vinyl siding and roofing job recently performed on our home. The work crews assigned to both projects were more than professional and appeared to take an enormous pride in their work. As a result, our home is now by far the nicest on the street if not the entire subdivision. No other siding or roofing job even comes close to the one performed on our home by Pratt and Son.

Brett McNamara was a true professional, meeting every need we had in a timely manner. We had a deadline to meet, and he finished several jobs on time and within budget, doing superb work. We are going to hire him to maintain our properties as the needs arise. Not only did he install gutters 3 stories high, he roofed the porch, installed vents, and completed several interior jobs to our satisfaction. He was always punctual and honest, a man you can trust to do the job properly.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a standing seam metal roof?

A standing seam metal roof may be a strong, durable, safe choice when you’re considering metal roofing installation options. A standing seam refers to the raised seam where the sheet metal roofing panels join. Traditionally, shingles and roof panels lie flush to the roof, making them more prone to rust or penetration by water at their seams. In a standing seam metal roof, the raised (or standing) seams run vertically from the roof ridge to the eaves, with no horizontal seams. In addition, the fasteners joining the metal panels together are concealed, providing even fewer opportunities for water or moisture to build up. The cost to install a standing seam metal roof will depend on the type of metal you select, the size of your roof, and the cost of roofing labor in your region. Materials will play a major role in your metal roofing installation costs. If you select standard galvanized steel, the cost per square (100 square feet) might be in the $150-$300 range, while a high-end choice such as copper or zinc could be between $1,000 and $1,500 per square. Here is one example of cost:

  • Standing seam metal roof: $300 per square to start, including materials and labor.
    • A 30-square roof could cost $9,000 or more.

Can a metal roof be installed over shingles?

Metal roofs are durable, environmentally friendly, safe and budget-friendly. If you’re considering an update, metal roofing installation doesn’t have to mean completely removing your old roof. In many cases, metal roofing can be installed over your existing shingles. Research building codes in your state, as many require that after two roofs have been installed, all roofing materials must be completely removed before a third roof can be put on. This protects your home’s structural integrity and your family’s safety. Carefully read contractor reviews and choose someone with extensive experience with metal roofing installation. One concern when installing metal over shingles is that over time, condensation can build on the shingles and cause the metal to rust. This will lead to rust around the panels, making them more likely to come loose in a storm. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000. The wide price range represents different roof sizes, different types of metal, and the cost of labor in different parts of the country — and can also include the cost of removing an old shingle roof prior to installing the metal. As a line item, the average cost of removing an old roof to prepare for installing a new roof, plus adding new roof decking, costs on average about $45-$75 per square (the pro roofer’s term for 100 square feet), depending on the pitch of the roof. Always make sure you have a clearly written contract and a warranty on both the labor and the metal.

How much does it cost for a metal roof?

Metal roofing installation is an attractive option thanks to metal’s long lifespan, hardiness and fire-retardant properties. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000.There are different types of metal roofs, each with their own installation needs and materials costs. Roof size also affects your metal roofing installation costs, as do regional labor rates. Roof size is measured in squares; one square equals 100 square feet. Here are some examples of the average cost for a metal roof:

  • Standard metal roof: $120-$150 per square to start, including materials and labor
    • A 30-square roof (a 3,000-square-foot roof) could cost between $3,600 and $4,500 for a typical three-bedroom home.
  • Snap-Loc metal roof: $200-$225 per square to start, including materials and labor.
    • A 30-square roof could cost $6,000-$6,750.
  • Standing seam metal roof: $300 per square to start, including materials and labor.
    • A 30-square roof could cost $9,000 or more.
  • Tuff-Rib metal roof: $250-$350 per square to start, including materials and labor.
    • A 30-square roof could cost $7,500-$10,500.
  • Mid-range metal roof package, including all accessories: $300-$500 per square.
    • A 30-square roof could cost $9,000-$15,000.
  • High-end metal roof package — such as zinc or copper — and all accessories: $1,000-$1,500 per square.
    • A 30-square roof could cost $30,000-$45,000.
