Martinique F. says, "We had an exceptional experience with The Good Life Company, LLC. They repaired our roof in record time without ever compromising on quality. The crew was professional, pleasant, and incredibly thorough throughout the entire process. What truly stood out was their attention to detail. The team cleaned up completely after themselves, and Michael personally did a final walkthrough to ensure that no materials or debris were left behind—something that gave us total peace of mind. Communication was consistent and clear from beginning to end. We always knew what to expect, which made the entire experience smooth and stress-free. We are beyond pleased with the results and the level of service we received. We would highly recommend The Good Life Company, LLC to anyone in need of roof repair or roofing work. They truly set the standard for excellence."

Sk M. says, "“Bryan from Precision Design and contracting provided us design and build services to open a foyer into a family room along with expanding a basement room and recessed LED lighting in multiple rooms one with high ceiling. This project was challenging because the floor support joints and a HVAC bump out duct came in the way. Bryan took it as a challenge and designed a creative way to make the entry higher by borrowing space from upstairs closets. He used his engineering background to come up with a way to compensate the load bearing of beams. He did the job with professionalism, courtesy and workmanship. He was fair in his price and accepted credit cards. Overall we are quite pleased with his work and we would strongly recommend Bryan for medium to large home remodel/construction projects. “"

Jean Lawson says, "A-Z Home Improvement LLC was our saving goto on a holiday weekend when our condo was flooded from the condo above us! Charolette was at our home within hours of my call. What impressed me most was that she herself pulled up carpeting during her inspection, realized the severity and had a team working the following day to mitigate some of the damage. Charolette pays great attention to detail. She documents with many pictures that help insurance companies pay the bills in full. Her knowledge of the industry also promoted a continued flow of work. For example, she tried to save the floor but knew if it couldnt be that a whole new flooring would need to be picked and had me looking in advance so that I didnt feel time pressured. Charolette was also an EXCELLENT communicator. Sometimes we talked daily and I was always given a comprehensive answer without feeling like I was bothering her. If I didnt call Charlotte, she was sending pictures of what was going on! I felt very informed during the whole rebuild while I couldnt be onsite. I know that her pricing cant be beat because my insurance company had approved her first mitigation invoice saying that was under his threshold. Can I repeat it was a holiday weekend too!! The whole project could have taken 3-4 months for our major rebuild and she completed the job 9 wks. I recommended her to the condo below us that also had water damage and my neighbor used A-Z Home Improvement too! I am very happy with the finished product. I found a fix after she had finished. I thought it might take her a week or two to get back to me. She answered my call and was back to our home within a day. I will Charolette for any future home repairs that we need."

Desire' B. says, "I hired VIP Steemer after another contractor, who was not on Thumbtack, took the first couple of insurance checks and walked off the job. With the way VIP Steemer came in and corrected a very complicated situation for our family, Mr. Iwundu and his team proved to be a God send for us! When VIP Steemer came to the job, the remediation had not been started and water damage and mold were still on walls, cabinetry and flooring. VIP Steemer got to work promptly re-negotiating with insurance companies and starting a proper and thorough remediation. In the middle of the remodel phase, 3 ft. of snow collapsed our roof. Before any further damage could be done to the home, Mr. Iwundu deftly handled the complex insurance problems and quickly repaired damage done by the snow. The remodel was beautiful. The workmanship was excellent. The materials they bought the job far exceeded my expectations. Above all I appreciated the honesty with which Mr. Iwundu and his team dealt with us. Where there were old piping and fixtures that needed replacing, the VIP Steemer team pro-actively identified and fixed problems. They repaired or replaced where it was needed instead of covering up or "patching-over" things that we as homeowners could have easily missed. Because of their thoroughness, honesty, and skill, VIP Steemer took what was a very difficult time for my family and me and helped to make our days a lot brighter! "

FAQs

Answers to commonly asked questions from the experts on Thumbtack.

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.

The cost of building a new deck or porch is $1,500. However, this price can vary depending on a few different factors. The square footage of the space, the type of materials to be used, the intricacy of the project and your specific region can cause the price to fluctuate. To find out how much your new deck will cost, get free estimates from the best deck contractors near you.

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. The construction project manager will be involved in the design phase and work with the architects and the building crew, facilitating a smoother overall process.

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. In some states, contracting licenses are provided at a regional level. You can find links to specific databases on BRB Publications’ Occupational Licensing page. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. For more, check out our tips for smart hiring on Thumbtack.

A contractor license number is proof that your contractor is operating their business legally, that they have the proper documentation required by your state or region, and that they are competent in their area of work (electrical, plumbing, construction, etc.). Licensed contractors should freely advertise their contractor license number. If not, you can request it before considering them for hire. You can also research your contractor using their license number. The database for your state will indicate the field they are licensed to work in; whether they are up to date on insurance, workers’ compensation and bonds; and whether they have any consumer complaints issued against them. If the licensed contractor you are hiring does not have employees, they are not required to carry workers’ compensation. Each state or region will have their own database for licenses, such as the State of Oregon Construction Contractors Board. For more, check out our tips for smart hiring on Thumbtack.

A back deck may (or may not) increase your home’s value or attract potential buyers if you’re looking to sell. According to the Remodeling Impact Report: Outdoor Features, a new wood deck with an estimated construction cost of $10,000 recovered $8,000 for the overall recovery of 80%. Still, 9% of realtors suggested that home sellers should add a new wood deck before putting their home on the market, and 4% said this project has helped closed deals.

The impact of adding a new deck will likely depend on its material (wood, composite, etc.) and where you live. For example, if you live in an area where people rarely spend time outside because of the weather, it’s reasonable to predict that prospective home buyers might not rate a deck highly on their list of must-haves when looking for a new home.

When in doubt, consult with your realtor or a real estate expert to figure out if adding a new deck to your home is the right move to increase your home’s value. If it is, contact the best deck contractors near you to get free estimates and start planning your project.

If you don’t have the skills, experience and qualifications, building a deck may be difficult for you to do on your own.

Structural integrity is key when constructing anything, but especially something you plan to have your family and friends use regularly. The safety of the structure takes careful planning and experience.

Professional contractors have the knowledge to make a safe, beautiful deck for you. They also know the proper permits and insurance required to legally build a new deck or remodel a porch in your city.

When in doubt, contact the best deck contractors near you and start getting free estimates today.

One of the first questions you should ask is whether the contractor has the proper license or insurance. To be a licensed contractor in many states, they must have the experience and knowledge to pass the requirements from your state’s licensing board.

You should also inquire if they have done work related to your specific project. Just because they’re a contractor, that doesn’t mean they’ve built a deck or an addition like yours. Ask for photographs of decks they've built in the past, and go online to read reviews from past clients.

You also need to ask for a free estimate from several contractors so you know how much the project will cost you (and so you can pay the best price).
