We are very pleased with our choice of Frank to do the job of putting together and installing our IKEA kitchen. Anyone who has put together IKEA furniture before knows it's quite a task! He is a family-owned business and works wonderfully with his son and wife. It was a pleasure getting to know them, all while watching our kitchen come together! Frank is thorough and precise about his decisions, always making sure we were happy. He saved us a good chunk of money, costing significantly less than the cost of the IKEA installers, while still doing a professional job. Best of all, we created a friendship with him and his family. They were so sweet to our 5 & 2 year old sons and were beyond trustworthy. Sometimes when you hire someone to do work in your home that requires a few days to accomplish, you can't wait to just have it done and have 'strangers' out of your house. I can honestly say that it was hard to say goodbye to him and his family when the job was done. Thank you Frank! We would do it all over again if we had to. We will add photos of the finished kitchen when our backsplash is done later this week!

We had a great experience with Christie's home maintenance! They responded very quickly, were able to fix our problem the day after we contacted them, they did great work, were honest and were affordable. Jon even noticed and fixed some loose shingles on our roof while he was here without charging us. We had a small issue that needed to be fixed a few days after they finished our project and Jon came out the same day I called to make the repair. It's great to find a contractor that is reliable, honest, thorough, and quick to respond and we plan on continuing to contact Christie's home maintenance for any future home repairs we have.

Jose corrected a problem a former contractor (who I will never again allow into my home) improperly performed. The bathroom pedestal lav was only attached to the sheet rock. One small bump was all it took to loosen it. Jose completed the correction with professional results and was very accomodating and friendly. I intend to request his help in the future for never-ending project lists. I highly recommend Jose and suggest you give him serious consideration.

A contractor who arrives as promised, gives a fair and reasonable estimate, then completes work quickly and efficiently is very rare. Nick Gillaspie is that contractor. At my house he repaired and stained a deck, changed out a ceiling fan, hung ceiling medallions, changed chandelier in foyer and hung tapestry and huge wall hanging and left all areas in pristine condition. I would not hesitate to recommend him for any project he wants to tackle.

Jose was the only contractor from Thumbtack that offered to come see the damage before providing a quote. That was a big deal because one of the other contractors gave unrealistic solutions & prices. Also, 2 other guys have accessed the damages and did not know how to repair the wood paneling. Jose, even went above and beyond to replace more than we originally spoke to and explained all the work done. I will definitely hire him again to repaid woodwork.

I worked with both Tina and Joe to begin my process with getting my work done and ended up having Joe come and give me advice that I believe is invaluable. Ben was a pleasure to deal with from beginning to end! We had purchased a home and had the walls, ceiling, trim, doors and mantle painted in the entry way, kitchen, living rm, dining rm, hallway and main bath. His crew did an excellent job on patching the walls first, painting and clean up. The crew was professional and courteous and went above and beyond with a leak in the bathroom sink (That was not on the job list). Andy noticed the pipe under the sink was leaking and went out to his truck to get teflon tape to make the repair and advised us that that would help stop the leak but to replace the p trap. In this day and age it is hard to come by contractors that do the job they are hired for let alone go above and beyond…But that’s just what Ben’s crew did!! The house looks amazing and it was seamless, stress free and done on time! Ben communicates through the entire process and makes you feel like you are his only customer. We also had all the carpets cleaned and they look beautiful! I will definitely be hiring Ben again for other projects and have already recommended him to friends and relatives. Buying a home and doing renovations can be very stressful and Ben made it completely stress free. Hire Ben and his crew and you will not be disappointed!!

Jonathan and his crew did an outstanding job on a fairly complex wall removal and structural support project. Jonathan himself was very professional, responsive and easy to work with. The guys on his crew were knowledgeable, polite and hard working. Pricing was reasonable. The most impressive part was how quickly they got the work done. The job was quoted by other contractors to take at least 2 weeks and Salazar Express got it completely done and cleaned up in 3 days. I will definitely hire them in the future for other remodel jobs on my rental houses.

James Cleaning Service did an awesome job on my rental house turnaround - trash-out, deep cleaning, painting and power washing. The appliances, tubs/showers and outside of the house looked new when they were done. James is very easy to work with, kept me well informed of the progress and was always available by phone. They take a personal pride in their work and very knowledgeable in their field. They go above and beyond what they promise and always seemed to exceed my expectations. All at a reasonable price. Tom provided a competitive bid and followed up during the decision process. He defined the start date and was on time with the supplies necessary to complete the job. We had a 55' privacy fence built andTom finished this in 1 1/2 days. The work was excellent and the cleanup was superb (probably in better condition than when he started). Would definitely recommend this contractor.

Alexander came you house 6:30am to see what type of work we were seeking, we want to install a covered patio. Alexander said he would call us 2:30 in the afternoon.......still a no show.....Alexander you could have called if your were tied up. These contractors pick and chose what job they want to take on. I feel our job wasn't big enough. He should have said so, and we move on.

Why should you hire a contractor?

Hiring a general contractor is a good idea for many remodeling projects. Home renovation contractors have a broad range of skills to manage, coordinate and complete a project. They should help make sure your project comes in on time and within your budget as they hire and supervise all the necessary subcontractors, including electricians and plumbers. They also handle procuring all the materials required for your job. Some homeowners look to save money by acting as their own contractor, but an experienced home renovation contractor is worth the cost. They should know local building codes, be able to pull all necessary permits, and work with inspectors to make sure the construction meets local codes. Also, because they get professional discounts, they can typically buy materials at a better price than you can; better prices on materials and labor save you money, and make up for at least a percentage of the cost of the contractor.

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.  

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone.
