Real Property Management Pros is excellent. As a real estate agent with 17 years experience, I regularly interact with local property management firms on behalf of my landlords and rental clients. Management Pros has consistently impressed me as being professional and approachable, from top to bottom. They are extremely competent regarding the legal aspects of leasing and have a smooth, easy-to-use, easy-to-understand tenant portal for making online rental payments or maintenance requests. Marc, in the leasing department, is always honest, quick to answer questions and get paperwork resolved. Mary, in the service department, really cares about the tenant and gets the job done accurately, transparently, and conveniently. Selina, in business development, is passionate about helping real estate agents and landlords develop their business through partnership. I will continue to highly recommend Real Property Management Pros to everyone who needs their services!

We have nothing but wonderful things to say about Trever. When looking for a rental home we saw many options. Trever's properties were in a class above all others. Well maintained, clean and in wonderful neighborhoods. From application to move out (we recently moved out of state), they were professional, caring and accommodating. We would recommend no one else and we will definitely return to him if we end up back in Washington.

Sonya has been helping us with a few rental properties we have. As new landlords, her assistance and insight has been wonderful. She keeps the lines of communication open, and is very helpful if she does not know the answer to a question, she will either find out or find someone I can call who does.

I hired them to manage a house rental while living overseas. They did not charge the high fees charged by realtors but found a renter promptly. They took care of all details in an efficient manner and responded quickly to any questions I had. When the first renter broke the lease, they found a new renter within a week. When a few repairs had to be made, I was worried about being overcharged by expensive contractors, but the property manager kept costs low and reasonable. Highly recommend!

I consider ManageBaltimore to be consummate professionals. Challenged with finding a new property management company to renovate an older property and get it rent ready in the shortest amount of time possible, I was blessed to come across a recommendation for ManageBaltimore. Providing value based estimates and quality workmanship, the professionals at ManageBaltimore were responsive to my needs and tight timeline. My property looks wonderful and has received numerous rent applications. I can't praise ManageBaltimore enough for their outstanding work.

I have owned a rental property in Baltimore City for over 13 years, and ever since I moved to Florida 10 years ago, it has been a major hassle finding someone trustworthy and competent to manage my property. Since hooking up with Kim, I could not be happier. My property is now profitable once again, she is in constant contact with me about every aspect of the property and things are finally running smoothly. She has accomplished more in the past few months than most other management companies could not accomplish for years. Looking forward to a very long and prosperous relationship with Ms. Motta. Highly recommend ANYONE who is looking for property management to give her a call.

Renee was very accommodating I was in a time crunch to move and she made sure that I was able to see and apply for the place and get approved in a very short time. She was very responsive to texts and extended her help even after I had gotten my keys. I feel like I am in good hands now after a horrible housing experience I encountered at my last place.

We had some power washing done and a piece of pvc replaced that had broken off outside. We had a few other items quoted, and the prices were high compared to quotes from more specialized contractors so we passed on those things. However, Brian was responsive, professional, showed up on time, and did what he said for price he quoted.

The staff really pays attention to detail and has made renting my property a painless experience. The rent is paid in a timely manner and I don't have to worry about the details. I would definitely recommend using a property manager for the peace of mind it offers.

I was working with another agent and having poor results. That’s when I went onto Thumbtack and found Stevens Management. I started working with Brandon Stevens and found him to be extremely proactive in scheduling appointments with potential renters. Within a few weeks, our townhome was rented. I enjoy working with Brandon because he is polite, professional and dependable as well as has excellent follow-up skills. These are important qualities when working with an agent remotely. Overall, I have been very pleased with Brandon’s work and would highly recommend his services.

Between 2003 and 2009, we have worked with several property managers including from large reputable firms. However, we always felt that our interest as real estate investors was not really important to them. Dianah and her team helped us resolved this issue by giving us advice on how to maximize our investment and by looking after the property as we would exactly do as owners. We do highly respect and appreciated the professionalism and ethical values displayed by Dianah and her team.

Heather has helped my family on multiple fronts. She has procured multiple qualified applicants for our rental property. I addition she found a property for my mother that checked off every box on her lengthy wish list. Somehow, despite multiple bidders, she closed the deal for under asking price in record time. She is friendly, helpful, and an amazing realtor!

      Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What does a property management company do?

Property management companies manage the rental of residential homes, apartments, condos, commercial spaces and retail spaces. Property managers can oversee just a single unit or many properties, whether those sites are inhabited full-time or are vacation rentals. A property management company helps a property owner or landlord find tenants; collects rent; takes care of accounting, property maintenance and repairs; handles on-site management; and manages vacation rental check-in and checkout tasks. Although many property owners or landlords successfully manage their own rental real estate, a property management company can help you handle tenant issues and maintenance problems, especially if you are not located in the same city or state. Most property management companies deal with tenants directly, and their tasks include:

      • Marketing the rental property
      • Collecting rent
      • Handling repair problems
      • Responding to tenant complaints
      • Evicting tenants

A property management company may be a good choice for property owners who have several investment properties, live far away from the rental property, or don’t have time for hands-on management.

      Why is property management important?

A property management company can be a landlord’s greatest asset. As a neutral third party, the property manager handles the day-to-day operations of a real estate investment, from a single vacation home to a large apartment building or several rental properties. A property management company can be especially helpful to landlords who own several units and can’t manage each of them individually, or those who live too far from their investment properties to meet with renters and oversee maintenance. Property management is particularly important if your rentals are part of an affordable housing program. To receive financial assistance from the government, the landlord must comply with a complicated set of rules; property management companies should have both experience and expertise in complying with the rules specific to each housing program.

Do property managers need to be licensed?

The licensing requirements for property managers vary from state to state, but many states require property managers to have a real estate broker’s license and in some cases be a legal resident of a state. Property management may not be specified in a state real estate statute, but according to the Institute of Real Estate Management their activities may include advertising the availability of a rental property, discussing a property management agreement with an owner, negotiating leases, showing a rental property and collecting rents.
